Fairstead is hiring a Maintenance Technician to maintain the day-to-day operations and assume responsibility for maintaining the property's physical assets.
RESPONSIBILITIES:
- Inspect buildings and equipment regularly for needed repairs and improvements.
- Perform necessary preventative maintenance and repairs on the property as needed.
- Implement maintenance policies and standards to prevent misuse of property appliances.
- Ensure that properties are safe and avoid any danger to their occupants, visitors, and workers.
- Clean and prepare vacated buildings and rooms for new occupants to move in.
- Check electrical wiring for accuracy and compliance with regulatory standards.
- Check safety systems and devices for operational effectiveness monthly.
- Participate in the on-call rotation. Respond promptly to emergency maintenance problems that may require attention outside of normal working hours.
- Maintain an inventory of supplies, tools, and equipment.

QUALIFICATIONS:
- Mechanical skills to handle minor repairs and fixtures.
- Knowledge of electricity to diagnose electrical problems and carry out minor repairs.
- General maintenance skills.

- Prior experience as a Service Technician or in a similar role.

The Assistant Property Manager supports the Property Manager(s) and others in managing all aspects of a single property or portfolio of commercial, industrial, or retail properties including marketing, operations, and financial activities.
Essential Duties and Responsibilities:
- Ensure services are provided consistent with policies, procedures, regulations, and contractual obligations and standards.
- Review and recommend approvals for accurate payment of vendor invoices following the terms of the management agreement, LPC policies, and property management approval authorization limits.
- Assist Property Manager(s) in preparing and delivering timely, accurate, and complete monthly reports and budget packages according to client requirements.
- Assist in collecting data and/or drafting tenant rent and Common Area Maintenance (CAM) reconciliations or Escalation (OpX) recovery charges.
- Assist, and coordinate with, lease administration and accounting on all lease administration activities including lease set up, lease changes, reporting, etc. using various company or client systems.
- Assist in coordinating tenant move-ins and move-outs, and "walks-through" spaces with Property Manager(s), tenants, and tenant improvement department; maintain vacant spaces in "tour ready" condition.
- Respond to tenant needs, ensuring that administrative and building technical staff resolve problems promptly.
- Coordinate contract documents, purchase orders, and other documents related to procuring goods and services at the property; assist in coordinating vendor deliveries and property services.
- Assist with bidding activities.
- Review tenant billings for accuracy and approval; review aging reports and collections efforts.
- Assist in performing regular property inspections; recommend alterations, maintenance, and reconditioning; work with contractors/vendors.
- Assist with developing plans, and preparing for, emergency response using company or client formats; ensure resources, supplies, and backups are in place to effectively recover from adverse events; assist in organizing drills and other training.
- Contribute through thoughtful and proactive execution of clearly defined duties, methods, and tasks; contribute to team performance through suggestions to improve systems, processes, and procedures.
- Assist with client communications; prepare and deliver timely, accurate, and complete reports.
- Perform other duties as assigned.
Qualifications:
- Bachelor's degree (BA/BS) preferred with 1-2 years of related experience and/or training; or a combination of education and experience; experience with commercial office, retail, and/or industrial properties is highly preferred
- Intermediate skills with Microsoft Office Suite required
- Ability to effectively communicate verbally and in writing with teammates, leadership team, vendors, tenants, and client employees in a straightforward, professional manner, keeping the appropriate customer(s) informed/updated as needed
- Knowledge of financial terms and principles; ability to calculate figures such as percentages, discounts, markups, and/or commissions
- Ability to comprehend, analyze, and interpret documents and solve problems involving several options in situations
- Intermediate level of analytical and quantitative skills required
- Strong organizational skills with an inquisitive and entrepreneurial mindset
- Proven track record for delivering excellent internal and external customer service; ability to successfully interact/communicate with tenants/vendors/contractors as well as teammates and leadership team
- Must possess the desire to lead and receive instruction on development of leadership skill set

