Key Responsibilities

Office & Facilities Management

• Serve as the first point of contact for all office operations—maintaining a clean, organized, welcoming, and fully stocked environment every single day
• Manage visitor parking validation and coordinate parking access onboarding for incoming employees
• Manage and maintain office supply inventory with zero-tolerance for stock shortfalls; proactively reorder supplies before they run low
• Keep the kitchen, snack bar, and beverage station fully stocked, fresh, and inviting—anticipating team preferences and seasonal needs
• Coordinate with building management on facility maintenance, repairs, and service requests
• Manage relationships with vendors, delivery services, and office service providers
• Set up conference rooms and common areas for meetings, ensuring everything is prepared and presentable in advance

Administrative & Organizational Support

• Manage incoming and outgoing mail, packages, and deliveries with accuracy and urgency
• Maintain an organized filing and records system—both physical and digital—ensuring
• Coordinate travel arrangements, calendar scheduling, and logistical support for leadership as needed
• Track office-related expenses and assist with invoice processing and vendor billing
• Draft and send internal communications, announcements, and reminders on behalf of the team
• Maintain office procedures documentation and continuously look for ways to improve workflows

People & Culture Support

• Welcome guests, clients, and new hires with warmth, professionalism, and enthusiasm—setting the tone for the Speed Bay experience
• Assist with onboarding logistics for new team members, including workspace setup, equipment coordination, and first-day orientation materials
• Plan and coordinate office events, team lunches, celebrations, and morale-boosting initiatives

Executive & Team Support

• Provide administrative support to senior leadership, including scheduling, correspondence, and special projects as needed

Qualifications

• 1–2 years of office management, administrative, or executive assistant experience required

Compensation

The annual full-time base salary range for this role is $55,000 – $65,000. Specific compensation is determined through interviews and a review of relevant education, experience, training, skills, geographic location and alignment with market data. Additionally, certain positions may be eligible to receive a discretionary bonus as determined by bonus program guidelines, position eligibility and Speed Bay Senior Management approval. About the Role

Speed Bay Warehouse Solutions is seeking its first Chief Marketing Officer to define and own the brand and marketing function of a fast-growing, institutionally backed real estate investment platform. This is a rare opportunity to shape the identity of a firm with experienced founders, significant capital, and a clear path to becoming the nationally recognized leader in shallow bay, multi-tenant light industrial real estate.

The CMO will own the end-to-end marketing function—from brand strategy and investor positioning to digital presence and creative output—and will serve as the in-house steward of external marketing partners. The role is central to how Speed Bay presents itself to institutional LPs, private wealth platforms, and the broader market as it scales its fundraising and firm-building efforts.

The ideal candidate has led marketing for an institutional asset manager or distributed investment products business serving institutional and high net worth channels, is comfortable operating within FINRA marketing standards, and brings the strategic instincts to translate a complex investment platform into clear, compelling narratives for multiple distinct audiences. Experience with real estate investment products, 1031 exchange offerings, or non-traded REITs is a meaningful plus, but not a prerequisite. This person is both a creative leader and a disciplined operator—able to build durable marketing infrastructure while moving quickly to support active fundraising and broader firm-building initiatives.

Key Responsibilities

Brand & Marketing Strategy

• Define and evolve Speed Bay’s brand identity, ensuring consistent messaging that positions the firm as the premier specialist in shallow bay, multi-tenant light industrial real estate.
• Serve as the brand champion across the organization, partnering with leadership to refine mission, values, and market positioning.
• Build a scalable marketing and communications infrastructure that supports near-term fundraising priorities and long-term firm growth.
• Partner with the Property Management team to ensure all property-level branding—signage, leasing materials, tenant communications, and on-site presentation—is consistent with Speed Bay’s brand guidelines and reflects the firm’s standards of quality and professionalism.
• Develop and maintain a set of brand guidelines that can be easily adopted across the Property Management team, ensuring a unified and consistent identity at every tenant and investor touchpoint.

