The Asset Management Manager supports the team’s asset and portfolio strategy work across strategy development, CapEx/value-add execution, asset disposition, and investor communication. We are looking for candidates who bring a clear strength in at least one of the following areas: (1) financial modeling and analysis, (2) English/Korean business communication, or (3) disposition transaction experience. Candidates are not expected to be strong in all three—one demonstrated strength, paired with the aptitude to grow into the others, is sufficient. We welcome applicants across a broad experience range, as we are hiring two professionals into the team at varying seniority levels
Key Responsibilities
Asset & Portfolio Strategy
- Develop and implement asset-level and portfolio-wide strategies to enhance asset value and optimize investment performance.
- Conduct market analysis and evaluate asset performance to identify opportunities and risks.
- Prepare and execute annual business plans and long-term strategic initiatives for assigned assets.
- Monitor market trends, tenant demand, and competitive positioning to support strategic decision-making.
CapEx & Value-Add Management
- Develop and manage capital expenditure (CapEx) plans to improve asset performance and maximize returns.
- Identify and execute value-add initiatives, including leasing, repositioning, refurbishment, and operational enhancement projects.
- Coordinate with internal teams, property managers, consultants, and external stakeholders to deliver projects on time and within budget.
- Evaluate investment proposals and track the financial performance of approved initiatives.
Exit Strategy & Asset Disposition
- Develop and execute medium- to long-term exit strategies for portfolio assets.
- Lead asset sale processes, including valuation reviews, due diligence coordination, marketing strategy, and negotiations.
- Collaborate with investment, legal, tax, and external advisory teams to ensure successful transaction execution.
- Prepare asset disposition recommendations and obtain internal approval from relevant investment committees.
Investor Communication & Reporting
- Prepare high-quality asset performance reports, investment updates, and portfolio reviews for investors and senior management.
- Support investor meetings, presentations, and ad-hoc requests.
- Maintain proactive communication with investors regarding asset performance, strategic initiatives, and market developments.
- Assist in fundraising and investor relations activities when required.
Requirements
- Bachelor's degree in Real Estate, Finance, Business Administration, Economics, or a related field.
- Minimum 1-8 years of experience in Asset Management, Real Estate Investment, Investment Management, or a related field.
- Strong capability in at least one of the following: financial modeling/valuation, English and/or Korean business communication, or disposition transaction experience.
- Exposure to commercial real estate markets a plus, but not required.
- Advanced proficiency in Microsoft Excel and PowerPoint.
- Korean fluency required; English proficiency preferred.
