Position Summary The Service Systems Manager owns Super-Sod’s Computerized Maintenance Management System (Limble CMMS), drives data integrity and reporting, controls maintenance costs through analysis of work-order and parts data, and manages key vendor relationships. This is an on-site position with approximately 25% travel. The role does not have direct reports among mechanics or shop personnel. Instead, it partners closely with farm managers and local service teams to improve equipment reliability and total cost of ownership.

  1. Own and administer the Limble CMMS platform, including asset hierarchy, work-order standards, preventive maintenance schedules, parts data, user permissions, and system configuration.
  2. Ensure data integrity and drive consistent use of the CMMS across all farm locations; train and coach local teams on proper work-order entry, coding, and close-out practices.
  3. Analyze CMMS data to track maintenance costs, identify high-cost assets or recurring failures, measure planned vs. reactive work ratios, and produce actionable reports and dashboards for management.
  4. Analyze individual and aggregate repair costs to determine the most cost-effective approach — whether work should be performed in-house or subcontracted — and select the appropriate vendor when outsourcing is the better option.
  5. Control and optimize equipment maintenance spend by reviewing invoices, monitoring budget performance, recommending repair-vs-replace decisions, and identifying cost-saving opportunities.
  6. Manage vendor relationships for parts, service agreements, warranties, and specialized repairs; negotiate contracts, evaluate performance, and ensure compliance with service levels.
  7. Maintain equipment warranties, records, licenses, inspections, service agreements, and contracts in collaboration with Accounting, HR, and Logistics.
  8. Provide recommendations for new equipment purchases and capital planning based on lifecycle cost data from the CMMS.
  9. Coordinate with farm managers and supervisors on maintenance priorities and scheduling needs while supporting (not directing) local execution.
  10. Collaborate with management staff to prepare, implement, and monitor the maintenance/equipment budget.
  11. Perform other related duties as assigned.

Competencies

  1. Strong analytical skills with the ability to turn CMMS data into cost insights and recommendations, including the judgment to decide when repairs should be performed in-house versus subcontracted and which vendor offers the best value.
  2. Experience administering or heavily using a CMMS (Limble preferred; other platforms acceptable).
  3. Mechanically inclined with solid understanding of heavy/farm equipment maintenance practices.
  4. Ability to influence and train others without direct authority.
  5. Proficient with Microsoft Office Suite (especially Excel) and comfortable building reports and dashboards.
  6. Strong vendor management, cost comparison, and basic contract/negotiation skills.

Supervisory Responsibilities None. This role influences and supports local equipment and facilities teams but does not have direct reports among mechanics or shop staff.

Work Environment This is an on-site position based at a Super-Sod farm location, with approximately 25% travel to other farm sites, vendors, and related meetings. The role involves exposure to direct sunlight and weather, heavy-duty equipment (forklifts, tractors, implements), fumes or airborne particles, moving mechanical parts, vibration, and elevated noise levels.

Physical Demands Ability to walk farm sites, occasionally climb on or inspect equipment, stoop, kneel, or crouch, and lift and/or move up to 50 pounds. Specific vision abilities required include close vision, distance vision, color vision, peripheral vision, depth perception, and ability to adjust focus. Full range of motion of arms and legs and good manual dexterity, coordination, and stamina are required.

Typical / Expected Hours of Work This is a full-time position. Days and hours can change at the discretion of the COO. Typical hours are Monday–Friday, with flexibility to accommodate farm operational needs and travel.

Travel Requires approximately 25% travel.

Required Education and Experience

  1. 3+ years of experience in equipment/facilities maintenance, CMMS administration, maintenance planning, cost analysis, or related work (agriculture, construction, fleet, or industrial preferred).
  2. Associate degree in a mechanical, industrial, or related field required; Bachelor’s degree preferred.
  3. Previous experience with farm or heavy equipment maintenance strongly preferred.
  4. Demonstrated experience extracting and analyzing cost and utilization data from a CMMS.
  5. Bilingual skills are desired but not required.
  6. Must be 18 years of age or older.
  7. Pre-employment drug screening required.

General Salary Range
$1,200$1,500 USD
