About Homeward

Homeward takes the “what ifs” out of homebuying by creating financial products that give buyers and sellers certainty and convenience. We’re a fast-paced, remote-first real estate startup that partners with real estate agents to offer innovative products and services, helping clients buy with cash, sell with certainty, and time their move, regardless of the market.

Founder and CEO Tim Heyl, owner of one of the fastest-growing agent teams in the country, started Homeward in 2018 to fix the antiquated and broken real estate process. Today, we offer bundled cash offers, mortgage, and title services in 13 states, enabling buyers and sellers to move with certainty and convenience.

We’re a fully remote company with a diverse team spread across several countries - Grounded in three core values: The Golden Rule, One Team One Dream, and Calm Focus. Hear from our employees about what our values mean to them.

The Opportunity

Homeward is building a stronger, faster, and more accountable Repairs organization. The Repairs Project Manager (PM) will own repair performance for an assigned portfolio of homes and serve as the construction subject matter expert for their pod(s). This role combines residential construction knowledge, project management, vendor negotiation, problem solving, and strong operational ownership to deliver against a key set of KPIs.

The PM will work closely with Homeward's market teams, approved vendors, and Property Coordinators to move homes through repairs quickly, at the right quality and at the right cost. This is not an administrative coordinator role—the PM is expected to make decisions, challenge scopes and pricing, solve complex repair issues, and own the outcome.

What You'll Do:

  • Own repair performance for an assigned pod/portfolio from vacancy through Make Ready completion and throughout the property's lifecycle while it’s in Homeward’s possession.
  • Serve as the construction SME for repair scoping, pricing, vendor questions, complex repairs, and escalations.
  • Review and pressure-test repair scopes to ensure work is necessary, appropriately scoped, and consistent with Homeward standards to deliver a strong ROI.
  • Negotiate vendor pricing, enforce established pricing tables, use Not-to-Exceed (NTE) limits, and seek competitive bids when appropriate.
  • Make practical, time-sensitive field decisions within defined authority so vendors can complete additional minor work while already onsite instead of creating unnecessary return trips.
  • Take a lead role on Market Sale repairs, where closing timelines require fast scoping, vendor coordination, and decision-making.
  • Lead emergency repair coordination, ensuring rapid vendor dispatch, timely mitigation of property damage, and effective communication with internal stakeholders through resolution.
  • Coordinate the filing and management of property insurance claims, including documenting losses, gathering supporting information, working with adjusters and vendors, and following claims through resolution.
  • Manage vendors at the project level and hold them accountable to price, quality, and Estimated Completion Dates (ECDs).
  • Partner with Property Coordinators, who handle administrative and workflow execution such as utilities, recurring maintenance, invoice/document management, system updates, and routine coordination.
  • Review completed work and QC information, identify incomplete or poor-quality work, and drive corrective action (inclusive of rework demands).
  • Provide actionable vendor-performance feedback to Repairs leadership and assist with identifying strong local vendors and direct-to-trade options such as plumbing, electrical, HVAC, roofing, and other specialty trades.
  • Partner with GMs and our property listing teams  on repair strategy, including whether work is necessary, how it should be scoped, and how to resolve repair requests efficiently.
  • Owner mindset around escalations - leverage your  construction judgment, assess vendor performance, scope, cost, quality, and schedule to determine the best path forward for Homeward and its customer.

Qualifications & Experience:

  • Residential construction, renovation, fix-and-flip, SFR, property management, iBuyer, general contracting, or similar hands-on housing experience.
  • Strong working knowledge of common residential repair and renovation scopes, materials, trades, sequencing, and pricing.
  • Ability to look at a repair problem and develop practical, cost-effective solutions—not simply accept the first vendor recommendation.
  • Experience working directly with contractors and vendors, including negotiating bids and holding partners accountable.
  • Strong judgment and comfort making decisions with imperfect information and tight timelines.
  • Ability to manage multiple active properties and competing priorities in a fast-moving environment.
  • Strong written and verbal communication skills and the ability to translate construction issues for non-construction partners.
  • Comfort working with remote/offshore operational partners and providing clear direction and context.
  • Bias toward ownership: if a project is off track, you identify why and drive it to resolution.
  • Experience managing dispersed residential portfolios across multiple markets.

Nice-to-Haves:

  • Experience with an SFR operator, iBuyer, institutional homebuyer, fix-and-flip organization, or residential renovation platform.
  • Experience sourcing specialty trades and building local vendor networks.
  • Residence in or near a major Homeward market, creating the ability to make occasional property/site visits if needed in the future.

Compensation:

  • Base salary of $70,000
  • Variable Performance bonus up to $15,000
  • Meaningful equity grant of stock options with real upside potential

Benefits:

  • Comprehensive medical, dental, vision, and life insurance, with company contributions toward premiums
  • 20 days of paid vacation, 5 sick days, 12 company holidays, and 2 floating holidays
  • Generous paid parental leave of up to 13 weeks
  • 401(k) with employer contribution match
  • Remote-first work environment (our headquarters are in Austin, TX)
  • Collaborative, low-ego team that values intellectual curiosity and continuous improvement

Value-Driven Employee Experience

THE GOLDEN RULE. It’s simple: Treat others the way we want to be treated. Whether we’re dealing with colleagues or customers, we don’t prioritize money or growth over people, and we practice empathy at every opportunity.

CALM FOCUS. We work in tech and build solutions for real estate. Both are fast-paced and stressful industries. But by focusing on the larger objective rather than rushing from one task to the next, we can create solutions our customers love.

ONE TEAM, ONE DREAM. Big problems require big solutions. We look at our customers’ experiences holistically and recognize that solving them requires collaboration across teams and our three affiliate companies — Homeward, Homeward Mortgage and Homeward Title.
