The Regional Manager represents the property owners to both the residents and the public and is accountable to protect, maintain, and enhance the value of real estate assets to maximize the owner’s financial return. This is accomplished by direction and coordination of our property’s operation activities, leasing, and marketing.
- Must live in Destin, Panama City Beach, or Pensacola, or be willing to relocate.
- Must live in within a 30 minute drive to any major airport.

- Provides support for all properties within a defined portfolio and acts as key troubleshooter when issues arise.
- Hires, onboards, trains, develops and manages site teams. Works closely with other leaders and the HR team to address any employee relations issues, coaching, counseling and terminations. Performs initial 90-day and annual performance evaluations on assigned property managers.
- Recognizes, solves, and prevents property issues from rising to a level requiring the owner’s involvement. Solves daily issues that arise and makes command decisions. Acts as point of contact for resident relations, including resolution of complaint calls.
- Participates in the budget preparation process and in the analysis of monthly revenue statements compared to budget numbers. Reviews monthly numbers with each assigned property so as to ensure understanding. Monitors assigned property expenses each month.
- Prepares, reviews and submits required reports per properties assigned.
- Audits and reviews all assigned property bills and invoices to ensure accuracy. Audits petty cash at each assigned property.
- Works closely with appropriate leaders with regard to capital improvement projects, major capital expenditures. Ensures an accurate inventory of site assets is maintained. Recommends maintenance and capital improvements for each assigned property and continually act in a manner so as to maintain and enhance the value of the assets under his/her supervision.
- Ensures proper calculation and accounting of monthly bonuses, commissions; approves/validates timecards and monitors overtime.
- Ensures satisfactory completion of assigned training for all assigned team members.
- Reviews service contracts for each assigned property on a monthly basis.
- Works closely with marketing team to ensure maximum return on marketing investments.
- Implements cost savings wherever possible.
- Makes routine inspections of assigned properties at least once a month to ensure compliance with company policy and to review operations. Inspections are to include complete walk-through of buildings, common areas and all vacant units.
- Conducts random spot checks of the assigned properties and ensure any deficiencies are rapidly addressed. Ensures curb appeal of all assigned properties remains high and attractive.
- Communicates information between assigned properties and legal counsel appropriately, so as to avoid negative legal consequences.
- Assists with the due diligence for property acquisitions. Leads the takeover team for new acquisitions and property dispositions.
- Conducts weekly meetings with assigned property management staff.
- Assists manager and/or staff of assigned properties, as needed.
- Strives to constantly improve operations and aesthetics of all assigned properties.
Essential Needs:
- Minimum 3 Years of multifamily Regional Manager experience
- Luxury A-Class experience strongly preferred
- RealPage/Knock/Onesite Software experience strongly preferred

The Maintenance Technician will work alongside the service team and office teams to ensure that all the repair and maintenance of property facilities and apartment homes meet or exceeds standards.

- Preventative maintenance and diagnosis on HVAC units, replacing filters, and cleaning coils
- Repair and replace furnished kitchen appliances, refrigerators, stoves, washers and dryers, ovens, and microwaves
- Minor to moderate-level plumbing repairs, replacements, and installation
- Repair or replace sink/shower/toilet fixtures
- Repair or replace electrical fixtures and switches
- Lock changes, lockouts, and replace doors, doorknobs, and lock systems
- Operate various equipment, hand tools, and power tools
- Upkeep and organization of maintenance shop and inventory
- Track service requests and maintenance work performed through software systems
- Assist in maintaining the grounds, interior and exterior common areas, and pools
- Work closely with Lead Maintenance Technician on daily and weekly priorities
- Available as needed for emergency maintenance requests
Essential Needs for Ocio Plaza Del Rio:
- Available Full-time, Monday – Friday from 9 AM – 6 PM (hours may vary slightly)
- Minimum of 2 years of commercial, residential, or apartment Maintenance experience
- EPA Certificate preferred
- Available for emergencies as needed
- On-Call required

The District Maintenance Manager is responsible for overseeing and executing all maintenance operations within the community. This role leads the maintenance team while ensuring that both interior and exterior areas—including building systems and grounds—are properly maintained to provide a safe, functional, and appealing environment for residents.

