Job Title: Facilities Maintenance Supervisor

Department: Facilities Engineering

Location: Indianapolis, IN

FLSA Status: Exempt

Reports To: Associate Director, Facilities Engineering

Direct Reports: 3–5 (Facilities Technicians)

Summary

The Facilities Maintenance Supervisor leads the day-to-day operation, maintenance, and upkeep of building systems and infrastructure at RayzeBio's radiopharmaceutical manufacturing site in Indianapolis. This role directly supervises a team of 3–5 Facilities Technicians, coordinating and prioritizing preventive and corrective maintenance activities across HVAC, electrical, plumbing, chilled water, compressed air, and emergency power systems in both cleanroom and non-cleanroom environments.

Acting as the primary point of contact for day-to-day contractor activity, the Supervisor manages vendor scheduling, work quality, and site access for calibration, repair, test and air balance (TAB), HEPA certification, and minor improvement projects, escalating larger capital or engineering initiatives to the Associate Director of Facilities Engineering. This position bridges hands-on technical execution with first-line people leadership, ensuring the technician team is deployed effectively, trained, and held accountable to safety, quality, and GMP standards, while keeping site leadership informed on maintenance performance, backlog, compliance status, and contractor-related quality issues.

Job Responsibilities

Essential duties and responsibilities include the following. Other duties may be assigned.

  • Directly supervise, schedule, and coach a team of 3–5 Facilities Technicians, assigning daily work, reviewing performance, and supporting hiring, onboarding, and development.
  • Plan and prioritize preventive and corrective maintenance work orders across HVAC, electrical, plumbing, chilled water, compressed air, backup generator, UPS, and lighting systems to minimize downtime and ensure continuity of operations.
  • Serve as the primary day-to-day site contact for contractors and vendors performing maintenance, calibration, and minor improvement work, coordinating scheduling, site access, and scope confirmation, and verifying work quality and completion.
  • Review and supervise contractors performing test and air balance (TAB) activities and HEPA certification work, ensuring reports, results, and field execution meet site expectations, GMP requirements, and applicable cleanroom performance standards.
  • Support quality event management for facilities-related issues by providing technical input, leading or supporting change controls, and contributing to CAPA and deviation investigations and responses.
  • Own and maintain the site CMMS work order queue for the maintenance team, ensuring accurate, timely closure of work orders and up-to-date equipment and calibration records.
  • Conduct and oversee routine facility walkthroughs and inspections, identifying safety, performance, or compliance issues and driving timely resolution.
  • Monitor critical utility systems and respond to or direct the team's response to equipment alarms and facility issues, including after-hours and on-call escalations as needed.
  • Ensure maintenance activities are performed in compliance with GMP, NRC, and EHS requirements, and support internal and external inspections as a subject matter resource for maintenance operations.
  • Support commissioning and turnover activities for new equipment and facility spaces, coordinating technician and contractor involvement as needed.
  • Track and report team KPIs, including work order aging, PM completion rate, and contractor performance, to the Associate Director of Facilities Engineering.
  • Assist with authoring and revising SOPs, work instructions, and CMMS procedures related to maintenance activities.
  • Manage minor maintenance and improvement project budgets and quotes, escalating capital-scale needs to the Associate Director.
  • Participate in safety initiatives, emergency response planning, and drills, and promote a strong safety culture within the maintenance team.

Education and Experience

  • High school diploma or equivalent required; technical certification, trade school education, or an Associate's degree in a relevant field (electrical, mechanical, HVAC, or similar) preferred.
  • 5+ years of hands-on facilities maintenance experience, including at least 1–2 years in a lead or supervisory capacity, preferably within pharmaceutical, healthcare, biotech, or another regulated industry.
  • Experience reviewing and overseeing contractor-performed TAB activities and HEPA certifications in cleanroom, controlled environment, pharmaceutical, healthcare, biotech, or other regulated facilities preferred.
  • Experience coordinating outside contractors or vendors for maintenance, calibration, or facility improvement work.
  • Familiarity with GMP, EHS, and NRC compliance standards; radiopharmaceutical or sterile/injectable environment experience is a plus.

Skills and Qualifications

  • Strong working knowledge of building systems including HVAC, electrical, plumbing, chilled water, compressed air, and emergency power.
  • Demonstrated ability to lead, train, and hold a small technical team accountable in a fast-paced, regulated environment.
  • Effective vendor and contractor management skills, including scheduling, scope clarification, and quality verification.
  • Ability to evaluate TAB reports and HEPA certification documentation, identify unacceptable results or documentation gaps, and coordinate resolution with contractors, Quality, and Engineering stakeholders.
  • Proficient with CMMS platforms (e.g., BMRAM, Maximo, SAP) and comfortable maintaining accurate maintenance and calibration records.
  • Working knowledge of BAS/BMS systems and standard diagnostic tools (volt/ohm meters, current clamps, signal generators).
  • Strong organizational and prioritization skills, with the ability to balance hands-on troubleshooting with supervisory and administrative duties.
  • Clear written and verbal communication skills, including the ability to report status and issues to site leadership.
  • High degree of personal accountability, safety mindset, and professional integrity.
  • Uses AI tools to enhance individual productivity and quality of work
