Lendlease Singapore is currently searching for an experienced Lease Compliance and Admin Manager, responsible for overseeing the lease management across the property portfolio while ensuring the lease documentations adhere and complies to Singapore’s Council for Estate Agencies (CEA) regulations.

Responsibilities:

• Manage end-to end lease administration activities including:
  • Preparation, review and execution of Letter of Offer, Lease Agreement, Renewals Variations and Terminations
  • Accurate maintenance of lease records, abstracts and documentation systems
  • All other related documents that constitute the standard lease documentation including ancillary documentation.
• Conducts quality checks to ensure compliance with Asset, Company and legislative requirements.
• Track critical lease milestones such as; Expiries, renewal options, rent reviews and escalation clauses
• Carries out lease negotiations which includes liaising with external council and internal legal during these negotiations
• Assists in the preparation of Leasing reports and presentations
• Oversee and maintain proper leasing documentation for all leasing transactions and ensuring timely return of these documents and required payments
• Follow up to ensure timely collection of related documentation in relation to a leasing document i.e. Security Deposit, Giro form, Tenant’s Contact List, etc.
• Coverage of leasing functions as and when necessary
• Ensure compliance with internal lease policies and audit requirements

Requirements:

• Relevant tertiary qualifications in business, commerce, property management, and/or law.
• Minimum 5–10 years of experience in lease administration, property management, or real estate compliance
• Strong knowledge of Commercial/Retail leasing practices and Singapore property regulations and CEA requirements
  - Strong understanding of lease contracts and legal terminology
  - Knowledge of CEA regulatory requirements and compliance frameworks
• Communication, analytical and organising skills, including the ability to liaise with varied stakeholder groups and prepare sound business reports.
• Possess relevant lease admin experience
• Experience working with lease management systems and sanctions screening programs