- Recruit, hire, train, and supervise maintenance team members, conducting routine performance evaluations.
- Perform regular inspections of the community and surrounding grounds to identify repair needs and maintain a safe, well-kept appearance.
- Coordinate landscaping and other exterior services through approved vendors as necessary.
- Establish and maintain the Community Compliance Manual in accordance with required standards and specifications.
- Respond promptly to maintenance and repair requests from residents and staff.
- Oversee proper trash removal and disposal procedures.
- Ensure maintenance tools, materials, and equipment are stored safely to prevent injury to residents, employees, and visitors.
- Remain accessible to residents, management, and team members as needed.
- Participate in required meetings and training sessions, ensuring full compliance with safety guidelines and OSHA regulations.
- Maintain dependable attendance and punctuality.
Essential Needs:
- High school diploma or equivalent required.
- Two to five years of maintenance experience, preferably within a multi-family housing environment.
- Prior supervisory experience preferred.
- Working knowledge of HVAC, plumbing, electrical systems, carpentry, and general mechanical repairs.
- HVAC, EPA, and/or CPO certifications may be required depending on community staffing needs.
- Basic computer proficiency, including experience with Ops Technology systems and email communication.
- Flexibility to work days, evenings, weekdays, and weekends as needed.
- Strong customer service skills with the ability to work collaboratively in a team setting.
- Clear and effective verbal and written communication skills.

Olympus Property is currently looking for a Director of Facilities with established experience in the multifamily industry.
Responsibilities Include:
- Strategic Planning & Budgeting: Develops long-term capital improvement plans and manages the department’s annual operating budget (OPEX) and capital expenditures (CAPEX). Assists in preparing maintenance budgets for all assets and providing financial support/training to all Lead Maintenance Technicians.
- Team Leadership: Hires, develops, evaluates and directs a team of regional maintenance managers, regional maintenance technicians, managing their training, performance, and scheduling.
- Team Training: Partners with Director of Regional Maintenance Training in developing training tools in support of Maintenance needs and initiatives, who will then assist with providing technical training and support, both on-site and virtually, for maintenance staff members. Assists with development of team training curriculum to include but not limited to policy and procedures, One-Site, and budgeting.
- Policy and Procedure Development: Evaluates, develops, and recommends maintenance polices that will ensure compliance of federal regulations, safety standards and process efficiencies.
- Develop Metrics/ KPI’s: Assesses maintenance metrics (i.e. – service requests timing, unit availability/turnaround) and works with RMM, RMT, Lead Maintenance, Business Manager and Regional Managers in developing solutions to increase productivity – specifically on any asset identified as underperforming to proforma by Asset Management.
- Site Evaluations: Visits properties and conducts periodic inspections to review, in detail, the property’s common areas, maintenance shop and other areas. Target is to visit each property 1 time per year and ensure RMM’s and RMT’s are visiting their properties 2 time per quarter.
- Renovations: Assists and participates in building renovation budgets for new acquisitions and is an integral part of the due diligence process.
- Project Management: Leads major facility renovations, expansions, and equipment installations from specification through to final inspection.
- Maintenance Management: Oversees both preventative maintenance (scheduled tasks to prevent failure) and reactive maintenance (emergency repairs) for HVAC, electrical, plumbing, and mechanical systems. Ensures the preventative maintenance program is being completed in each region by overseeing the process with each RMT. Assist with 1 per quarter when performing site visits with RMT.
- Vendor & Contract Management: Negotiates and oversees service contracts for specialized work such as landscaping, security, fire safety, and elevator maintenance. Address economies of scale where appropriate.
- Compliance & Safety: Ensures the facility meets all local, state, and federal regulations, including OSHA, ADA compliance, and fire safety codes.
- Risk Management: Works with Business Managers and Regional Managers, HR, and Safety team towards identifying and resolving safety concerns, thus reducing worker’s compensation exposure.
- Sustainability: Implements energy-saving initiatives and waste reduction programs to optimize operational costs and environmental impact.
Essential Needs:
- Education: Typically requires a Bachelor’s degree in Engineering, Facilities Management, or Construction Management.
- Experience: Generally 7–10+ years in facility operations, with at least 3–5 years in a senior leadership or director-level role.
- Technical Proficiency: Expertise in building automation systems (BAS) and Computerized Maintenance Management Systems (CMMS). Proficiency with Microsoft Office applications, including Outlook, MS Word and Internet.
- Certifications: Professional credentials like the Certified Facility Manager (CFM) or Facility Management Professional (FMP) are highly preferred.
- Capital Execution: Assist in managing capital projects under 20K when needed.
Physical Demands:
- Occasionally lift and/or move up to 50 pounds.
- Manual dexterity - the ability to quickly move the hand, hand together with the arm, or both hands to grasp, manipulate, handle, install, position, move, manipulate, or assemble.

