Qiddiya is Saudi Arabia’s future capital of entertainment, sports, and culture, bringing together world-class hospitality, leisure, entertainment, and mixed-use assets within one of the Kingdom’s most ambitious developments.

The Director of Asset Management will play a key role in maximizing the commercial performance, value creation, and long-term returns of Qiddiya’s hospitality and real estate assets. Acting on behalf of the owner, the role will oversee business performance, strategic planning, operator management, financial outcomes, and asset optimization initiatives across the portfolio.

Working closely with operators, investors, development teams, and key stakeholders, the Director will drive revenue growth, profitability, asset enhancement opportunities, and value creation strategies while ensuring assets achieve both operational and financial objectives.

Key Responsibilities

• Develop and execute asset management strategies that maximize asset value, revenue growth, profitability, and return on investment.

• Monitor and analyze financial, operational, and commercial performance across the portfolio, identifying opportunities for improvement and value creation.
• Lead annual business plan reviews, budgeting processes, forecasting activities, and performance reporting.
• Review and challenge operator business plans, operating budgets, capital expenditure programs, and key performance indicators.
• Drive asset repositioning, enhancement, and optimization initiatives to improve commercial performance and guest experience.
• Conduct financial analysis, market benchmarking, and investment evaluations to support strategic decision-making.
• Build and manage relationships with operators, partners, investors, and internal stakeholders to align on asset objectives.
• Provide strategic recommendations on leasing, branding, operating models, and commercial opportunities.
• Support acquisition, divestment, and transaction activities through financial and commercial due diligence.
• Prepare investment and asset performance reports for senior leadership and executive stakeholders.

Requirements

• Bachelor’s degree in Real Estate, Finance, Business Administration, Hospitality Management, Economics, or a related discipline.
• 15+ years of experience in Asset Management, Hospitality Asset Management, Real Estate Investment, Hotel Ownership, or a related commercial discipline.
• Strong experience managing hospitality, mixed-use, commercial, or large-scale destination assets from an ownership perspective.
• Demonstrated expertise in business planning, budgeting, forecasting, financial analysis, and performance management.
• Experience reviewing operator business plans, operating budgets, capital expenditure programs, and asset performance metrics.
• Strong understanding of value creation strategies, asset optimization, market benchmarking, and investment evaluation.
• Experience within hospitality, entertainment, leisure, real estate, or large-scale destination developments is preferred.
• Relevant professional certifications such as CFA, CPA, CAIA, MRICS, or equivalent are preferred.
