We’re hiring a Construction Project Manager at our facility in SW Chicago, IL and we’re looking for someone who’s ready to grow with us, bring energy and drive to their work, and help us build the future of construction.
Salary range: $85K-$120K. Factors including past experience and location may affect final compensation rate.
Primary Responsibilities:
Site Selection & Acquisition
Source and secure new development sites aligned with company strategy. Conduct due diligence, including feasibility studies, zoning, environmental assessments, and risk evaluations.
Work with local operations to assess site feasibility and design initial site plans with civil engineers.
Negotiate Purchase and Sale Agreements (PSAs) and Lease Agreements with legal counsel support.
Maintain deal summaries and acquisition reports for leadership.
Entitlements, Permitting & Regulatory Approvals
Lead full entitlement process including rezoning, permits, variances, and environmental approvals.
Serve as the main liaison with municipalities, utilities, DOT, water management districts, and local agencies.
Attend pre-application meetings and coordinate with community stakeholders.
Work through permitting processes for both ground-up builds and remodels.
Design & Construction Coordination
Prepare and review bid packages, issue RFPs, and manage bid processes.
Select and manage architects, engineers, and consultants; negotiate contracts and oversee deliverables.
Review all construction documents including civil, MEP, architectural, and structural plans.
Ensure designs align with company standards and regulatory requirements.
Conduct site surveys and develop scopes of work for remodels of existing buildings. Use software such as Bluebeam to mark up plans and manage revisions.
Budgeting & Financial Oversight
Develop and manage project budgets across acquisition, entitlement, design, and pre-construction.
Forecast project costs and manage contingencies. Evaluate and approve change orders; review and audit contractor pay applications.
Provide cost tracking and reporting at key milestones.
Pre-Construction & Project Oversight
Collaborate with internal pre-construction teams to develop early budgets and transition projects into construction.
Support general contractor (GC) procurement and monitor construction progress. Oversee compliance with building timelines, standards, and contract terms.
Participate in weekly project meetings to evaluate cost, schedule, and design.
Project Closeout & Documentation
Manage project closeout including punch lists, warranty processes, and 11-month inspections.
Maintain and organize all project files and ensure data backup.

You started your career in a trade such as electrician, carpenter, roofing, plumber, etc. and over time, advanced to overseeing construction projects. In the past 5 years you have grown to oversee multiple construction projects simultaneously within commercial or industrial construction; ideally across multiple states.
The Construction Project Manager duties include coordinating construction project resources and tracking project progress against established timelines and schedules. You will ensure work is completed on time, within budget, and to specification, and act as a liaison between the client and project team members regarding changes or problems. You will select, negotiate with, and coordinate the work of vendors, contractors, or subcontractors and be responsible for material management and deliver scheduling tasks in support of assigned projects. You will track project progress against milestones, budgetary guidelines, or other performance indicators and prepare and deliver reports to stakeholders. Lastly, you are willing and able to be hands-on with the construction on your job sites.
Skills & Qualifications
Required
Bachelor's degree in Real Estate, Urban Planning, Construction Management, Architecture, Civil Engineering, or a related field.
10+ years of experience in construction, development, or site acquisition.
5+ years of managing multiple commercial and/or industrial projects over $1 million.
Experience with steel-frame buildings and remodels of existing structures.
Strong understanding of zoning, entitlements, land use law, permitting, and construction processes.
Skilled in budgeting, cost forecasting, contract negotiation, and consultant management.
Proficient in construction software such as Google Sheets, Procore, and Bluebeam.
Excellent communication, negotiation, problem-solving, and organizational skills.
Must hold a valid driver’s license and have a clean driving record.
Willing and able to travel up to 50% of the time.
Ability to be hands-on at job sites
Preferred
Experience with industrial/commercial real estate projects.
Familiarity with reading and interpreting site and construction drawings.
Strong time management and ability to work cross-functionally and independently.

For this role, we look for individuals to be responsible for the complete oversight and execution of construction projects. You'll serve as the main point of contact for clients and the project team, manage all vendors and materials, report on project performance, and actively participate in hands-on construction tasks on job sites.
Primary Responsibilities
Providing direction to general contractors, architects, and vendors in order to complete projects on time and within contract requirements
Review construction contract and pay requests in accordance with the details contract and pay application checklists
Monitor deliverables of developments and landlord contractors to ensure compliance with EquipmentShare’s building requirements and timelines
Thoroughly review, audit, and take action on errors in all hard copy documentation as well as electronic reporting
Responsible for change order requests including reviewing, negotiation and approving all changes
Reviewer of new store plans including civil, architectural, engineering, mechanical, electrical, plumbing, etc.
Ensure EquipmentShare’s locations are designed effectively per a quarterly audit of Standard Criteria Plans
Prepare bid information for EquipmentShare’s locations including standard invitation to bid form, applicable addendums, bid books, and relevant documentation
Survey existing building and prepare scope of work including necessary inspections
Responsible for sourcing new EquipmentShare locations within designated Region
Scope and budget for remodels of existing building to be converted into new EquipmentShare locations
Participate in weekly cross functional meetings to continuously assess cost, efficiency, and design reviews for all construction
Process closeout checklist documentation, and manage the 11 month warranty process for all retrofit projects
Store and file all important materials in the project filing system and send final plans to external vendors for data backup post projects
Skills & Qualifications
Must have 15+ years of construction experience
Must have 5+ years of experience managing multiple projects at a time within the commercial and/or industrial construction industry
Experience managing multiple construction projects over 1 million
Must have experience dealing with steel frame buildings
Proficient in Google sheets and construction management software
Strong skills in negotiation, communication, problem solving, and time management
Ability to effectively work cross functionally
Strong prioritization, time management and organizational skills
Holds a valid driver’s license and has an excellent driving record
Ability to be hands-on at your construction sites.
Must be able to lift up to 50 pounds
Ability to travel 75% of the time