- Managing the maintenance operations and compliance with all state, federal and local laws, rules, and regulations
- Regular inspection of property to ensure required maintenance and repairs are completed
- Ordering, purchasing, and maintaining sufficient inventories of tools, parts, and supplies
- Scheduling maintenance members their daily, weekly, and monthly forecasted workloads
- Communication and contracting with third-party supplier partners
- Monitoring and tracking service requests
- Performing preventative maintenance work and turn-key operations
- Ensuring the storage and maintenance shop areas are neat, well-stocked, clean, and organized
- Completing monthly, quarterly, and yearly property inspections
- Managing the maintaining of grounds, irrigation systems, interior structures, appliances, and exterior structures of buildings, pools and other common areas
- Coordinate repairs/repairing of structural, mechanical and electrical systems, and HVAC systems
- Adhere to property policies and inspecting of property safety and security
- Develop service team; hire service team members
- Work closely with the office staff and property Business Manager to ensure show-units and vacant move-in ready units are complete
- Utilize software systems to track reports, inventory, and completed action items
Essential Needs for The Preserve at Greenway Park:
- Available Full-time, Monday – Friday from 9 AM – 5 PM (hours may vary slightly)
- Minimum of 3 years in an residential/commercial/apartment Maintenance and/or apartment Maintenance Supervisor role

- Safeguarding and assuring all monies received on the property are properly deposited and entered into an operations system timely
- Promptly attending to resident comments and/or complaints
- Taking on leasing responsibilities including leasing apartments when needed
- Inspecting makes ready apartments prior to move in
- Requiring that all team members be friendly, open and available to the residents and co-workers while discouraging non-fraternization
- Filling in for the Business Manager (Property Manager) during times of absence and as-needed
- Managing and monitoring all rental collection. These include but are not limited to the following:
- Collect rent in a timely basis and deposit all receipts prior to bank close each day
- Assessing moves out condition of apartments and have a final account statement sent with the final disposition
- Immediately informing and referring any liability claims, legal complaints or other violations to the Property Manager, Regional Manager, and corporate office
- Keeping current on the businesses and retail nearby, hiring trends, new construction and any other aspects of the sub-market and overall market that could impact occupancy and/or income of the property.
Essential Needs for Mirador and Stovall:
- Available Full-time, Monday – Friday from 9 AM – 6 PM (hours may vary slightly)
- Flexibility for after-hours resident events and/or the first weekend of each month
- Onsite experience at an apartment community as an Assistant Manager or a cross trained Leasing Consultant
- RealPage/Knock/Onesite Software experience strongly preferred

- Lock changes, lockouts, and replace doors, doorknobs, and lock systems
- Operate various equipment, hand tools, and power tools
- Upkeep and organization of maintenance shop and inventory

- Assist in maintaining the grounds, interior and exterior common areas, and pools
- Work closely with Lead Maintenance Technician on daily and weekly priorities
- Available as needed for emergency maintenance requests

The Lead Maintenance Technician (Maintenance Supervisor) oversees the day-to-day maintenance operations of the apartment community and achieving property maintenance goals.
Your focus is ensuring that the apartments, common areas and grounds are properly maintained, managing turn-key operations and scheduling and leading repair/renovation work of both maintenance employees and outside contractors.

