Position Overview

Woolpert is seeking a Project Manager to join our growing Transportation Practice in Ohio (offices in Dayton, Cincinnati, Cleveland, and Columbus). Project Manager will primarily lead the execution of projects from proposal through detailed design. Ideal candidates will be self-motivated with a strong technical background to guide staff through projects. The Project Manager may also serve as a subject matter expert in support of other projects across the country and around the world. There is potential for upward mobility within our rapidly growing Transportation Practice.

We are unable to provide visa sponsorship for this position.  Applicants must already possess work authorization in the country the job is located.

Qualified candidates may be eligible for a signing bonus of up to $5,000, based on experience and role alignment. Bonus eligibility is contingent upon 12 months of service and must be repaid if the employee leaves the company within one year of hire.

• Lead project teams through the development of preliminary engineering, detailed design, and quantification of transportation projects.
• Ensure deliverables and quality standards are met in accordance with the agreed scope, schedule, and budget.

• Leverage existing relationships and new client and consultant relationships in the pursuit of new work.
• Actively participate in professional societies, organizations, and conferences by serving on boards, presenting at luncheons or conferences.

What You Will Bring:

• Bachelor’s Degree in Civil Engineering from an ABET-accredited program.
• Active PE License in Ohio and Texas.
• Ability and willingness to obtain PE licensure in other states through comity.
• 15 or more years of experience in transportation design (strong preference for bridge experience).
• Must be able to travel 5-10% to client sites.
• Knowledge of ODOT Project Development Process, construction documentation & administration and knowledge in state, local municipalities design process is a plus.
• Software Experience Includes: MicroStation/OpenRoads Designer, Finite Element software (examples include LARSA, MIDAS Civil, SAP2000, Staad-Pro, MDX), Merlin-Dash, Bentley OpenBridge Suite, HEC-RAS, and MS Office
• Strong leadership, organization, and communication skills.
• Ability to work independently as well as in a collaborative team environment; offer constructive feedback and direction to support goals.

Fairstead is seeking a Regional Compliance Manager to join our on-site property management team. In this role, the Compliance Manager is responsible for maintaining compliance with the Housing Authority, executing effective annual administrative operating cycles, ensuring all requirements are completed, and liaising with the residents, housing authorities, and other stakeholders to maximize economic outcomes, and minimize operational risks. 

RESPONSIBILITIES: 

Portfolio & Certification Management

• Manage compliance activities for an assigned portfolio of residential units within a designated geographic area.
• Review and approve move-ins, initial certifications, interim recertifications, terminations, and move-outs within 48–72 hours.
• Monitor and track recertifications to ensure timely completion and accuracy.
• Review annual certifications and resolve discrepancies related to income, employment, or zero-income households.
• Enter corrections, comments, and approvals in Yardi and RealPage (OneSite).
• Collaborate with Community Managers, Assistant Community Managers, and Recertification Specialists to resolve compliance issues.

Audit & Reporting Oversight

• Lead preparation for Management and Occupancy Reviews (MORs), LIHTC compliance audits (for blended sites), and investor audits.
• Conduct bi-weekly meetings with site teams to review recertifications, discrepancies, and upcoming audits.
• Partner with Accounting and HAP Specialists to resolve tenant ledger, rent, and voucher discrepancies.
• Prepare and submit biweekly compliance workbooks, including outstanding recertifications and EIV discrepancies, to the Director of Compliance and site staff.
• Participate in weekly compliance leadership meetings to review portfolio status, challenges, and upcoming audit requirements.

Team Support & Communication

• Create and manage Teams communication groups for assigned sites to provide ongoing support and real-time guidance.
• Ensure site staff complete monthly and 90-day EIV reports and resolve discrepancies promptly.
• Provide backup coverage when compliance team members are out.
• Mentor and train site staff to ensure compliance with program regulations and audit readiness.

Senior Compliance Manager Duties (as applicable)

• Assist the Director of Compliance with monthly, quarterly, and annual reporting.
• Supervise compliance staff and act as departmental lead when the Director is out of the office.

The Traveling Compliance Specialist ensures compliance with all agencies, funding, and regulatory agreements. They help tenants, across multiple Fairstead properties, maintain affordable housing through certification and recertification annually. The Traveling Compliance Specialist ensures tenants with rent arrears or lease violations are brought to the attention of the Property Manager and compliance team.  

RESPONSIBILITIES: 

• Develop a schedule for implementation the occupancy cycle, unit inspections, apartment availability, interviewing applicants, required verifications/documentation and tenant selection. 

• Enforce occupancy policy and procedures in accordance with regulatory agreements. 

• Implement initial, interim, and annual lease process for all units; coordinate with the compliance team to ensure all subsidy information for the resident is appropriately communicated. 

• Initiate communication to the compliance team for residents out of compliance with rent or house rules. 

• Organize files to support the tracking of all resident related housing court actions. 

• Maintain an accurate and orderly system of office records and tenant files in accordance with Fairstead regulations and agreements; maintain confidentiality as required. 

• Prepare resident move-in packages for the compliance team to review and approve. 

• Provide task supervision as requested by the Property Manager for maintenance and on-site security. 

• Develop and maintain positive relationships with all residents. 