Institutional Marketing & Brand Building

• Partner closely with the capital formation and leadership teams on active institutional fundraising, shaping narratives and preparing materials for first meetings, follow-ups, on-sites, and investment committee presentations.
• Apply a marketing lens to existing institutional materials, refining and repackaging them for different investor conversations and stages of diligence.
• Sharpen how the fund, platform, and investment opportunity are presented as the firm engages a broader range of prospective LPs and strategic counterparties.

Distributed Products & Private Wealth Marketing

• Lead the continued evolution of Speed Bay’s distributed product materials across non-traded REIT, private Reg D funds, 1031 exchange offerings, and related vehicles.
• Develop and tailor materials for anchor investors, wealth platforms, and distribution partners, with a framework for footnotes, disclosures, and source support that can be consistently applied.
• Review materials through a FINRA compliance lens in partnership with legal and compliance, ensuring adherence to applicable regulatory standards.
• Support ongoing refinement of product positioning as the firm broadens its distribution footprint.

Content, Digital & Thought Leadership

• Set strategy for Speed Bay’s digital ecosystem—website, social, and paid media—ensuring an always-on presence that is up to date, engaging, and compelling across multiple audiences.
• Oversee the website from design through ongoing maintenance, working with the internal team and external vendors as needed.
• Establish Speed Bay as an authoritative voice in the shallow bay industrial sector through research, thought leadership, and selective media engagement.
• Manage third-party vendors responsible for paid digital marketing, including Google Ads, SEO, and other performance channels—setting clear KPIs, overseeing campaign strategy, and ensuring all activity is aligned with Speed Bay’s brand standards and business objectives.

Team & Vendor Management

• Manage and develop the internal design and marketing team, fostering a collaborative, high-output culture with strong feedback loops and low regrettable turnover.
• Own day-to-day relationships with external marketing, creative, and digital vendors, ensuring their output is high quality, on brand, and aligned with Speed Bay’s strategic priorities.
• Identify gaps in team capacity or capabilities and make recommendations to leadership on resourcing as the platform scales.

Qualifications

• 10+ years of marketing leadership experience, with significant time in commercial real estate, financial services, or institutional asset management.
• Demonstrated experience marketing investment products in institutional and high net worth channels; familiarity with distributed product structures (non-traded REIT, private Reg D funds, 1031 exchange offerings, or similar) is a plus but not required.
• Familiarity with FINRA review standards and marketing requirements for SEC-regulated investment managers.
• Proven ability to tailor materials for sophisticated institutional investors and private wealth audiences.
• Track record of building and developing high-performing marketing teams, with the ability to lead creatives and generalists toward shared goals.
• Strong portfolio across brand, creative, and digital, including agency and vendor management.
• Excellent written and verbal communication skills, with an ability to translate complex investment concepts into clear, audience-appropriate messaging.

About the Role

Speed Bay is seeking a detail-oriented and driven Leasing Coordinator to support the Leasing Manager across all aspects of the leasing function. This role serves as the operational backbone of the leasing team—managing the full tour experience, handling lease administration, maintaining accurate records, and ensuring seamless coordination between prospects, tenants, brokers, and internal teams. The ideal candidate is organized, proactive, and eager to build a career in commercial real estate.

Key Responsibilities

Leasing Manager Support

• Provide direct administrative and operational support to the Leasing Manager, including preparation of leasing proposals, LOIs, and lease abstracts.
• Maintain and update the leasing pipeline tracker, ensuring deal status, key dates, and activity notes are current and accurate.
• Support market research by compiling competitive availability reports, rent comparables, and vacancy data.

Tour & Prospect Management

• Coordinate all property tours, scheduling and confirming appointments with prospects, brokers, and property management staff; prepare tour packages including brochures, availability summaries, and floor plans.
• Conduct property tours independently or alongside the Leasing Manager, delivering a professional and engaging prospect experience.
• Track prospect inquiries and maintain the CRM/Yardi database with accurate contact details, tour notes, and deal progression.

Lease Administration

• Manage all lease administration functions, including preparation, routing, execution, and filing of leases, amendments, renewals, and extensions.
• Maintain a comprehensive lease abstract database tracking key terms, critical dates, and tenant obligations; input and maintain all data in Yardi.
• Collaborate with property management and accounting on rent commencement, TI allowance tracking, and new tenant onboarding.
• Monitor upcoming lease expirations and option deadlines, alerting the Leasing Manager in advance to support timely renewal discussions.

