POSITION OVERVIEW

The Critical Engineering Technician conducts extensive hand-on operations and maintenance work in a critical facility environment. Work includes installation, repair, and maintenance of critical and non-critical electrical, mechanical, and plumbing/piping equipment, machinery and controls located in the interior and exterior of building. Monitors operations and conducts a routine and on-going assessment of the building systems operations and performance. Performs tests, rounds and analyzes data to ensure the proper functioning of departmental equipment. Work requires strong formal conduct of operations skills, technical expertise, personal accountability, and flawless execution of work activities, and safety standards commensurate with a high-risk critical environment and associated expectations for exceptional customer satisfaction and confidence.

ESSENTIAL FUNCTION:

At the direction of the Critical Facilities Manager, maintains, monitors, and performs preventive, predictive, and corrective maintenance on critical equipment, which may include the following: mechanical (including, but not limited to, HVAC, computer room air conditioners, chillers, and plumbing) electrical (including, but not limited to, UPS, DC battery systems, PDU, generators, transfer switches, and switchgear), cabling (including, but not limited to, data and voice, broad band), fire detection and suppression, life safety, lighting, temperature control systems, building management systems, and digital systems (including fire alarm, duress, card access, CCTV). Other responsibilities include, the operation and maintenance of non-critical equipment such as refrigeration, heat exchanger, HVAC, electrical, hot water systems. The CET also, monitors operation, adjusts, and maintains refrigeration, chilled water, and air conditioning equipment; boilers, and ventilating and hot water heaters; pumps, valves, piping and filters; other mechanical and electrical equipment; record readings and adjust where necessary, through controlled measures, to ensure proper operation of equipment. The CET will also be responsible for writing Method of Procedures, Emergency Operating Procedures, and overseeing their execution.

RESPONSIBILITIES:

  • Perform all work in strict accordance with Stream Data Centers critical operating procedures, standard operating procedures, and maintenance work instructions.
  • Read blueprints, schematics, and effectively resolve equipment issues.
  • Oversees all work efforts (including 3rd party contractors) for the safe and compliant operation, maintenance (corrective and preventive), and modification of critical equipment.
  • Disables and enables fire alarm control panels and systems.
  • Create and execute work orders, through the CMMS for preventative and corrective maintenance on critical systems and building physical structure.
  • Consult with Critical Facilities Manager to order necessary materials to complete all maintenance and perform necessary repairs work.
  • Finalize work orders by completing necessary documentation in the CMMS.
  • Ensure all preventive maintenance, and corrective maintenance records are reviewed and stored properly.
  • Available to cover 24/7 onsite shifts in the event of unplanned emergencies.
  • Respond to on call issues and escalate to the Critical Facilities Manager.
  • Perform BMS operations, and effectively analyze data to ensure proper functions of all critical systems.
  • Analyze power and cooling efficiency and maintain adequate PUE throughout the facility.
  • Perform RCCA analysis and report to the Critical Facilities Manager.
  • Comply with Stream Data Centers departmental policies, and HSE policy and procedures.

 CORE COMPETENCIES:

  • Safety & Risk Ownership: Leads safety planning for complex evolutions. Ensures controls are in place and corrective actions are tracked to closure.
  • Technical Capability: Leads complex troubleshooting and system evolutions. Reviews and validates technical execution plans prior to work. Maintains multiple supplemental qualifications/certifications to support business needs. (i.e. Schneider, various trainer quals, etc)
  • Maintenance Quality & Reliability: Independently leads all PMs and corrective maintenance. Improves PM effectiveness through revision, validation, or coaching. Ensures maintenance quality across a team or shift.
  • Documentation & Policy Adherence: Contributes to policy or procedural updates and ensures team compliance. Maintains audit‑ready documentation practices. Reviews for safety and effectiveness all MOPs, SOPs, and EOPs.
  • Ownership & Accountability: Accountable for outcomes across a team or shift; aligns resources to meet operational objectives. Owns designated administrative processes such as training, safety, CMMS etc.
  • Problem Solving & Judgement (Smart): Makes operational decisions during time‑critical or high‑risk events and improves systems or processes.
  • Leadership & Impact (Nice/Honest): Leads teams through work execution, events, or change while consistently modeling VMV (Vision, Mission, Values) behaviors. Supports designated communication pathways across cross-functional workgroups and/or customer interactions.
  • Engagement & Continuous Improvement (Passionate): Drives improvement initiatives with measurable impact at the team or site level. Coordinates with vendors for site visits and PM work. Creates and tracks POs for corrective and preventative maintenance

Requirements

QUALIFICATIONS, KNOWLEDGE, SKILLS, AND ABILITIES:

  • High School diploma or GED equivalent.
  • 3+ years of experience in critical environment operations, maintenance, and/or engineering supporting critical facilities.
  • Strong knowledge of workplace safety requirements and regulations, including OSHA, NEC, NFPA 70E, EPA regulations, and refrigerant handling practices.
  • Strong knowledge of HVAC and cooling infrastructure, including chilled water systems, CRAH/CRAC units, condensers, refrigerant cycles, system design, operation, preventive maintenance, and corrective repairs in critical environments.
  • Strong understanding of critical infrastructure, redundancies, failover systems, Tier classifications, and power and cooling requirements for critical IT loads.
  • Knowledge of escalation procedures, root cause corrective analysis (RCCA), and effective communication of critical issues in a critical environment.
  • Knowledge of CMMS, BMS, DCIM, and EPMS platforms.
  • Proficiency in Microsoft Office (Excel, Word, Visio) and Adobe applications.
  • Strong ability to read and interpret blueprints, schematics, and technical documentation.
  • Experience overseeing and coordinating vendor work.
  • Knowledge of fire protection and security systems and procedures in a critical environment.
  • Strong written communication skills, including the ability to develop detailed MOPs, SOPs, and EOPs.
  • Ability to perform hands-on repairs and maintenance of electrical systems in a critical environment.
  • Ability to participate in an on-call rotation and respond to critical issues as required.

PHYSICAL REQUIREMENTS/CONSIDERATIONS:

  • Ability to work a 24x7 shift schedule, including 12-hour shifts, in a critical environment requiring sound judgment and decision-making under pressure.
  • Ability to perform physically demanding work, including lifting and moving equipment up to 50 pounds, operating critical infrastructure, crawling in confined spaces, and manipulating small wires and components.
  • Ability to work at heights, use ladders, and perform extended site rounds involving significant walking and prolonged periods away from a desk.
  • Ability to work in industrial environments, including exposure to high noise levels requiring the use of hearing and eye protection.

The pay range for this role is between $35 – $50 (hourly). Individual compensation packages are based on various factors unique to each candidate, including skill set, experience, qualifications, location, and other job-related reasons. Stream Data Centers offers annual bonus, benefits, flexible time off (vacation), 401k and a variety of other perks and benefits.