This role builds P&Ls, models, pro formas and dashboards, prepares financial information for fundraising and transactions, and works directly with portfolio company leaders to help them develop strong financial reporting practices.
This is a do-the-work role, ideal for a financially savvy analyst who loves spreadsheets, modeling, and creating clarity in complex portfolios.
Responsibilities
- Build and maintain P&Ls for multiple entities (Mindgrub, Mindpub, venture-backed startups, real estate projects, etc.)
- Create pro formas, budgets, financial models, and scenario analyses
- Support fundraising efforts by assembling investor-ready financial packets
- Help early-stage startups fix or enhance their financial systems, reporting, and forecasting
- Attend portfolio company meetings to work through financial questions and operational modeling
- Assemble “data lockers” and diligence documentation for business sales (e.g., Mindpub)
- Assist with loan applications, lender packages, and financial documentation for development projects
- Generate dashboards, charts, margin analyses, and financial summaries as requested
- Collaborate with Mindgrub’s accounting team to produce deeper analyses (tax docs, county docs, margin reports, etc.)
- Keep financial data organized, structured, and presentation-ready across all portfolio businesses
Requirements
- 10 - 20 hours per week
- Baltimore-area local for occasional onsite meetings
- 3 - 7+ years experience in FP&A, financial analysis, or accounting
- Expert spreadsheet skills (Google Sheets / Excel modeling, pivots, forecasting, sensitivity analysis, etc.)
- Experience with investor reporting or VC fundraising prep preferred
- Strong communicator who can explain numbers simply to founders and operators
- Experience with restaurant, tech, or real estate finance a plus

Who you are
Metropolis is seeking a strategic and dynamic Account Executive to join our fast-growing team. As a key individual contributor, you will own a regional territory, driving net-new business and negotiating deals. What you'll do
- Own full sales cycle in assigned regional territory (Baltimore) from prospecting and relationship development to negotiation and close
- Identify and develop net new business opportunities through multiple lead gen channels including cold outreach and networking events
- Use a consultative approach to uncover pain points and translate them into customized, solution-oriented proposals
- Lead client presentations, including discovery sessions and proposal delivery
- Build upon and create new relationships across key stakeholder groups
- Work cross functionally with teams on underwriting and financial modeling
- Collaborate with cross-functional teams such as marketing, operations, and legal to align efforts to overall business goals
- Monitor and manage pipeline development and sales performance metrics in CRM to drive continuous improvement
- Stay up to date on industry trends and emerging technologies to inform business development strategies and initiatives
What we're looking for
- 8+ years in B2B business development, sales, or related roles
- Experience selling into asset managers, ownership groups, or other real estate partners
- Demonstrated ability to create new relationships and leverage existing ones to generate opportunities and accelerate deal velocity
- Strong understanding of P&L and creative deal structuring
- Proven track record of meeting or exceeding quota in net-new, greenfield territories
- Skilled in managing complex, multi-threaded deals with strong negotiation and closing capabilities
- Creative approach to communicating value propositions across diverse audiences
- Data-literate with experience in pipeline management and forecasting
- Proficient in sales tools and CRM platforms, such as Salesforce
- Willingness to travel regionally to support clients, prospecting, etc as needed
While not required, these are a plus:

House Buyers of America is looking for a 100% remote Valuations Analyst (VA) who will be responsible for valuing prospective deals and determining a scope of work for properties we acquire. The VA must be able to determine a reliable estimate of market value for prospective deals to be used by House Buyers of America in determining whether to acquire a residential property. In addition to acquisitions, the VA must also be able to determine a reliable pricing strategy to sell properties that have been acquired by House Buyers.
What you will be doing:
- You will be responsible for determining the pricing strategy to maximize ROI for all of the properties that we acquire and determining the turnaround times for dispositions
- You will partner with the Sales and Construction Departments regarding pricing decisions, budget and the scope of work for the overall construction strategy
- You will be responsible for valuing properties across the entire US and ensuring the accuracy of all valuations
- You will be responsible for meeting the turnaround objectives for all valuations and ensuring that properties do not sit too long on the market
- You will handle multiple priorities and deadlines
- You will do anything else necessary to help the company meet its goals
About You:
- You have 3 years minimum experience required in residential property valuations/underwriting

This person will follow up on leads, value houses, estimate repairs, and close deals, in addition to performing extensive due diligence on all acquisitions. The Role: This position will be based in Baltimore, Maryland
This position includes, but is not limited to, the following responsibilities:
- Install marketing yard signs and remove signs at occupancy
- Complete minor post renovation repairs as needed Install and trouble-shoot smart home technology issues
- Perform pre-move in inspections 72 hours before move-in
- Conduct HOA Violation checks
- In person evictions/lockouts
- Perform recurring occupancy checks
- Coordinate and perform move out walks with residents
- Schedule and complete occupied maintenance work orders
- Review progress against KPI’s weekly with the Head of Construction
- Communicate with residents in a timely and professional manner for any outstanding violations
Qualifications and Experience
- Min 2 years of work experience in a related position with residential maintenance experience

- You have 5+ years of real estate project management experience in home building, home renovations or insurance restoration
- You have excellent computer skills (including Microsoft Office)
- You have a Bachelor’s Degree or higher
