Job Summary

The Assistant Project Manager supports the Project Manager in all daily responsibilities, including managing the financial lifecycle (change order management, billing, receivables, subcontractor payments) and document control. This fast-paced role requires strong attention to detail and the ability to work effectively under pressure.

Responsibilities and Duties

• Execute all administrative and financial tasks related to project management, including insurance coordination, billing, change order management, profitability tracking, and project closeouts
• Manage the complete change order process, from scope review and pricing solicitation to packaging and presenting accurate change order requests
• Oversee billing activities, including setup, issuance, tracking receivables, and coordinating subcontractor payments
• Support the Project Manager in understanding and communicating project impacts, including delays and scope changes
• Have the general ability to process submittals, RFIs, and other essential construction administration documents with proficiency
• Assist with the administrative aspects of the monthly requisition process, ensuring accuracy and timeliness
• Utilize JRM’s ERP and construction management software to maintain project documentation and financial records
• Work independently with minimal direction on small to medium projects or collaborate with Senior Project Managers on larger, complex projects
• Demonstrate general aptitude in reading and interpreting construction documents and supporting field operations
• Maintain effective communication with project teams and stakeholders regarding project status, changes, and financial impacts

Qualifications and Skills

• Bachelor’s degree in construction management or a related field
• Minimum of 3 years of relevant experience, ideally including 1-2 years in a field-based role
• Resourceful, driven, and self-motivated with strong financial and organizational skills
• Proven ability to multitask and manage detailed financial responsibilities
• Excellent time management and ability to work effectively under deadline pressure
• Proficient in reading and interpreting commercial construction plans and specifications

Salary Information

• To the extent this role is performed in New Jersey, the annual salary range is $70,000 - 100,000.

Job Summary

The Project Manager is a key figure of the project team, responsible for the overall success of a project. The incumbent must possess excellent leadership skills, as well as be able to successfully set, observe and re-evaluate project priorities frequently.

Responsibilities

• Responsible for overseeing the efforts of all project activities and personnel.
• Coordinate with Estimating Department to formulate award schedule for trades during pre-construction.
• Acquire a thorough understanding of project requirements and objectives; review all project documents, including drawings, specifications, contracts, scope of work, and construction schedule.
• Coordinate and facilitate both internal and building kick-off meeting with all key participants.
• Prepare and issue project documents including progress reports, detailed project schedule updates, and financial/budget updates.
• Initiate periodic meetings and other forms of communication with project team members and/or client as appropriate, to acquaint them with unresolved problems and to ensure an adequate degree of coordination as needed between disciplines.
• Forecast and track the amount of labor, managerial and material costs necessary to complete a project.
• Perform project status reviews by monitoring project schedule, submittal/RFI logs and open items
• Monitor project scope for changes affecting budget and/or schedule; identifies cause, advises client, and negotiates changes in fee as appropriate.
• Manage project budget, minimize, and track expenses; provide finance reporting as needed.
• Ensure timely and accurate invoicing, monitor receivables for project as well as subcontractor pay schedule.
• Ensure subcontractors provide certificates of insurance that meet contractual requirements prior to mobilization.
• Resolve subcontractor claims during subcontractor close-out period.
• Ensure punchlist completion and Department of Buildings sign off.
• Organize and deliver project close-out/As-Built documents.

Qualifications

• At least three years of relevant experience, preferably in interior, high-end commercial general contracting
• Must have a proven record of managing complex projects in occupied spaces
• Must have strong client relations skills and a collaborative disposition
• Demonstrate proficiency in reading commercial construction plans and specifications
• 10-Hour OSHA Construction Safety and Health Certification is a plus but not required
• 4-Hour Supported Scaffold User Certification is a plus but not required

 Job Summary

The Project Estimator serves a vital function in the growth of JRM. As you will be responsible for accurately estimating the total costs associated with a project. A challenging position that requires fine attention to detail; the candidate must demonstrate the ability to work well under pressure, especially when facing bid deadlines.

Responsibilities

• Initiate and manage the entire bid process (CM and GC) inclusive of preparation of detailed bid packages and assure accurate and proper submissions/proposals by all subcontractors.
• Prepare estimates with the proper level of detail for all design stages: Conceptual, Schematic Design, Design Development and Construction Documents.
• Prepare quantity take-offs and estimate costs of materials, labor, and use of equipment required to fulfill all provisions of the contract.
• Solicit proposals based on drawings, bid packages and subcontractor walk through for each trade.
• Prepare subcontractor bid forms, scopes of work, etc. for all trades involved in each project.
• Provide an itemized hard and soft cost breakdown for client approval at the end of Schematic Design;
• Review design documents for proper information to receive accurate pricing from subcontractors and suppliers, generate acceptable value engineering ideas, and prepare life cycle costing.
• Ensure that estimates comply with the requirements of the overall construction contract and are consistent with corporate guidelines.
• Assist in the creation of logistics plans and accurately translate them to direct project costs.
• Compile detailed award packages to pass on to the purchasing team after estimate approval.
• Consult with architects, subcontractors, and material suppliers to discuss and formulate estimates, effect cost reductions, and resolve issues.
• Actively research, solicit, and develop sources/vendors for compiling and maintaining accuracy of cost information.
• Maintain current on trends in and changes to existing construction codes to ensure complete bids from subcontractors and material suppliers.
• Attend client and/or team meetings to discuss estimates, answer any questions and resolve any issues regarding pricing and estimates.
• Ensure a complete review of plans and drawings, identify items that have been omitted and ensure appropriate accounting for such items in an overall estimate package that represents the full scope of the project.
• Maintain client relationships throughout the project life cycle, ensuring client satisfaction with the project.
• Analyze completed projects to compare estimated costs to actual costs and determine the reason for any discrepancies.

Qualifications

• Four-year degree and/or at least three years of relevant experience in Estimating, Purchasing, or Quantity Surveying
• Ability to manage multiple tasks effectively
• Excellent time management and organizational skills
• Demonstrate proficiency in reading commercial construction plans and specifications
• Ability to formulate scope when given minimal direction on design, whether it’s incomplete drawings or ambiguous information.
• Ability to work autonomously on estimates from the beginning to end of the bid process.
• Ability to convey complex estimating data to audiences of varying levels and knowledge of construction.
