Essential Responsibilities:

Budget

• In conjunction with property management team, develop, implement, and maintain annual repair & maintenance budget and long-range capital improvement plans.
• Work with the design team to develop safe, efficient, and effective projects that are within budget.
• Evaluate all costs associated with each project including materials, labor, and schedule.

Operations

• Oversee the operational aspects of the property in a manner that protects, maintains, and improves the value of the asset.
• Conduct regular evaluations of asset for property needs and recommends improvements as required.
• Develop and implement proactive strategies to resolve property operational and compliance-related challenges.
• Create, document, and implement ongoing preventive maintenance/repair programs with systems in place to record PM efforts.
• Maintain safety, cleanliness, and integrity of all areas of buildings (interior and exterior), systems, and equipment for all property users.
• Oversee the condition and preventive maintenance programs of key asset systems; HVAC and duct systems, fire protection/sprinkler systems, plumbing - sewer mains/clean out drains/structural building plumbing/sump pumps, vertical transportation, electrical equipment, etc.
• Perform regular site inspections to assess physical property condition, compliance and overall administration.
• Oversee the completion of annual building systems inspection/testing, maintenance (ITM) requirements.
• Oversee efforts for peak efficiency operation levels for all property components.
• Proactively manage insurance exposures at the property ensuring that all common areas throughout the asset are safe for public access.
• Respond to emergencies in a timely manner, requesting assistance as needed.
• Test, maintain, and restore to working order any component of the emergency systems used within the property.
• Ensure compliance with the emergency procedures in conjunction with local jurisdiction and property management guidelines.

Tenant Relations

• Work cooperatively with property management team to expedite the completion of landlord work, delivery of spaces to tenants and the opening of tenants for business.
• Maintain a helpful, courteous, and professional relationship with the tenants and their staff, using diplomacy in dealing with difficult tenants. Ensure the Engineering staff does the same.
• Ensure expeditious completion of all tenant maintenance requests and track accordingly.
• Ensure that tenants comply with lease requirements regarding preventive and ongoing maintenance (pest control, HVAC, exhaust/duct/hood cleaning, window cleaning, fire extinguishers, etc.)

Vendor and Capital Project Management

• Select contracted services by developing scopes of work, requesting bids, monitor performance per scopes of work and contractual agreements.
• Work to ensure projects stay on budget and within the projected time schedule.
• Monitor performance and take necessary action to ensure service providers meet or exceed expectations (security, landscaping, janitorial, etc.)
• Ensure ongoing compliance with applicable building, city/county and safety codes and regulations.

Staff Supervision and Motivation

• Effectively manage engineering team to include activities such as assigning work, providing supervision and direction as needed.
• Reinforce monthly staffing schedules, ensuring 24/7 emergency coverage.
• Manage ongoing staff development efforts and skill building/learning initiatives.

Qualifications:

The Event Sales & Activations Manager is responsible for driving event revenue through strategic pricing and deal structuring, building strategic relationships, and executing high-impact and consistent programming. This role works closely with Corporate Communications, Leasing, and Property Management to drive foot traffic, customer engagement, and tenant and asset performance.

The Tenant Experience Coordinator will be the primary point-of-contact with tenants and key external vendors to execute a wide variety of initiatives including amenities, tenant events, vendor outreach and civic partnerships. 

Essential Responsibilities:

Customer Service and Communication

• Serve as liaison between Property Management team and the tenants.
• Take a leadership role in communicating to/from tenants, vendors, the management team, community representatives, etc.

• Manage Property website, ensuring website and documents within Angus stay updated.
• Create and distribute news and events.
• Create and maintain the Company-provided tenant handbook and amenity guide brochure which outlines the contacts, communication tools, maps, Environmental Health initiatives, services, discounts, and amenities offered exclusively to tenants.
• Design flyers and graphics for upcoming events/promotions.

Qualifications:

• Minimum of 3-5 years of professional experience in a customer-facing role.
• Real estate background, with experience in commercial property environments.
• Hospitality experience strongly preferred, with a demonstrated commitment to high-touch service and relationship management.

The Chief Engineer is responsible for the operation and maintenance of mechanical, electrical, plumbing, and fire/life safety equipment and systems. The Chief Engineer directs, trains, and supports Building Engineers in their role of providing hands-on electrical and mechanical equipment troubleshooting and operations. In this role, you will manage 2 direct reports.

Essential Responsibilities:

Budget

• In conjunction with property management team, develop, implement, and maintain annual repair & maintenance budget and long-range capital improvement plans.
• Work with the design team to develop safe, efficient, and effective projects that are within budget.
• Evaluate all costs associated with each project including materials, labor, and schedule.

Operations

• Oversee the operational aspects of the property in a manner that protects, maintains, and improves the value of the asset.
• Conduct regular evaluations of asset for property needs and recommends improvements as required.
• Develop and implement proactive strategies to resolve property operational and compliance-related challenges.
• Create, document, and implement ongoing preventive maintenance/repair programs with systems in place to record PM efforts.
• Maintain safety, cleanliness, and integrity of all areas of buildings (interior and exterior), systems, and equipment for all property users.
• Oversee the condition and preventive maintenance programs of key asset systems; HVAC and duct systems, fire protection/sprinkler systems, plumbing - sewer mains/clean out drains/structural building plumbing/sump pumps, vertical transportation, electrical equipment, etc.
• Proactively manage insurance exposures at the property ensuring that all common areas throughout the asset are safe for public access.
• Respond to emergencies in a timely manner, requesting assistance as needed.
• Test, maintain, and restore to working order any component of the emergency systems used within the property.
• Ensure compliance with the emergency procedures in conjunction with local jurisdiction and property management guidelines.

