Job Summary

The Lead Maintenance Worker oversees and performs maintenance and repairs on equipment, machinery, and facilities. This role involves inspecting, diagnosing, and repairing various systems, including mechanical, electrical, and plumbing. They also lead and mentor other maintenance staff, ensuring quality work and adherence to safety standards. This is a working lead position who performs duties as a maintenance worker. Is required to be on-call based on hospital needs.

Essential Duties:

  • Attends meetings and supervises staff in the absence of the Director of Plant Ops.
  • Performs special projects as assigned by the Director of Plant Ops.
  • Maintains oversight of work orders and repairs.
  • Fixes electrical, plumbing, carpentry, sheet rock and painting. Performs general HVAC repairs & services.
  • Repairing and treating structures such as showers, sinks, appliances, doors/cabinets, walls and building exteriors.
  • Schedule and complete preventative maintenance program.
  • Complete grounds work such as: grounds pick up, sweeping and light landscaping.
  • Makes regular inspection of the grounds, buildings, plumbing, electrical fixtures, and major equipment, as potential issues.
  • Maintains logs of maintenance activities and repairs performed.
  • Ensures adherence to safety regulations and procedures and infection control requirements.
  • Should be familiar with location of power, water and gas turnoff valves, clean-out traps, fire extinguishers and fire hydrants on the property.
  • Cleans up thoroughly after performing work.
  • Notifies Director of Plant Ops and/or members of leadership as directed, regarding any supplies necessary to complete requests.
  • Attends employee meetings and training as requested.
  • General repair and maintenance as well as special functions such as facility cleaning.
  • Participates in drills, maintenance and response to alarms and EOC maintenance related codes.
  • Familiar with TJC standards and requirements.  
  • Participates in activities which enhance professional growth and development.
  • Works with other maintenance staff and contractors as needed.
  • Upholds the Organization's ethics and customer service standards.
  • Performs other duties as assigned.

Requirements

Job Requirements

Education and/or Licensure – High School degree (or equivalent). Years of experience can be substituted for education requirements.

Experience - General 3 years’ experience with plumbing and air conditioning with experience in repairs and maintenance preferably in a commercial or Healthcare environment.

Additional Requirements – Must possess or obtain a valid CPR certification and complete de-escalation training prior to completing orientation. Must be available for on-call; weekend, day, and night shifts as assigned.

Knowledge Skills and Abilities

·         Must be able to concentrate on work amidst distractions such as noise, conversations and foot traffic.

·         Must be able to consistently meet deadlines; must be flexible in work hours in order to meet patient and organization operating needs.

·         Flexibility to work closely with patients and staff in a caring and supportive style with the ability to maintain self-control in volatile or hostile customer services interactions.                                                                

·         General knowledge and understanding of safety procedures.

·         Must have skills in maintaining information as highly confidential

·         General knowledge of a work order system; assign work orders staff, close, etc.

 

Physical Requirements/Environmental Conditions

Perform the following with or without reasonable accommodations:

·         Ability to stoop, kneel, crouch, crawl, reach, stand, walk, push, pull, lift, grasp, and be able to perceive the attributes of objects such as size, shape, temperature, and/or texture by touching with skin, particularly that of the fingertips. 

·         Ability to express and exchange ideas via spoken word during activities in which they must convey detail or important spoken instructions to others accurately, sometimes quickly and loudly.

·         Hearing to perceive the nature of sound with no less than 40 db loss @ Hz, 1000 Hz, and 2000 Hz with or without correction; ability to perceive detailed information orally and make fine discriminations in sound. 

·         Perform repetitive motions with wrists, hands, and fingers. Individual must be able to exert up to 100 pounds of force occasionally and to be able to lift, carry, push, pull, or otherwise move objects. 

·         Work requires a minimum standard of visual acuity with or without correction that will enable people in the role to complete administrative and clerical tasks, as well as inspect and analyze.

·         Must be able to work and concentrate amidst distractions such as noise, conversation and foot traffic; ability to handle interruptions often and be able to move from one task to another

·         While worker may possibly be subjected to temperature changes, the worker is generally not substantially exposed to adverse environmental conditions as the work is predominantly inside.

·         Category 1  Job usually involves contact with patients or patient specimens. Exposure to blood, body fluids, non-intact skin or tissue specimens, is possible                                                                                                                     

·         Category 2  Job may expose incumbent occasionally or in emergency situations to blood, body fluids, and non-intact skin or tissue specimens.                                                                                                                                

·         Category 3  Job does not involve exposure to blood, body fluids, and non-intact skin or tissue specimens. Incumbent does not perform or help in emergency medical care or first aid as part of his/her job.