- Managing the maintenance operations and compliance with all state, federal and local laws, rules, and regulations
- Regular inspection of property to ensure required maintenance and repairs are completed
- Ordering, purchasing, and maintaining sufficient inventories of tools, parts, and supplies
- Scheduling maintenance members their daily, weekly, and monthly forecasted workloads
- Communication and contracting with third-party supplier partners
- Monitoring and tracking service requests
- Performing preventative maintenance work and turn-key operations
- Ensuring the storage and maintenance shop areas are neat, well-stocked, clean, and organized
- Completing monthly, quarterly, and yearly property inspections
- Managing the maintaining of grounds, irrigation systems, interior structures, appliances, and exterior structures of buildings, pools and other common areas
- Coordinate repairs/repairing of structural, mechanical and electrical systems, and HVAC systems
- Adhere to property policies and inspecting of property safety and security
- Develop service team; hire service team members
- Work closely with the office staff and property Business Manager to ensure show-units and vacant move-in ready units are complete
- Utilize software systems to track reports, inventory, and completed action items
Essential Needs for Carrington Oaks:
- Available Full-time, Monday – Friday from 9 AM – 5 PM (hours may vary slightly)
- Minimum of 3 years in an residential/commercial/apartment Maintenance and/or apartment Maintenance Supervisor role
- EPA/HVAC certified
- On-call
- Organization is a must

The Assistant Manager is instrumental in supporting residents and managing business operations, maintaining accurate financial records, and fostering a collaborative and supportive work environment.

- Safeguarding and assuring all monies received on the property are properly deposited and entered into an operations system timely
- Promptly attending to resident comments and/or complaints
- Taking on leasing responsibilities including leasing apartments when needed
- Inspecting makes ready apartments prior to move in
- Requiring that all team members be friendly, open and available to the residents and co-workers while discouraging non-fraternization
- Filling in for the Business Manager (Property Manager) during times of absence and as-needed
- Managing and monitoring all rental collection. These include but are not limited to the following:
- Collect rent in a timely basis and deposit all receipts prior to bank close each day
- Assessing moves out condition of apartments and have a final account statement sent with the final disposition
- Immediately informing and referring any liability claims, legal complaints or other violations to the Property Manager, Regional Manager, and corporate office
- Keeping current on the businesses and retail nearby, hiring trends, new construction and any other aspects of the sub-market and overall market that could impact occupancy and/or income of the property.
Essential Needs for Monte Viejo:
- Available Full-time, Monday – Friday from 9 AM – 6 PM (hours may vary slightly)
- Flexibility for after-hours resident events and/or the first weekend of each month
- Onsite experience at an apartment community as an Assistant Manager or a cross trained Leasing Consultant
- RealPage/Knock/Onesite Software experience strongly preferred

The Maintenance Technician will work alongside the service team and office teams to ensure that all the repair and maintenance of property facilities and apartment homes meet or exceeds standards.

