Every single day, the creativity, dedication and genuine care for our communities are what push us forward and make this a truly special place to be.

The Senior Manager, Operations Finance provides portfolio-wide financial leadership, planning, analysis, and decision support for the Facilities Operations organization. The role is a finance business partner to Facilities Operations leadership for forecasting, budgeting, monthly reporting, and performance analysis, and long-range planning across the QTS operating portfolio.

This position focuses on enterprise and portfolio-level operating performance rather than ownership of individual assets. The Senior Manager will connect operational activity, staffing, maintenance, utilities, vendor programs, and other cost drivers to financial outcomes; improve forecast accuracy and transparency; and provide clear recommendations to support informed operating and investment decisions.

What You Will Do: (Job Responsibilities)

Management Reporting and Performance Analysis

·       Prepare monthly, quarterly, and annual reporting for Facilities Operations, Asset Management, Finance leadership, and other senior stakeholders.

·       Partner with Accounting to analyze actual performance against budget and forecast, isolate key business drivers, and provide concise explanations of material variances.

·       Develop portfolio-level dashboards, scorecards, and key performance indicators that connect operational activity to financial performance.

·       Assess trends in labor, repair and maintenance, utilities, security, national contracts, managed services, and other operating cost categories.

·       Improve the timeliness, consistency, and executive readiness of Facilities Operations financial reporting.

Strategic Analysis and Decision Support

·       Build business cases, scenario analyses, and sensitivity models for major portfolio level operational initiatives, vendor programs, organizational investments, and cost-efficiency opportunities.

·       Evaluate financial returns, portfolio impact, implementation risks, and measurable benefits associated with proposed operating initiatives.

·       Support contract and sourcing decisions by helping validate baselines, savings assumptions, cost avoidance, and forecast implications.

·       Provide financial insights that support operating model, resource prioritization, and portfolio growth decisions.

·       Present findings and recommendations clearly to senior Finance and Operations leaders.

Process Improvement, Governance and Controls

·       Standardize portfolio-wide budgeting, forecasting, reporting, and variance-analysis processes for Facilities Operations.

·       Partner with Accounting to align management reporting with recorded results and resolve classification, accrual, timing, and data-quality issues.

·       Develop clear governance, approval pathways, documentation standards, and ownership expectations for significant operating initiatives and financial commitments.

·       Identify opportunities to automate recurring analysis and reporting through planning systems and other enterprise tools.

·       Maintain effective documentation, internal controls, and audit-ready support for key financial assumptions and reporting outputs.

Leadership Expectations

·       Lead cross-functional work through influence, clear communication, and disciplined follow-through.

·       Build trusted relationships with executives, operating leaders, and finance partners across a geographically distributed portfolio.

·       Develop scalable processes and tools that can support continued portfolio growth and increasing organizational complexity.

·       Model sound judgment, ownership, accountability, confidentiality, and a continuous-improvement mindset.

·       Provide coaching and support to analysts or other team members assigned to Operations Finance initiatives, as applicable.   Other duties as assigned.

What You Will Need to Be Successful:  (Required Qualifications, Education, Experience, Certifications)

·       Bachelor's degree in Finance, Accounting, Economics, Business Administration, or a related field.

·       At least 8 years of progressive experience in financial planning and analysis, operations finance, corporate finance, asset management, or a related discipline.

·       Demonstrated experience leading budgeting, forecasting, management reporting, variance analysis, and financial modeling processes.

·       Experience partnering directly with operational or functional leaders and converting business activity into financial insights and recommendations.

·       Advanced proficiency in Microsoft Excel and experience working with enterprise financial, planning, and reporting systems.

·       Strong executive communication, presentation, and stakeholder-management skills.

·       Ability to manage multiple priorities, operate effectively with incomplete information, and deliver high-quality work in a fast-paced environment.

Nice to Have: (Preferred Qualifications, Education, Experience, Certifications)

·       MBA, CPA, CFA, or other relevant advanced degree or professional credential.

·       Experience in data centers, real estate, infrastructure, energy, utilities, industrial operations, or another asset-intensive business.

·       Experience supporting a large, rapidly growing, and geographically distributed operating organization.

·       Proficiency with Power BI or similar business-intelligence tools and experience improving or automating financial reporting processes.

·       Experience evaluating vendor programs, service contracts, staffing models, operating efficiencies, and portfolio-level cost drivers.

 Other Key Skills: (KSAs)

·       Ability to work in an agile fast passed environment.
