As Regional Property Manager, you’ll be fully responsible for maximizing the long-term performance of your portfolio. That means driving NOI, mentoring and growing high-performing teams, ensuring operational efficiency, and creating exceptional resident experiences. You will be a key leader in advancing Cottonwood's mission to outperform in every market we serve.

Key Responsibilities

Leadership & People Management

• Recruit, train, and mentor top-tier Community Managers and site teams
• Foster a culture of collaboration, accountability, and continuous improvement
• Partner with Regional Service Managers to ensure operational excellence and seamless project execution
• Serve as a strategic coach, empowering your team to think differently and act decisively

Market & Performance Strategy

• Monitor local submarkets to ensure your communities are well-positioned and priced to outperform competitors
• Analyze trends and adjust rent strategies proactively to reduce turnover and maximize occupancy
• Cultivate strong customer service and marketing programs to elevate community visibility and reputation
• Use data to lead decision-making, from leasing strategy to resource allocation

Asset & Operational Oversight

• Conduct regular site visits to inspect physical condition, operational processes, and leasing standards
• Recommend and oversee capital improvement projects aligned with asset preservation and revenue growth
• Ensure compliance with all policies, procedures, and legal regulations, including Fair Housing
• Maintain a sharp 90-day operational forecast across each community

Financial Management

• Own full P&L responsibility across your portfolio
• Build and manage annual operating budgets in partnership with AVP and Community Managers
• Review and approve contracts, control expenses, and drive NOI through smart, strategic operations
• Prepare and present monthly, quarterly, and annual reporting, forecasts, and performance reviews

What You Bring

• Bachelor’s degree preferred (Business or related field preferred)
• 5–7+ years of Regional Property Management experience in multifamily housing
• Strong leadership skills with experience managing multi-site teams across different markets
• Strategic, proactive thinker with high emotional intelligence and exceptional communication skills

• Willing to travel 50–75%, with regular monthly site visits
• Experience with Entrata Core is a plus

What You’ll Do….

As the HSE Specialist you are responsible for assisting in the execution of the site Health, Safety, and Environmental (HSE) activities as part of the overall deployment of the Health and Wellness Division HSE program. The site Health, Safety, and Environment (HSE) Technician plays an essential role in the site Health, Safety, and Environmental Management System through hands-on execution of the HSE Standards, fostering a robust HSE culture and driving team member involvement. • Ensure Site maintains continuous “audit ready” state of compliance with company and governmental HSE Standards
• Responsible for the execution of all site environmental compliance programs, including air, storm water, water, spill control, and wastewater. Ensure all testing required by company standards is met on time
• Execute proper management of the sites hazardous waste management activities to ensure compliance with federal, state, local, and company regulations and standards.
• Support deployment the site specific HSE programs and plans to position the site as a best-in-class organization
• Deliver training to establish clear understanding / engagement by all site associates on HSE expectations, and support the HSE manager in the establishment and tracking of the mandatory/legal HSE training plan
• Participate in the investigation of HSE related incidents utilizing specific tools to drive to root cause and identify actions to prevent recurrence
• Serve in conjunction with site HSE Manager, as an HSE technical expert, providing technical expertise / coaching as needed in all areas and initiatives of the function
• Support site efforts to measure and improve Industrial Hygiene Risk. This includes but is not limited to: ergonomics, dust, noise, and chemical exposure. Coordinate all necessary IH and audiometric monitoring
• Execute proper management of Worker’s Compensation and Incident Management processes
• Conduct safety audits on technical point of view and Mindset & Behavior. Delivers coaching for associates to ensure proper attitude and behavior for effective delivery of our Safety ambition.
• Assist with execution of site security requirements in order to meet corporate standards and with the oversight of security operations on the site
• Support Risk Management activities associated with asset conservation and property loss control.
• Ability and willingness to flex work hours to support the site needs, including night and weekend hours
• Backup coverage for site HSE Manager as required

We are seeking a highly motivated, skilled, and adaptable Senior Clinical Project Manager within our Clinical Operations team who will lead the conduct and execution of one or more clinical trials from study start-up to study closure with support or direction from an Associate Director/Director of Clinical Operations. 

In this role, you will:

• Lead all aspects of clinical trial execution for one or more programs from IND through proof-of-concept and pivotal studies
• Plan and oversee implementation, coordination, and execution of global clinical trials including, but not limited to, oversight of study budgets, financial reporting, and forecasting in collaboration with Clinical Outsourcing
• Develop and maintain strong relationships with cross-functional study teams, CROs, clinical investigators, and clinical trial stakeholders

• Bachelor’s degree in a scientific or healthcare-related field
• 8+ years of experience in a clinical operations role in the biopharmaceutical industry, with at least 3+ years experience in leading clinical trials and project management within a biotech organization required 
• Early phase (Phase 1, 2) oncology experience at a biotech/Sponsor is required 
• Demonstrated experience organizing and leading clinical study teams
• Preferred Skills: proficiency managing timelines, tasks, milestones working in SmartSheet or similar project management software
• Demonstrated track-record of efficient and effective clinical trial planning and execution, including risk management and mitigation strategies
• Experience in vendor and CRO selection,management, and oversight

The Team You’ll Join 

You will join a cross-functional team of software engineers, data scientists, AI/ML scientists and drug discovery biologists and chemists who build the technical bedrock that enables autonomous science, including agent orchestration, guardrails, and the connectivity between our digital and physical assets. You will work closely with the Discovery teams (the users of these agents), the AI Research teams (who build cutting-edge models), and our automated biology and chemistry lab teams (who generate the data that feeds into the models).