Broker Coordination & Reporting

• Maintain broker contact databases, assist with marketing material distribution, and process commission agreements and payment requests upon lease execution.
• Prepare weekly and monthly leasing activity reports summarizing pipeline status, tour activity, and deal velocity for the Leasing Manager and senior leadership.

Skills & Qualifications

• Bachelor’s degree in real estate, business, finance, or a related field preferred; equivalent experience will be considered.
• 1–3 years of experience in commercial real estate, property management, or leasing; industrial or multi-tenant experience a plus.
• Proficiency in Yardi or comparable property management/CRM platform strongly preferred; Excel proficiency required.
• Strong organizational skills with exceptional attention to detail and the ability to manage multiple priorities simultaneously.

• Execute day-to-day leasing activities across an assigned regional portfolio of multi-tenant light industrial properties, working in coordination with local and regional brokerage partners under the direction of the VP of Leasing.
• Implement market-specific leasing strategies developed in partnership with the VP of Leasing and Regional Asset Manager, focused on increasing rents, optimizing tenant mix, accelerating lease-up, and reducing vacancy across the regional portfolio.
• Manage all aspects of the leasing process within the region, from prospecting and broker engagement through letter of intent negotiation, lease documentation, and transition to property management.
• Build and maintain productive relationships with tenants, local brokers, and market participants to enhance Speed Bay’s visibility and deal flow within the assigned region.
• Negotiate new leases, renewals, expansions, and relocations within the regional portfolio, escalating complex or high-value transactions to the VP of Leasing as appropriate.
• Review tenant financials and creditworthiness in support of the leasing approval process, providing recommendations to the VP of Leasing and Regional Asset Manager.
• Support asset management and financial planning activities by providing regional leasing data, rent comps, pipeline updates, and absorption timelines, measured against pro forma expectations.
• Coordinate with property management, architects, and contractors on space planning and tenant improvement projects to ensure timely delivery and a high-quality tenant experience.
• Stay current on regional market conditions, competitive set performance, and local industrial trends through broker engagement, market research, and direct property tours to inform leasing strategy and pricing decisions.
• Participate in local industry events, broker meetings, and networking functions to build Speed Bay’s regional presence and cultivate new tenant and broker relationships.

About the Role

The Asset Management Associate at Speed Bay Warehouse Solutions will support the asset management team in the monitoring, analysis, and reporting of the company’s real estate and warehouse investment portfolio. This role involves financial modeling, market research, and performance reporting while partnering across internal teams and third-party vendors to drive value and support operational objectives.

Key Responsibilities

• Analyze and monitor the performance of existing assets against business objectives and budgets; assist in the review and preparation of regular business plans for each asset.
• Prepare and update financial models, budget forecasts, and cash flow analyses for both operational and potential acquisition assets.
• Conduct market research to evaluate property market trends, leasing activity, and competitive benchmarking for strategic reporting.
• Assist in the quarterly and annual asset valuation process, including assembling supporting documentation, data analysis, and re-forecast reporting.
• Help prepare internal investment memos and committee reports in support of new investment opportunities and major asset decisions.
• Review and track monthly operational and financial reporting received from property management and third-party vendors.
• Participate in due diligence, including data collection, comparison analysis, and support on transaction milestones as needed.

About the Role

The Property Manager ensures efficient day-to-day property operations, delivers high-quality tenant service, and oversees timely financial and operational reporting. This role involves building strong relationships with brokers, vendors, and tenants while maintaining compliance with company policies and local regulations. The position is integral to achieving operational excellence, supporting disciplined acquisitions, and contributing to the long-term value creation of Speed Bay's national portfolio through proactive management and technology-enabled practices

