Job Description:

As the Senior Project Manager - Property and Real Estate, you will lead the stewardship, management and development of land and property assets across the LHUK portfolio. You will be responsible for ensuring outcomes are delivered safely, efficiently and to the highest standards, while meeting agreed budgets, timescales and delivery objectives. 

Your impact

You will be principally responsible for delivering projects that cover external interests including the LHUK Solar Farm PPA, Dorset & Somerset Air Ambulance relocation support, iAero interests and other external tenants the operate across the estate.

You will act as the key point of contact for all Property and Real Estate matters at the Yeovil site, working closely with tenants and the Leonardo Global Services team to ensure effective management of the site’s property interests.  You act on behalf of the LUK landlord.

You will take ownership of your assigned tasks from planning through to completion, ensuring that all activities comply with applicable legislation, as well as LDO UK and LHUK policies, procedures and governance requirements.

Working collaboratively with a wide range of internal and external stakeholders, you will build strong working relationships and coordinate activities to successfully deliver outcomes and site initiatives.

As a senior member of the Property, Infrastructure & Estates (PI&E) team, you will also contribute to the management and governance of the wider function. This will include supporting supplier management, providing accurate and timely monthly occupancy and utilisation reporting, contributing to continuous improvement initiatives and providing guidance and support to colleagues across the PI&E team.

What you will do as a Senior Project Manager - Property and Real Estate:

Ensure property and tenant projects are delivered to cost and time and Tenants and Landlord relationships are created and maintained.

Activities:

• Support Hd PI&E with the development and delivery of the LHUK estate and workplace strategy, including ensuring adequate resources are in place and budgeted.
• Responsible for the creation/development of business cases to support project Capital and Revenue spend.
• Support for the creation/development of 5 year and annual budgets and the management of spend to budget for PI&E Projects gaining Senior Leadership Team (SLT) endorsement for all spend.
• Responsible for the assessment and analysis of your Projects spend, ensuring all projects related activities are delivered within the approved budget.
• Responsible for the accurate forecasting of property and estates spend.
• Manage project resources in accordance with the PI&E project governance processes (RIBA stages 1 to 7).
• Provide professional/technical advice in support of the successful delivery of estate optimisation contributing to the 5-year business planning cycle and delivery of long-term strategies.
• Ensure that suitable and sufficient HSE arrangements are deployed and practiced on all projects in accordance with current UK Legislation, LDO UK Policies and Procedures and the LHUK HSEMSM.
• Ensure all legal requirements, building regulations, safety codes, safety inspections, and local and national regulations are met.
• Manage health and safety issues, ensuring Contractors have a safe working environment within which to operate, aligned to the CDM process.
• Coordinate property requirements with Infrastructure Projects on behalf of Leonardo Clients.
• Lead PI&E planning applications and liaison with Local Authority Planning Control.
• Lead PI&E lease, licence and tenant matters with Legal and property advisers.

Landlords and Landlord Owned Property

• Ensure all Landlord owned property is maintained in accordance with the respective Lease.
• Ensure that any modifications made to Landlord owned property are notified to the Landlord in accordance with the respective Lease and all modifications do not invalidate any associated warranties.
• Maintain good working relationships with the LHUK Landlords and their representatives.

Tenants

• Ensure all LDO UK Tenants of property under the control of LHUK operate in a safe and compliant manner at all times, in accordance with the respective Lease.
• Maintain good working relationships with all site based Tenants.
• Lead the Quarterly Business Review (QBR) meetings with Suppliers.
• Lead the property Business Continuity Management (BCM) Review.
• Attend and contribute to Utility Working Group (UWG) meeting when required.
• Support the recruitment of new Project Managers and Project Leaders by participating in the interview process.
• Lead and participate in Departmental initiatives and continuous improvement.

What you’ll bring

• Qualified professional and/or in depth experience of property and estates management.
• Recognised Project Management qualification is desirable.
• Best practices, methods, trends and legislation in property, environmental and construction services.
• Project and risk management skills.
• Project management policies and procedures.
• Clear understanding of business and functional strategy and how this role contributes to the success of the Business objectives.
• Negotiation skills to the extent of being able to deal effectively with Senior leaders, Managers, Employees, Customers, Suppliers and the enforcing authorities.
• Ability to work effectively as a team member and share knowledge to support continual process of learning and improvement.
• Experience across a range of real estate and estate management, including leases and licences.
• Experience supporting property transactions, studies, feasibility, concept designs and/or detail design.
• Interpersonal and team skills and able to communicate and interact at all Company levels.
• Financial competence regarding budgetary control, including attendance of in-house finance training.
• NEBOSH Construction Certificate level qualification.
• Fully conversant with Facilities Management processes and procedures (CDM).
• Experience in estate optimisation and workplace space planning.
