ผู้ช่วยดูแลอาคาร ต้องมีคุณสมบัติพิเศษ เป็น จป. วิชาชีพ

(Assistant Building Superintendent)

หน้าที่และความรับผิดชอบ

• ตรวจอาคารในพื้นที่ส่วนกลาง และบริเวณโดยรอบ เรื่องความสะอาด สวน วัตถุต้องสงสัย และบุคคลต้องสงสัย
• แก้ไขปัญหาเฉพาะหน้าต่างๆ
• ควบคุมและตรวจสอบการทำงานของพนักงานรักษาความสะอาด พนักงานรักษาความปลอดภัย และตรวจสอบการเดินตรวจพื้นที่อาคารโดยระบบมอร์สของเจ้าหน้าที่รักษาความปลอดภัย
• รับเรื่องจากผู้เช่าหรือผู้รับบริการในเรื่องต่างๆ รวมทั้งการขอรับบริการระบบปรับอากาศล่วงเวลา ประสานงานแจ้งธุรการฝ่ายช่าง เพื่อลงบันทึกในแบบฟอร์ม
• ร่วมตรวจสอบจุดที่มีการแจ้งเหตุ (ทีมสำรวจ) หากมีผู้แจ้งเหตุหรือระบบ fire alarm ทำงาน
•  ดูแลและจัดสถานที่ในการประชุมหรือสัมมนาต่างๆ ในอาคาร เช่น งานทำบุญประจำปี ซ้อมอพยพหนีไฟ
• ร่วมตรวจสอบการเข้า - ออกภายในอาคารของพนักงานหรือลูกจ้างของผู้เช่าหรือผู้รับบริการ  และผู้มาติดต่อในยามวิกาล
• ดูแลความปลอดภัยของผู้เช่า และ/หรือผู้รับบริการที่คงค้างอยู่ในอาคาร และควบคุมการตรวจสอบรถยนต์ที่จอดค้างคืนในอาคาร   
• ตรวจสอบผู้รับเหมาที่คงค้างอยู่ในอาคาร และควบคุมให้ผู้รับเหมาปฎิบัติตามระเบียบที่กำหนดไว้
• ดูแลทรัพย์สินของอาคารให้อยู่ในสภาพดีอยู่เสมอ หากตรวจสอบพบความชำรุดเสียหาย ให้ประสานงานแจ้งฝ่ายที่เกี่ยวข้องเพื่อเข้าตรวจสอบ แก้ไข
• รายงานเหตุการณ์ต่างๆ ให้ผู้บังคับบัญชารับทราบ
• ปฎิบัติงานตามที่ได้รับมอบหมายจากผู้ดูแลอาคารและผู้จัดการอาคาร
• บันทึกรายงานประจำวันและสรุปเหตุการณ์
• ประสานงานและแจ้งข้อมูลการชำรุดเสียหายที่เกี่ยวข้องกับงานวิศวกรรมให้ฝ่ายวิศวกรรมดำเนินการ
• สรุปข้อมูลเวลา เปิด-ปิด ร้านค้า และข้อมูลการดูพื้นที่ว่าง นำส่งฝ่ายการตลาด
• สรุปงานประจำเดือนในส่วนที่เกี่ยวข้องกับการดูแลอาคารในระบบ PRISM เช่น พนักงานรักษาความสะอาด พนักงานรักษาความปลอดภัย พนักงานดูแลสวน ฯลฯ
• ร่างเอกสาร MEMO รวมถึง จัดทำเอกสารต่างๆ ของฝ่ายอาคาร
• เข้าร่วมการรวมแถวชองเจ้าหน้าที่รักษาความปลอดภัยเพื่ออัพเดตข้อมูล แจ้งงานและเหตุการณ์ต่างๆ ประจำวัน
• จัดการประชุมร่วมกับบริษัทผู้ให้บริการภายนอกประจำสัปดาห์พร้อมทำรายงานสรุปปัญหาและแนวทางแก้ไขปัญหาต่างๆ ที่เกิดขึ้น