Key Responsibilities

• Manage day-to-day operations in accordance with established policies, management agreements, and business plans.
• Attend weekly asset management meetings to deliver status updates.
• Complete quarterly asset reviews and present to the Investment Committee.
• Build strong working relationships with local brokers, managers, and vendors in Denver and other target markets to ensure smooth property operations and resource management.
• Manage timely reporting and communications for out-of-state investments and properties managed by the company or affiliates, ensuring accurate records and documentation.
• Deliver first-class customer service to tenants by promptly addressing facility issues, concerns, and ensuring tenant satisfaction throughout the lease lifecycle.
• Lead monthly rent collection, invoicing, and reporting, verifying billings against rent rolls for accuracy and compliance.
• Prepare annual property business plans and budgets, track variances, and oversee operations analysis as part of property financial management.
• Develop and manage scopes of work for vendor bidding, project oversight, and property service delivery, ensuring quality and compliance.
• Oversee tenant improvements and coordinate compliance with local codes, work letters, and lease agreements, acting as the main liaison between tenants and contractors.
• Visit properties regularly to monitor asset performance, maintain market insights, and conduct essential inspections, ensuring that standards are upheld and issues addressed quickly.
• Make recommendations and oversee execution of major operational decisions for each asset, such as renovations, maintenance scheduling, and vendor selection.
• Collaborate with acquisition and executive teams for operational vetting when new properties are acquired, providing insight based on experience and site conditions.
• Responsible for responding to operational property needs, including off-hours maintenance requests as necessary.
• Maintain proficiency in property management technology (e.g., Yardi), Microsoft Office Suite, and management software necessary for property operations and reporting.
• Ensure compliance with company and legal standards for operational reporting, customer service, and safety practices at each property.

Qualifications

• Bachelor’s degree in real estate, business, or related discipline (preferred).
• Minimum five years of property management experience preferred, with strong operational skills in multi-tenant commercial properties.
• Ability to build and nurture stakeholder relationships and work collaboratively on operational needs.
• Adept analytical skills utilizing Excel and Argus.
• General understanding of Yardi property management software.
• Strong written and verbal communication skills.
• Highly organized and attentive to deadlines.
• Responsible for responding to operational needs, including off-hours requests as necessary.
• Proficiency in Microsoft Office Suite.

The annual full-time base salary range for this role is:

$70,000-$110,000

Specific compensation is determined through interviews and a review of relevant education, experience, training, skills, geographic location and alignment with market data. Additionally, certain positions may be eligible to receive a discretionary bonus as determined by bonus program guidelines, position eligibility and Speed Bay Senior Management approval.  Speed Bay offers PTO and paid holidays, the terms of which are set forth in the program policies. About the Role

The Corporate Accountant will be responsible for managing the financial records and reporting for the company’s corporate entities, ensuring accuracy, compliance, and timeliness in all corporate-level accounting activities. This role requires advanced proficiency in Yardi and Excel, with a strong ability to collaborate across teams to streamline corporate accounting processes, support consolidated reporting, and enhance overall operational efficiency.

Key Responsibilities

• Maintain accurate and up-to-date general ledger and sub-ledger accounts for assigned entities.
• Prepare monthly, quarterly, and annual financial statements in accordance with GAAP.
• Perform account reconciliations and resolve discrepancies promptly.
• Process accounts payable and receivable transactions, ensuring proper coding and approval workflows.
• Track and manage budgets, forecasts, and variance analyses for each entity.
• Use Yardi to bill and collect intercompany amounts.
• Collaborate with other departments to ensure expense reports and corporate card activity are properly classified and recorded.
• Use Excel to create detailed financial models, reports, and pivot tables for management review.
• Support annual audit and tax filings by preparing schedules, documentation, and responses to inquiries.

Qualifications

• Bachelor’s degree in Accounting, Finance, or related field.
• Minimum 3 years of accounting experience, ideally within the real estate industry.
• Proficiency in Yardi Voyager Software is preferred.
• Advanced skills in Microsoft Excel (pivot tables, formulas, data analysis).
• Strong understanding of GAAP principles and accounting best practices.
• Excellent attention to detail, organizational skills, and ability to meet deadlines.
• Effective communicator with strong problem-solving skills.

Preferred Qualifications

• Experience coordinating workflow and task tracking through Asana to maintain project timelines.
