岗位职责，

1、设备管理制度建立：依据现场的特性，指导相关工程师建立工程SOP、现场手册、年度PPM计划、服务商管理及评估、施工安全管理、设备清单等文档及文档的备案，定期依据现场运营条件的变化更新相关所有的文档；
2、配件、工具采购：在确保现场的正常运营，跟进定期采购配件、工具，并且确保现有库存的合理化，定期盘点库房，对需要报废处理的物品按照流程进行报废；
3、设备检查维修保养：监督跟进工程师定期进行现场的巡检，同时对技术员的维修质量给予跟踪。依据年度PPM计划，协调相关服务商、组织设施技术员，如期高质量完成所有的维保工作；
4、人员管理：严格执行公司的人事等相关制度，管理和建设现场设施团队；
5、技术指导和培训：定期对技术员做相关培训和技术指导，以促进提高技术员的维修技能水平和专业知识；
6、工程项目支持：评估供应商提供施工方案的可行性，和相关部门沟通对接装修改造项目的申请。对施工过程进行监督管理，后续对项目进行验收和接管；
7、紧急事件响应：制作相关管理流程，监督工程师培训到现场每一位员工；严格执行紧急响应流程，确保最低限度降低客户的经济、设备、资产等损失；
8、服务商管理：制定相关的的管理流程，严格执行公司EHS标准、流程。定期评估服务商的服务质量，及时提交相关的会议记录、服务报告和评估报告等；
9、协调工作：协助完成相关部门（业主、客服等）和相关人员的协调工作；
10、现场管理：针对现场设施运行状况提出合理化改善建议；
11、其他：根据营运需要，完成上级安排的工作。

岗位要求：

1、本科及以上学历（机械制造、电气自动化、机电一体化等相关专业）

2、10年以上相关工程管理工作经验，3年以上同岗位工作经验，有大型制造工厂或甲级写字楼设施设备管理工作经验

4、熟悉机械原理、电气原理，具备基本的电气图纸及机械图纸的制图及看图能力

5、具备较强的设施设备运维管理的理论知识和实践经验，有TPM推行经验者优先

6、具备较强的计划、沟通、组织协调、人员管理及综合事务处理能力

7、具备较强的文字表达能力和问题分析及总结能力；熟练掌握office办公软件、CAD等

8、持有高级构建筑资格证或一级消防员资格证及以上专业职称，熟悉消防系统图纸及国家现行的消防施工规范、施工流程等优先
