Reporting To
India Project Director - PDS and Client Project Executive
Role Purpose
Lead the end-to-end delivery of assigned capital projects, ensuring compliance with approved scope, schedule, budget, quality, safety and commercial requirements. The role supports the Client Project Executive and India PDS Director, serves as the primary client contact, manages the regional capital budget, and coordinates all internal and external project stakeholders.
Key Responsibilities
1. Project Leadership and Governance
• Own project delivery from initiation, planning and design through procurement, construction, commissioning, handover and closeout.
• Establish project objectives, execution plans, governance, roles, reporting lines, communication protocols, milestones and working procedures.
• Lead project meetings, track decisions and actions, manage priorities across multiple initiatives, and provide direction and coaching to project team members.
2. Client and Stakeholder Management
• Act as the single point of contact for the client and understand business objectives, requirements, constraints and expectations.
• Build effective relationships with senior leaders, consultants, architects, engineers, contractors, vendors and internal teams.
• Maintain stakeholder alignment, communicate project status clearly, and escalate critical issues with practical recommendations and resolution plans.
3. Planning, Design and Procurement
• Develop and maintain project schedules, milestone plans, procurement programmes and resource plans; monitor critical paths, approvals, long-lead items and material deliveries.
• Coordinate and review drawings, specifications and technical submissions for completeness, coordination, constructability and compliance; resolve design gaps and support value engineering.
• Manage pre-construction activities, tender documentation, bid evaluation, vendor selection, statutory approvals, permits and inspections.
4. Contract, Change and Commercial Management
• Administer consultant, contractor and vendor contracts, including obligations, notices, claims, variations, extensions of time, change orders and performance reviews.
• Manage budgets, cost plans, commitments, expenditures, accruals, invoices, forecasts, cash flows, payment cycles and revenue tracking in JLL and client systems.
• Prepare cost and variance reports, identify potential overruns, certify bills against verified progress, resolve financial discrepancies, and complete final reconciliation at closeout.
5. Construction, Quality and Safety
• Monitor construction through site visits, inspections, progress reviews and coordination meetings; verify compliance with approved drawings, specifications and contractual requirements.
• Coordinate site activities across design, procurement, construction and commissioning teams while monitoring workmanship, material quality, productivity and resource deployment.
• Implement QA/QC and health, safety, environmental and statutory controls; track observations, non-conformances, defects and corrective actions through closure.
6. Risk, Reporting and Information Control
• Maintain risk and issue registers, assign owners, develop mitigation and recovery plans, monitor residual exposure and escalate high-impact matters promptly.
• Prepare accurate daily, weekly and monthly reports covering progress, milestones, cost, cash flow, procurement, quality, safety, risks, issues and upcoming priorities.
• Maintain reliable project data in AdaptiveWork and other systems, including workplans, budgets, risks, actions, decisions, changes, approvals and meeting minutes.
• Maintain complete and auditable project records, including contracts, drawings, specifications, permits, correspondence, reports, checklists and approvals.
7. Commissioning, Handover and Closeout
• Plan and coordinate testing, commissioning, inspections, snagging, final acceptance and closure of all outstanding works.
• Manage submission and approval of as-built drawings, O&M manuals, warranties, test certificates, training records, completion certificates and statutory documentation.
• Support final account settlement, financial reconciliation, contract closure, lessons learned and a structured transition to the client or operations team.
Required Qualifications and Experience
• Graduate degree in Civil, Electrical or Mechanical Engineering, Architecture (B.Arch.), or a related discipline.
• 9-12 years of relevant experience in project management or project management consultancy, with strong end-to-end delivery experience.
• Experience in corporate interior fit-outs, commercial buildings or capital works; MEP experience is preferred, with the ability to manage C&I projects.
• Demonstrated capability in planning, design coordination, procurement, tendering, contract administration, construction monitoring, cost control, risk management and closeout.
• Experience managing multiple projects, budgets, cash flows, invoices, commitments, consultants, contractors, subcontractors and vendors.
• Working knowledge of AdaptiveWork or comparable project management platforms, project reporting portals and Microsoft Office.
