Position Summary

Blackstone’s Corporate Real Estate Group is seeking an experienced, collaborative, and high-performing Assistant Facilities Manager (AFM) to support the Head of Facilities -AMER in managing the Berkeley Heights NJ office. This position will play a critical role in overseeing daily operations, managing third-party service providers, delivering an exceptional employee experience, and embedding sustainability and cost-efficiency into every aspect of facility operations. The AFM will be a trusted execution partner, ensuring Blackstone’s space operates with precision, agility, and foresight, while reflecting the firm’s high standards for service, performance, and innovation.

Key Responsibilities

Integrated Facilities Management (IFM) Oversight

• - Act as a point of contact for Blackstone’s IFM service provider, driving accountability, issue resolution, and service excellence.
• - Monitor and escalate service delivery risks, coordinate approvals for change orders, and maintain detailed documentation and audit trails.

Operational Excellence

• - Oversee core facilities operations including HVAC, electrical, plumbing, janitorial, lighting, fire/life safety, and minor repair projects.
• - Involvement in the facilities-related, operational aspects of office expansion, reviewing draft plans with a critical eye towards the physical location of equipment to be maintained, ensuring access for PM’s and repairs.
• - Ensure timely and complete closure of work orders in the CMMS (Corrigo), tracking trends and root causes for continuous improvement.
• - Periodic review of established vendor scopes and onsite work schedules to maximize efficiency and minimize disruption to employees and executive operations.

Sustainability & ESG Integration

• - Partner with Head of Facilities and Sustainability to implement sustainability-focused operational strategies.
• - Track and report energy, water, and waste performance metrics; identify cost-effective sustainability initiatives (e.g., LED upgrades, waste diversion programs, IAQ improvements).
• - Support WELL and LEED-related maintenance efforts and promote employee engagement with workplace wellness and environmental programs.

Workplace Experience & Hospitality Support

• - Help deliver a premium employee experience in partnership with office services, IT, and workplace teams.
• - Ensure meeting rooms, pantries, restrooms, and public areas are pristine, well-stocked, and tech-ready at all times.
• - Provide hands-on coordination for special events, office moves, and executive visits with a white-glove mindset.

Facilities Support

• - Assist with renewal process for all third-party vendors requiring physical access to BX premises, submitting in Workday for access extension or termination.
• - Assist with IDF access request approvals for third party vendors
• - Identify and implement cost savings opportunities without compromising service quality or asset performance.

Risk Management & Regulatory Compliance

• - Maintain documentation to support internal audits, compliance requirements, and emergency preparedness.
• - Assist with inspections and reporting related to OSHA and local code requirements.
• - Ensure IFM partner and vendors comply with Blackstone’s safety, insurance, and access control protocols.

Qualifications

Education and Experience

• Bachelor’s degree in Facilities Management, Architecture, Engineering, Real Estate, or Business preferred.
• 5–7 years of facilities or property operations experience, ideally within a financial services, consulting, or tech-forward corporate environment.
• Prior experience working within or overseeing an IFM model strongly preferred.

Skills and Competencies

• Highly organized, detail-oriented, and capable of managing multiple priorities in a fast-paced, high-touch environment.
• Proficient in Microsoft Office, CMMS platforms (Corrigo preferred), and reporting tools such as Tableau or Power BI.
• Strong vendor management, negotiation, and customer service skills.
• Ability to read and understand service contracts, floor plans, and building system schematics.

Preferred Certifications

• IFM vendor performance improves quarter-over-quarter, with high compliance and employee satisfaction.
• Facilities-related costs are controlled or reduced through proactive contract and operations management.
• Measurable improvements in energy use, waste diversion, and wellness-related metrics are reported and recognized.
• The Head of Facilities is strategically unburdened and empowered to focus on forward-looking initiatives due to reliable and anticipatory AFM support.

Expected annual base salary range:

Actual base salary within that range will be determined by several components including but not limited to the individual's experience, skills, qualifications and job location. For roles located outside of the US, please disregard the posted salary bands as these roles will follow a separate compensation process based on local market comparables.

Additional compensation and benefits offered in connection with the role consist of comprehensive health benefits, including but not limited to medical, dental, vision, and FSA benefits; paid time off; life insurance; 401(k) plan; and discretionary bonuses. Certain employees may also be eligible for equity and other incentive compensation at Blackstone’s sole discretion.
