About the Role
We are seeking a highly organized and proactive Property Operations Manager to oversee the day-to-day operations of a growing portfolio of rental, co-living, and shared-living properties across Southern California. This role combines remote operational management with regular field visits to properties throughout Riverside, Orange, and San Diego counties.
The ideal candidate has experience managing property operations, coordinating vendors, tracking maintenance and occupancy performance, and ensuring properties remain compliant, safe, and well-maintained. This is a hands-on operations role that requires strong communication, organization, and problem-solving skills.
Portfolio Operations Management
- Oversee daily and weekly operations across rental, co-living, shared-living, and joint venture (JV) properties.
- Monitor portfolio performance, including occupancy rates, vacancies, rent rolls, and delinquency metrics.
- Identify operational issues and implement solutions to improve efficiency and resident satisfaction.
- Maintain accurate property records and operational documentation.
Property Coordination
- Serve as the primary point of coordination between property managers, house managers, residents, and vendors.
- Ensure house rules, safety protocols, and operational standards are consistently followed.
- Coordinate resident move-ins, move-outs, and unit turnover activities.
Maintenance & Vendor Management
- Track maintenance requests and ensure timely resolution.
- Coordinate vendors, contractors, and service providers.
- Monitor ongoing repairs, preventative maintenance, and property improvement projects.
- Ensure quality standards and timelines are met.
New Property Onboarding
- Manage the onboarding of newly acquired properties.
- Coordinate utility setup and transfers.
- Establish vendor relationships and maintain vendor contact databases.
- Set up property access systems, codes, and operational procedures.
Process & Documentation
- Create, update, and maintain SOPs and operational documentation in Google Drive.
- Develop systems to improve operational consistency and scalability.
- Generate reports and provide updates on portfolio performance.
Requirements
Required Qualifications
- 3+ years of property management, property operations, or real estate operations experience.
- Experience overseeing multiple properties simultaneously.
- Strong vendor coordination and maintenance management experience.
- Excellent organizational and project management skills.
- Proficiency with Google Workspace (Google Drive, Sheets, Docs).
- Strong communication and problem-solving abilities.
- Reliable transportation and willingness to conduct regular field visits.
Preferred Qualifications
- Experience with co-living, shared housing, sober living, or multifamily properties.
- Experience managing property turnovers and occupancy performance.
- Familiarity with property management software.
- Experience creating and maintaining SOPs.
Location & Schedule
- Must be based in or near Orange County or Riverside County, California.
- Hybrid role:
- 70–80% remote
- 20–30% field visits across Orange, Riverside, and San Diego Counties
- Monday–Friday, 9:00 AM–5:00 PM Pacific Time