- Minor to moderate-level plumbing repairs, replacements, and installation
- Repair or replace sink/shower/toilet fixtures
- Repair or replace electrical fixtures and switches
- Lock changes, lockouts, and replace doors, doorknobs, and lock systems
- Operate various equipment, hand tools, and power tools
- Upkeep and organization of maintenance shop and inventory
- Track service requests and maintenance work performed through software systems
- Assist in maintaining the grounds, interior and exterior common areas, and pools
- Work closely with Lead Maintenance Technician on daily and weekly priorities
- Available as needed for emergency maintenance requests
Essential Needs for Olympus Stone Glen:
- Available Full-time, Monday – Friday from 9 AM – 6 PM (hours may vary slightly)
- Minimum of 2 years of commercial, residential, or apartment Maintenance experience
- Knowledge of HVAC systems and/or an EPA/HVAC license
- Available for emergencies as needed

- Ability to lift 25 pounds and operate light equipment
Essential Needs for Chevy Chase Apartments:
- Full-time, Monday – Friday from 9 AM – 6 PM
- Experience in landscaping/grounds/facilities/janitorial is required
- Bilingual preferred
- Must have reliable transportation

The Leasing Consultant is the "face of the property" and an initial point of contact for all guests, prospects, residents, and vendors.
Your role's driving success is enthusiastically caring about helping others and securing residents in homes they'll love. You are an integral part of establishing your team's success by meeting sales goals and orchestrating successful resident events and community functions.
Your Purpose & General Responsibilities:

- Showing and leasing apartment homes to prospective residents
- Explaining details of the different apartment unit options and variations
- Providing exemplary customer service to both current and prospective residents
- Greet visitors in a warm, courteous, professional and welcoming manner
- Maintain thorough knowledge of the property
- Close “the sale” of new apartment homes to prospective residents
- Prepare lease paperwork, obtain move-in keys, and additional duties prior to new resident arrival
- Entry of information into internal resident database
- Utilize sales and marketing strategies to help increase property traffic
- Perform various administrative duties
- Respond to resident requests and help to minimize and resolve resident concerns
- Know the property’s product
- Plan, facilitate and participate in resident functions and resident activities
- Visit locators and local businesses to promote your product
Essential Needs for Preserve at Henderson Beach:
- Full-time with rotating weekday hours; Monday - Friday; 9 AM – 6 PM (hours may vary)
- Saturdays and Sundays are required (some weekends/hours may vary)
- Monthly after-hours availability for resident events (frequency/dates/times will vary)
- Minimum 1 year of experience as an apartment Leasing Consultant or established experience in a fast-paced sales/restaurant/retail/hospitality customer-facing role

The Lead Maintenance Technician (Maintenance Supervisor) oversees the day-to-day maintenance operations of the apartment community and achieving property maintenance goals.
Your focus is ensuring that the apartments, common areas and grounds are properly maintained, managing turn-key operations and scheduling and leading repair/renovation work of both maintenance employees and outside contractors.

- Managing the maintenance operations and compliance with all state, federal and local laws, rules, and regulations
- Regular inspection of property to ensure required maintenance and repairs are completed
- Ordering, purchasing, and maintaining sufficient inventories of tools, parts, and supplies
- Scheduling maintenance members their daily, weekly, and monthly forecasted workloads
- Communication and contracting with third-party supplier partners
- Monitoring and tracking service requests
- Performing preventative maintenance work and turn-key operations
- Ensuring the storage and maintenance shop areas are neat, well-stocked, clean, and organized
- Completing monthly, quarterly, and yearly property inspections
- Managing the maintaining of grounds, irrigation systems, interior structures, appliances, and exterior structures of buildings, pools and other common areas
- Coordinate repairs/repairing of structural, mechanical and electrical systems, and HVAC systems
- Adhere to property policies and inspecting of property safety and security
- Develop service team; hire service team members
- Work closely with the office staff and property Business Manager to ensure show-units and vacant move-in ready units are complete
- Utilize software systems to track reports, inventory, and completed action items
Essential Needs for Preserve at Henderson Beach:
- Available Full-time, Monday – Friday from 9 AM – 5 PM (hours may vary slightly)
- Minimum of 3 years in an residential/commercial/apartment Maintenance and/or apartment Maintenance Supervisor role
- EPA/HVAC certified
- On-call
