About the role
The Real Estate Manager will support ESR Japan’s data center business and is responsible for site origination through land acquisition, as well as establishing initial conditions for permitting, power, telecommunications, and water infrastructure. This role plays a critical part in enabling the development team to transition smoothly into execution by resolving key real estate and infrastructure risks at an early stage of data center development.
本ポジションは、ESR Japanのデータセンター事業を支え、候補地の発掘から土地取得までを担うとともに、許認可、電力、通信、水といったインフラに関する初期条件の整備を担当します。また、データセンター開発の初期段階において不動産およびインフラに関する主要なリスクを解消することで、開発チームが円滑に実行フェーズへ移行することを可能にする重要な役割を担います。
- Key Resposiblities-
Land Acquisition Planning & Execution / 用地取得(計画および実行)
Lead the end-to-end land acquisition process for data center developments, from site origination through acquisition and development readiness. Build and maintain a robust pipeline of viable data center sites aligned with ESR’s development strategy. Conduct initial site feasibility assessments, including zoning, scale, access, land rights, environmental considerations, and disaster risks. Structure and execute land acquisition strategies, including deal structuring, commercial negotiations, contract execution, and closing. Prepare sites for smooth handover to development and construction teams by clarifying key conditions and constraints.
データセンター開発における候補地の発掘から取得、開発準備まで、用地取得プロセス全体をリードする。ESRの開発戦略に沿った実現可能性の高いデータセンターの強固なパイプラインを構築・維持する。用途地域、規模、アクセス、土地権利関係、環境条件、災害リスク等を含む初期フィージビリティ評価を実施する。取引の戦略の構築、商業条件交渉、契約締結、クロージングを含む取得戦略を策定・実行する。また、主要条件および制約を明確化し、開発・建設チームへの円滑な引き継ぎを実現する。
Power, Telecommunications, Water & Permitting / インフラおよび許認可対応
Lead engagement with power utilities, including initiating connection studies, aligning on power capacity and supply timing, and executing grid connection processes through energization. Coordinate telecommunications routing and carrier strategies, assess water availability, and lead early-stage permitting including required approvals and timelines.
電力会社との協議をリードし、接続検討の開始、電力容量および供給時期の調整、受電時期確認までの系統連系手続きを推進する。また、通信ルートおよびキャリア戦略の調整、用水の供給可能性評価を行い、必要な許認可の特定、事前協議、スケジュール設定を含む初期許認可対応を主導する。
Stakeholder Management / ステークホルダー管理
Work closely with internal functions including development, investment, design, construction, asset management, legal, finance, ESG, and risk/compliance, while also managing relationships with external stakeholders such as landowners, brokers, authorities, utilities, lenders, consultants, and local communities.
開発、投資、設計、建設、アセットマネジメント、法務、財務、ESG、リスク管理などの社内部門と連携するとともに、土地所有者、不動産仲介会社、行政機関、インフラ事業者、金融機関、各種コンサルタント、地域コミュニティなど社外ステークホルダーとの関係構築および調整を担う。
Budget & Risk Management / 予算およびリスク管理
Manage land acquisition budgets and identify early-stage risks such as power, telecom, water, permitting, legal ownership, environmental issues, social acceptance, and schedule constraints, providing structured input to support investment decisions.
用地取得に関わる予算を管理するとともに、電力、通信、水、許認可、権利関係、環境リスク、地域対応、スケジュール制約などの初期リスクを特定・分析し、投資判断を支援するための情報提供を行う。

Ensure compliance with laws and internal policies and maintain high standards of documentation, accuracy, and transparency.
関連法令および社内規定を遵守し、データの正確性、ドキュメンテーション品質、意思決定の透明性を高い水準で維持する。

Requirements
- Bachelor’s degree with 5+ years of land acquisition or development experience. Strong negotiation, stakeholder management, and government interface experience required. Native Japanese and business English required.
- 学士号を有し、不動産デベロッパーにおける用地取得または開発経験5年以上。高い交渉力、関係者調整能力、行政対応経験を有すること。日本語ネイティブレベルおよびビジネス英語力必須。
Preferred Skills
Experience in data center development and Takken license preferred.
データセンター開発経験および宅地建物取引士資格を有する方は歓迎。