The Experience You’ll Need

• Background in Drug Discovery or AI-driven Science: You have direct experience working in drug discovery, biotech, or AI-driven scientific research. Ideally, you will have worked hands-on with agentic systems (or agents) in a scientific context. You can credibly partner with PhD-level scientists and translate between scientific goals and technical systems without losing fidelity on either side.
• Fluency in Modern AI: You don't need to be an engineer, but you follow the AI landscape closely and understand how LLMs and agentic systems actually work in practice. Bonus points if you've benchmarked an agent(s) or worked hands-on with agentic tools, even outside a formal work context.
• Experimentation-First Mindset: You have a natural instinct for working through rapid prototyping cycles, whether in a product, research, or scientific context. You'd rather run a quick experiment than write a long spec.

The Team You’ll Join 

Our group is a bold, agile, diverse collective of computational drug discovery scientists deeply focused on the singular goal of bringing new therapeutics into the clinic at an accelerated pace. We are a computational group that spans precision oncology, I&I (immunology and inflammation), and neuroscience and focuses on advancing novel, targeted therapies for these disease areas. We partner closely with our biologists and medicinal chemists to design and execute impactful and decisional data analysis for multiple programs. We are responsible for data strategy across the portfolio and supported by computational leadership in designing scalable and reproducible experiments that serve to advance multiple programs within the portfolio. 

Our team collaborates extensively with computational biologists in other therapeutic areas (neurobiology, immunology, etc.) as well as data scientists and engineers from our core platform teams to provide a strong network of feedback and support. 

The Experience You’ll Need

• PhD in a quantitative field (Computational Biology, Bioinformatics, Statistics, Cancer Biology, etc.) with 5+ years of experience in biotech or pharma industry OR MS in a relevant field and 7+ years of experience in biotech or pharma industry solving fundamental problems in oncology or drug discovery.
• People Management Experience: Proven track record of managing and developing direct reports within a scientific or technical environment.
• Oncology Domain Expertise: Deep understanding of cancer biology, including experience with biomarker discovery and patient population stratification.
• Experience with two or more oncology areas; strong understanding of patient genetics and historical druggability of disease relevant pathways
• Deep expertise in the analysis and data integration of two or more ‘omics data modalities (phenomics, transcriptomics, proteomics, genomics), including experience working with patient data
• Exceptional data visualization skills
• Computational Proficiency: Advanced skills in Python or R for the analysis of high-dimensional biological data (e.g., transcriptomics, proteomics, or high-content imaging).
• Excellent Cross-Functional Communication: Ability to distill complex technical concepts into clear and compelling narrative for internal and external-cross functional audiences.

Nice To Have:

• Public Data Mastery: Familiarity with large-scale oncology datasets such as TCGA, CCLE, DepMap, and/or Real-World Data (RWD).

Essential Job Functions

• Assist the recruiting process with interviewing, selection and onboarding new team members while ensuring compliance with company policies and employment regulations.

• Partner and assist your Onboarding team when new units join the portfolio.

Skills + Qualifications

• Experience working in hotel, hospitality, vacation or similar industry is highly preferred.
• 3 - 5 years experience working in operations positions within this or similar industry. 
• Prior experience in supervisory or management level position in a similar industry.
• Technical computer skills required on all forms of hardware - laptops, tablets and mobile devices.
• This role involves frequent travel between worksites, so reliable personal transportation is essential.

The Experience You’ll Need: 

• 8+ years leading HRIS, People Analytics, and HR technology initiatives in scaling, multi-entity organizations
• Proven experience implementing AI-enabled people tools end-to-end, including vendor selection, business case development, data readiness, change management, and post-launch optimization
• Deep hands-on expertise in HiBob, including workflow configuration, permissions architecture, lifecycle automation, compensation cycles, reporting, and global system optimization
• Strong techno-functional knowledge across workforce planning, compensation, headcount forecasting, talent management, and org design, with the ability to translate People strategy into scalable systems
• Experience designing and managing integrations across HR tech stacks (ATS, payroll, equity, engagement, finance), including APIs, middleware, data mapping, and reconciliation
• Advanced reporting and data modeling skills, with the ability to partner with leaders on executive dashboards, headcount/attrition analytics, compensation analysis, and workforce forecasting, with a strong focus on data integrity

Working Location & Compensation:

Making NYC your home base is ideal; however, we will consider remote work for this position. We ask that remote employees commit to regular on-site visits for routine work and departmental events. 

At Recursion, we believe that every employee should be compensated fairly. Based on the skill and level of experience required for this role, the estimated current annual base range for this role is $153,300 to $226,600 (USD). You will also be eligible for an annual bonus and equity compensation, as well as a comprehensive benefits package.
