Square One is one of Cyprus's fastest-growing residential developers, with over €150M in sales and 10 active off-plan developments across Limassol. We are expanding into Athens and beyond, delivering high-quality residential projects designed for investors and end-users alike.
As our development portfolio continues to grow, we are looking for an experienced and highly organised Project Manager to oversee the successful delivery of multiple residential developments from planning through to completion.
Position Summary:
The Project Manager leads real estate development projects from feasibility through delivery, ensuring all work is completed on time, within budget, and to quality standards. The role requires close coordination with architects, contractors, consultants, and internal stakeholders.
Key Responsibilities:
- Contractor Supervision: Managing assigned projects from ground-up through commissioning as the primary contractor point of contact.
- Execution Parameters: Rigorously monitoring budget, timeline, and quality.
- Information Flow: Overseeing all administration, technical correspondence, and data flow between site and office.
- Site Inspections & Troubleshooting: Attending progress meetings and conducting site inspections to resolve bottlenecks and technical issues promptly.
- Technical Quality Control: Reviewing contractor plans, schedules, and site performance.
- Financial Oversight: Preparing cost analyses and managing materials scheduling and budgeting.
- Compliance & Safety: Enforcing compliance with building codes, QA/QC policies, and health & safety legislation.
- Delivery: Overseeing commissioning and final handover.
Requirements
- Degree in Civil Engineering, Architecture, or a related discipline.
- Minimum of 5 years’ experience in the construction industry, with a strong focus on site execution and contractor management.
- Good knowledge of MS Project (essential for timeline tracking), AutoCAD, and MS Office.
- Solid understanding of Cyprus construction contracts and local building procedures/materials.
- Fluency in Greek and English is required.
- Excellent planning and problem-solving skills with the ability to work under pressure and meet strict deadlines.