• Complete and/or assist with completing housing program requirements such as Annual Owner’s Certification and monitoring agency file reviews and site inspections. 

• Execute requirements per Fair Housing regulations, Section 504 Act, and Certified Occupancy Specialist programs, HDC, HPD, HCR (Homes and Community Renewal), and HUD. 

• Actively participate in all necessary training to ensure that sites maintain compliance with Project-Based Section 8 programs as well as HPD, HDC and other government agency programs that have oversite to properties. 

• Assist Property Managers and Fairstead staff in developing responses to requests from third-party monitoring agencies. 

• Provide superior customer service to residents and prospective residents by promptly responding to all incoming calls, messages, and emails in a professional, respectful manner. 

• Travel required. 

• Perform other duties as assigned.

Our Civil Group is looking to add an experienced Traveling Superintendent to their team.

Primary Responsibilities

• Oversee and supervise all field crew members including foreman, carpenters, laborers etc. and project operations
• Develop a project site logistics plan and work with project manager to determine method and sequencing of construction. Plans, directs, coordinates and budgets activities
• Develop and maintain good working relationships with owner, subcontractors, and vendors
• Communicate and promote safe working environment and company safety standards, with strong knowledge of OSHA regulations
• Must be able to read plans and have a strong knowledge of various DOT specifications and standards
• Confers with supervisory and engineering personnel and inspectors and suppliers of tools and materials to resolve construction problems and improve construction methods
• Schedule subcontractors in accordance to required work schedule, pump trucks and material deliveries, Inspect and verify the receipt or shipment of materials

Minimum Qualifications

• 5+ years' related experience with large scale civil construction project operations required
• Strong knowledge of dirt work, concrete foundation, caissons, and/or vertical drilling
• Proficient with Outlook, Excel, Word, and Heavy Job
• GPS knowledge
• Ability to read, understand, and interpret contract documents including drawings, specifications, scopes of work, and the project schedule
• Strong leadership and management skills
• OSHA 30-hour Card, preferred.

The Project Manager manages individual, multi-disciplined projects of up to $50,000,000, providing professional project planning support and management for assigned projects; manages daily responsibility for all activities executed under the project plans; and assists Senior Project Managers on large, complex projects. 

Essential Duties and Responsibilities:

• Initiate and develop project needs assessment and project plans.
• Create and maintain design and construction team.
• Develop, and present for approval, an implementation project plan, budgets, and schedule.
• Collaborate with all stakeholders (development, brokerage, leasing, client, tenant, architect, engineer, consultants, general contractor) to execute project plans.
• Provide timely and accurate project management documentation and reporting, including but not limited to, project meeting minutes, budgets, value engineering, schedules, bid and award process, purchase orders, contracts, and change orders.
• Implement project according to schedule.
• Maintain schedule and budget updates; send out/present to clients and executives weekly.   
• Cultivate and maintain positive working relationships with vendors, suppliers, consultants, clients, property owners, and property management team.
• Maintain working knowledge of all metrics as called for in the development, lease, project management, and third party property management agreements.
• Partner with development and leasing teams, project coordinators, project management executives, property management and accounting teams, and general contractors for the successful execution of all projects.
• Contribute through thoughtful and proactive execution of clearly defined duties, methods, and tasks; contribute to team performance through suggestions to improve systems, processes, and procedures.

Qualifications:

• Bachelor’s Degree, or military equivalent, preferably with focus on Construction Management, Architecture, Engineering, Interior Design, Real Estate, Finance, or Business Management and at least 5 years of related experience; or an equivalent combination of education and experience
• Real Estate Brokers license and PMP, LEED, WELL Fitwell accreditations preferred
• Intermediate skills with Microsoft Office Suite, including Power Point and Project required; Procore Construction Software preferred
• Practical understanding of local building codes, permitting, and inspection process
• Ability to work independently and in a team setting while taking direction from multiple project leaders and carrying out tasks with little direction

The Manager of Transaction Management oversees all real estate transactions for House Buyers of America, managing both acquisition and disposition deals from contract through closing. This is a hands-on, player/coach role responsible for leading the transaction team while managing a personal pipeline in a fast-paced, high-volume environment. This role requires strong ownership, assertiveness, and the ability to solve complex transaction problems. What you will do

• Manage acquisition and disposition transactions from contract ratification through settlement
• Supervise, train, and performance-manage Transaction Coordinators / Settlement Processors

• Develop and update all policies and procedures, including creating video and written training documents
• Ensure all policies and procedures are being followed

• Request loans for new acquisitions and coordinate with lenders

• Ensure the company CRM is updated consistently and accurately for all transactions
• Serve as the escalation point for transaction issues; push back and escalate with title companies, lenders, or other parties when needed to get results
• Solve complex transaction problems involving title defects, surveys, utilities, seller challenges, or other complications
• Coordinate closely with Sales and Construction teams to ensure smooth handoffs and timely closings
• Assist with market expansion efforts, including sourcing and managing title company relationships and 3rd party brokers
• Maintain a high level of customer service for buyers, sellers, and partners
• Assist with hiring and managing 3rd party property managers to manage our rental portfolio

Total Compensation Range: $80,000-$130,00/ year inclusive of base plus bonus
