Hackman Capital Partners is seeking a Senior Analyst, Asset Management & Investments to support the strategic oversight and performance optimization of the company’s growing portfolio of premier film and television studio assets, while also supporting the evaluation and underwriting of new investment opportunities. This role offers direct exposure to institutional-quality real estate asset management within one of the entertainment industry’s leading studio platforms.

The Senior Analyst will report to the Senior Vice President, Asset Management and play an integral role across both asset management and investment activities. The role will provide significant exposure to asset-level strategy, financial performance, leasing, capital planning and operations, as well as underwriting, financial modeling, due diligence, and investment analysis for potential acquisitions and other transitions.

The ideal candidate is intellectually curious, highly organized, quantitatively strong, and passionate about commercial real estate, investment, entertainment infrastructure, and value creation. This role is designed for someone who is comfortable doing detailed analytical work, can operate in a fast-paced environment, and wants to grow through direct exposure to senior team members and complex real estate investments. The position provides a unique opportunity to work across the investment life cycle, from evaluating and underwriting new opportunities to executing business plans and maximizing performance following acquisition, with exposure to some of the most iconic studio and media properties in the industry as well as HCP’s broader real estate (creative office, industrial, retail).

RESPONSIBILITIES INVESTMENTS:

•  Support the evaluation and underwriting of new acquisition and investment opportunities across HCP’s investment strategies.

•  Develop and maintain detailed underwriting and financial models to evaluate new investment opportunities, including cash flows, financing assumptions, capital requirements, exit scenarios, and investment returns.

•  Assist with the preparation of investment committee materials, including financial analyses, market information, investment considerations, risks, and recommendations.

•  Conduct market and comparable transaction research to support investment assumptions, valuation, and underwriting.

•  Perform sensitivity and scenario analyses to evaluate key investment assumptions, risks, and potential returns.

•  Support transaction due diligence, including the review and analysis of leases, operating statements, rent rolls, capital expenditures, financing assumptions, market data, and other transaction materials.

•  Work with members of the Investments, Asset Management, Development, Leasing, Finance, and Legal teams throughout the underwriting and due diligence process.

•  Assist with evaluating recapitalizations, refinancings, dispositions, lease transactions, and other strategic opportunities across the existing portfolio.

•  Support the transition of newly acquired investments from underwriting into asset management, including tracking the original investment thesis and business plan against actual performance.

 

RESPONSIBILITIES ASSET MANAGEMENT:

•  Support the execution of asset-level business plans and value creation strategies across HCP’s real estate portfolio.

•  Analyze and monitor property performance, including occupancy, leasing activity, operating expenses, capital expenditures, and revenue trends.

•  Develop and maintain financial models, budgets, forecasts, and investment analyses to support asset-level decision-making.

•  Assist in the preparation of quarterly asset reviews, portfolio reporting packages, and strategic presentations for senior leadership.

•  Support leasing initiatives through market research, tenant analysis, lease reviews, and financial evaluation of leasing opportunities.

Analyze property-level operating performance and budget variances, working with property management teams to identify key drivers and areas of opportunity.

•  Conduct market research and competitive analysis related to studio, media, industrial, and creative office, and other real estate sectors relevant to HCP’s portfolio and investment activities.

Support the evaluation of capital planning initiatives, including redevelopment, construction, entitlement, and capital improvement projects.

•  Track key performance indicators and identify opportunities to enhance asset performance and maximize long-term portfolio value.

 

AI Tools, Technology & Workflow Optimization

•  Use modern AI tools such as Claude, ChatGPT, and other AI-enabled productivity platforms to support research, analysis, reporting, drafting, workflow organization, and internal process improvement.

•  Identify opportunities to responsibly integrate AI tools into asset management workflows, including market research, document review, meeting preparation, presentation support, data synthesis, and portfolio reporting.

•  Apply strong judgment when using AI tools, including reviewing outputs for accuracy, maintaining confidentiality, and ensuring all work product meets HCP’s quality, professionalism, and discretion standards.

•  Stay current with emerging technology and AI tools that may improve productivity, communication, analysis, and decision-making across the Asset Management and Investments functions.

What You Will Bring

•  Strong analytical, financial modeling, and problem-solving capabilities.

•  Advanced proficiency in Microsoft Excel and PowerPoint.

•  Comfort and fluency with modern AI tools, including Claude, ChatGPT, and other AI-powered productivity platforms, with the ability to use these tools to improve efficiency, research, communication, and work product quality.

•  Strong understanding of commercial real estate fundamentals, including valuation, financial analysis, leasing, budgeting, financing, and investment return metrics.

•  Ability to build and analyze real estate investment models and understand the key drivers of investment returns.

•  Ability to analyze both existing asset performance and new investment opportunities.

•  Excellent organizational skills with the ability to manage multiple priorities and deadlines simultaneously.

•  Strong verbal and written communication skills.

•  Ability to synthesize complex financial and qualitative information and present conclusions and recommendations clearly and concisely.

•  Strong attention to detail and commitment to accuracy.

•  Ability to work independently while collaborating effectively across Asset Management, Investments, and other teams.

•  Professionalism, discretion, and ability to appropriately handle confidential information.

•  Intellectual curiosity and a proactive approach to identifying opportunities, solving problems, and adopting tools that improve performance.

Requirements

EDUCATION, SKILLS, AND QUALIFICATIONS:

•  Bachelor’s degree in Real Estate, Finance, Business Administration, Economics, Accounting, Urban Planning, Construction Management, or a related field.

 

•  2–5 years of relevant experience in real estate private equity, acquisitions, asset management, investments, development, commercial real estate, consulting, investment banking, private equity, or a related field.

 

•  Strong financial modeling and analytical experience. Strong financial modeling, real estate underwriting, and analytical experience, with the ability and willingness to work through detailed models and analyses.

 

•  Experience building or working with property-level cash flow and investment models, including IRR, equity multiple, debt, and sensitivity analyses.

 

•  Proficiency in Microsoft Excel, PowerPoint, and Outlook.

 

•  Experience analyzing operating statements, budgets, leases, rent rolls, and capital projects, and transaction materials preferred.

 

•  Familiarity with Argus, Yardi, MRI, or similar real estate software is a plus.

 

•  Experience using or strong interest in adopting AI tools such as Claude, ChatGPT, and similar platforms to support research, analysis, reporting, and productivity is preferred.

 

•  Ability to commute to Culver City, CA for in-office collaboration.

Salary: $125-140 plus bonus
