Part-Time Maintenance Technician

Location: Columbus, Ohio
Schedule: Part-time, 20 hours per week
Regular Hours: Monday through Friday, 10:00 a.m.–2:00 p.m.
Additional Requirement: On-call availability

Position Overview

A well-established residential property management organization is seeking a dependable and skilled Maintenance Technician for an apartment community in Columbus, Ohio.

The Maintenance Technician will help maintain a safe, clean, and comfortable living environment by completing preventive maintenance, responding to service requests, troubleshooting equipment, and performing general repairs.

On-Call Requirement

This position requires availability for on-call duties outside regularly scheduled hours, including evenings, weekends, and holidays, to respond to maintenance emergencies as needed. A monthly mobile phone allowance is provided.

Key Responsibilities

• Perform routine and preventive maintenance on HVAC, plumbing, electrical, and other building systems.
• Diagnose and complete maintenance repairs accurately and promptly.
• Respond professionally to resident service requests and maintenance emergencies.
• Maintain interior and exterior common areas to ensure safety, cleanliness, and proper appearance.
• Complete minor carpentry, painting, drywall, appliance, and general building repairs.
• Assist with apartment turnovers, inspections, and property improvement projects.
• Support or mentor other maintenance team members when applicable.
• Monitor supplies and equipment and assist with inventory management.
• Maintain accurate maintenance records, work orders, and reports.
• Follow all applicable safety procedures, building codes, and company policies.

Qualifications

• High school diploma or equivalent required; technical or vocational training preferred.
• At least one to two years of residential, multifamily, or apartment maintenance experience.
• Working knowledge of HVAC, plumbing, electrical, carpentry, appliance repair, and general building maintenance.
• Strong troubleshooting, time-management, and communication skills.
• Ability to work independently and respond appropriately to urgent maintenance needs.
• HVAC, OSHA, or other relevant certifications are preferred but not required.
• Valid driver’s license required.
• Ability to participate in the required on-call schedule.
