This is an opportunity to join a high-performing property team managing a premium industrial and logistics portfolio, where you will gain genuine exposure to asset performance, financial management, and tenant engagement within a leading institutional platform.

We are seeking a proactive and detail-oriented Assistant Property Manager to join our Sydney team. Working closely with experienced Property Managers and the broader asset management team, you will play a key role in the day-to-day management of assets while building strong tenant relationships and supporting the financial and operational performance of the portfolio.

 

Key responsibilities:

  • Support the management of a designated property portfolio, focusing on tenant/customer service and engagement
  • Build and maintain strong tenant relationships to support high occupancy and retention outcomes
  • Assist in the preparation of annual budgets, business plans, and regular financial reporting
  • Undertake expense reforecasting and support the review of net operating income and variance analysis
  • Assist with rental reviews, lease administration, and outgoings recovery processes
  • Work closely with Facilities Managers to ensure high standards of asset presentation and performance
  • Prepare monthly, quarterly, and periodic property reports
  • Maintain accurate property and lease data within systems including Yardi
  • Support capital expenditure planning and forecasting activities
  • Assist in managing tenant accounts, rental collections, and minimising arrears
  • Coordinate tenant correspondence, lease documentation, and compliance requirements
  • Contribute to make good negotiations and other property-related projects

Requirements

To be successful in this role, you will demonstrate the following skills, experience and approach:

  • Minimum 2+ years’ experience within industrial and/or commercial property management is desirable.
  • Tertiary qualification in property or a related discipline
  • Working knowledge of property management systems (Yardi experience preferred but not essential)
  • Intermediate Microsoft Office skills, including Excel, Word and Outlook
  • Strong financial and commercial awareness, with the ability to interpret property performance data
  • Excellent communication and stakeholder management skills, with a customer-focused approach
  • Highly organised with strong attention to detail and ability to manage competing priorities
  • Proactive and team-oriented, with the ability to build relationships across internal and external stakeholders
  • Membership or progress towards a relevant industry body (desirable)
  • Comfortable leveraging technology, including AI tools, to enhance efficiency and output
