The Manager, National Construction reports to the Director of National Construction and provides balanced support across the department’s three core functions: Regional Construction Support, National Construction Strategy, and Transactional Support. The role coordinates projects, information, stakeholders, and follow-up activities; supports consistent implementation of national processes and programs; and helps regional and transaction teams address construction, capital, data, and execution needs.

This position is designed as a hands-on project management and coordination role. The Manager will independently advance assigned workstreams, analyze information, prepare clear recommendations, and escalate material risks or decisions to the Director as appropriate.

RESPONSIBILITIES:

Regional Construction Support

• Support regional construction teams with budgeting, project planning, tracking, reporting, execution, and closeout activities.
• Coordinate follow-up on project schedules, capital forecasts, commitments, data quality, and other recurring regional construction requirements.
• Assist with complex or higher-risk building conditions by organizing reviews, gathering information, coordinating specialists, and documenting recommended next steps.
• Help regional teams implement national policies, procedures, templates, systems, reporting standards, and capital programs.
• Prepare communications, guidance, presentations, and training materials for regional teams and property management stakeholders.
• Track regional questions, issues, and action items; resolve assigned matters and elevate significant budget, schedule, technical, or execution risks to the Director.
• Facilitate best-practice sharing and consistent use of approved construction tools, workflows, and documentation.

National Construction Strategy and Initiatives

• Support capital planning, budgeting, data collection, reporting, and portfolio-level construction analyses.
• Coordinate assigned national programs and special projects from planning through implementation, including goals, schedules, deliverables, stakeholder communication, and closeout.
• Assist with development and maintenance of construction policies, SOPs, templates, checklists, training, and governance documentation.
• Help identify process, reporting, data, and technology improvement opportunities and support the design, testing, communication, training, and adoption of solutions.
• Analyze project volume, workload, capital information, and recurring issues to support department priorities and resource planning.
• Work with Integrated Services, FP&A, Operations, Asset Management, Leasing, Finance, Legal, and other stakeholders on cross-functional initiatives.
• Prepare leadership updates, dashboards, presentations, and recommendations related to national programs and construction performance.

Transactional Support

• Support National Construction activities for acquisitions, refinancings, dispositions, joint ventures, and other transactions.
• Organize transaction requirements, schedules, consultant deliverables, site visits, reports, open items, documentation, and internal follow-up.
• Coordinate with regional construction teams, transaction stakeholders, joint venture partners, lenders, and third-party consultants.
• Review and summarize PCAs, roof reports, engineering studies, building-system assessments, and other technical documents, with guidance from the Director or senior team members.
• Assist with identification of deferred maintenance, immediate repairs, long-term capital needs, physical risks, and execution considerations.
• Support preliminary capital estimates, risk summaries, decision materials, and communication of findings to internal stakeholders.
• Assist with post-closing handoffs, project and job setup, transfer of technical information, and tracking of open diligence items.
• Support organized recordkeeping and continuous improvement of transaction templates, checklists, consultant standards, and workflows.

Core Project Management Expectations

• Organize, plan, execute, monitor, and close assigned projects and initiatives.
• Define objectives, roles, milestones, and deliverables and communicate status clearly to stakeholders.
• Manage multiple workstreams and deadlines while maintaining accurate records and timely follow-up.
• Anticipate operational risks, develop practical solutions, and escalate issues at the appropriate time.
• Build productive working relationships across regional teams, corporate departments, consultants, and vendors.
• Take ownership of assigned responsibilities while remaining flexible as department priorities and workload shift.

QUALIFICATIONS:

• Bachelor’s degree in Construction Management, Engineering, Architecture, Real Estate, Business, or a related field preferred.
• Minimum of 5 years of experience in construction management, commercial real estate, project management, due diligence, capital planning, or a related field.
• Demonstrated ability to coordinate projects involving multiple stakeholders, consultants, deliverables, and deadlines.
• Working knowledge of commercial or industrial construction, building systems, capital projects, budgeting, and project controls.
• Ability to review technical and financial information, identify key issues, and communicate clear findings and recommended next steps.
• Strong analytical, organizational, problem-solving, written communication, and presentation skills.
• Ability to work independently on assigned tasks, exercise sound judgment, and recognize when escalation is required.
• Ability to travel as needed, including occasional short-notice or more frequent travel based on transaction and business activity.
• Proficiency in Microsoft 365 applications; experience with Yardi, Bluebeam, Power BI, Salesforce, or similar platforms is a plus.
• Ability to learn new systems and processes and work effectively in a dynamic, deadline-driven environment.

Preferred Experience

• Industrial or logistics real estate, multi-site portfolios, or institutional commercial real estate.
• Capital planning, construction reporting, process improvement, training, or technology implementation.
• Acquisition, refinance, disposition, or property-condition due diligence support.
• Coordination of engineers, PCA providers, roof consultants, contractors, or other technical vendors.
• Preparation of capital summaries, project updates, reports, and presentations for varied audiences.