Tenant Relations

• Work cooperatively with property management team to expedite the completion of landlord work, delivery of spaces to tenants and the opening of tenants for business.
• Maintain a helpful, courteous, and professional relationship with the tenants and their staff, using diplomacy in dealing with difficult tenants. Ensure the Engineering staff does the same.
• Ensure expeditious completion of all tenant maintenance requests and track accordingly.
• Ensure that tenants comply with lease requirements regarding preventive and ongoing maintenance (pest control, HVAC, exhaust/duct/hood cleaning, window cleaning, fire extinguishers, etc.)

Vendor and Capital Project Management

• Select contracted services by developing scopes of work, requesting bids, monitor performance per scopes of work and contractual agreements.
• Work to ensure projects stay on budget and within the projected time schedule.
• Monitor performance and take necessary action to ensure service providers meet or exceed expectations (security, landscaping, janitorial, etc.)
• Ensure ongoing compliance with applicable building, city/county and safety codes and regulations.

Staff Supervision and Motivation

• Effectively manage engineering team to include activities such as assigning work, providing supervision and direction as needed.
• Reinforce monthly staffing schedules, ensuring 24/7 emergency coverage.
• Manage ongoing staff development efforts and skill building/learning initiatives

Qualifications:

• Minimum high school diploma or GED Equivalent
• 10+ years related work experience in operating mechanical, electrical, and plumbing systems in a commercial property setting.
• Universal CFC certification required.
• Experience in operation, maintenance and basic repair of HVAC, boilers, heaters, pumps, refrigerant systems, compressors, water systems, etc.
• Knowledgeable in energy management systems, energy reduction techniques and operations.
• Knowledge of front-end Building Automations Systems
• Thorough knowledge of all building systems operations, maintenance, and repair.
• Basic Computing Skills in Outlook, Excel & Word

We are seeking a talented Lead Engineer to join the engineering team for a new Class A office acquisition by CP Group. This role is integral to the day-to-day operation, maintenance, and repair of all building systems. The Lead Engineer works closely with the Chief Engineer and serves as a hands-on technical leader, providing guidance during shifts and supporting daily operations. This position ensures all building systems are maintained in compliance with company standards, safety requirements, and industry best practices.

This position is intended for a senior-level engineer and is ideal for a candidate with strong technical expertise, and high-rise office experience.

Essential Responsibilities:

Building Operations and Maintenance

• Perform hands-on operation, maintenance, troubleshooting, and repair of all building systems including HVAC, chillers, boilers, electrical, plumbing, life safety, and building automation systems.
• Operate and maintain HVAC equipment and associated mechanical systems to ensure tenant comfort and system efficiency.
• Conduct regular inspections of building equipment, machinery, and life-safety systems; document deficiencies and corrective actions.
• Respond promptly to tenant service requests, diagnose issues, and complete repairs as required.
• Participate in emergency response procedures and assist during building emergencies, including after-hours response when required.
• Maintain accurate mechanical, operational, environmental, and emergency records.

Preventative Maintenance

• Execute and support the preventive maintenance program for all mechanical and building systems in accordance with manufacturer recommendations and company standards.
• Complete assigned preventive maintenance work orders and ensure documentation is accurate and timely within the CMMS/work order system.
• Assist with identifying recurring issues, system inefficiencies, and long-term maintenance needs.

Project & Vendor Support

• Support the Assistant Chief Engineer and Chief Engineer with coordination of maintenance tasks and small projects.
• Work with contractors and vendors to support scheduled maintenance, repairs, and approved after-hours work.
• Monitor vendor work on-site to ensure compliance with safety standards and scope of work.
• Review building and tenant alterations to ensure conformity with approved plans and building standards.

Documentation and Inventory

• Maintain up-to-date files of building plans, equipment specifications, operating manuals, and warranties.
• Assist with maintaining inventory of spare parts, tools, and supplies to support efficient operations.
• Support cost tracking related to maintenance activities and assist leadership with documentation as needed.

Qualifications:

• Minimum of 5 years' building maintenance experience.
• High-rise office building experience required.
• Stationary engineer and refrigeration operator license preferred.
• Extensive knowledge of commercial building equipment and systems, particularly HVAC, operational boiler experience, and mechanical systems.
• Proficiency in Microsoft systems (Word, Excel, and Outlook)
• Experience with CMMS/workorder systems required.
• Familiarity with EMS/ BAS systems required.
• Excellent written and verbal communication skills, supported by strong analytical and interpersonal abilities.

SUMMARY:

The Assistant Chief Engineer is responsible for a wide variety of tasks.  This person is accountable for the daily leadership of the engineering team, supports the Chief Engineer in the day-to-day operation of the property, and is responsible for providing support on building systems, ensuring critical systems are being maintained as per company and industry standards.

The position responsibilities include, but is not limited to, the following:

• Plan, schedule, and supervise all preventative maintenance work.
• Work with and support contractors/vendors and building personnel.
• Respond to tenant requests and correct problems, make repairs as necessary.
• Review building and tenant alterations to assure conformity with design criteria.
• Maintain up-to-date files of building plans, equipment specifications, and operating manuals.
• Provide hand-on service and maintenance of the building system.
• Operate and maintain all HVAC equipment.
• Maintain building support, safety, and security equipment.
• Maintain inventory of needed spare parts and tools.
• Respond to building emergencies.
• Maintain emergency, mechanical, operation and environmental records.
• Maintain Cost Code ledger, budget spreadsheets, interpret and perform budgetary functions.
• Assists Chief Engineer in the coordination of projects and maintenance tasks for engineering crew members.
• Assists chief engineer with preventive maintenance program for the building’s mechanical systems.
• Maintains the preventative maintenance work order software.
• Performs chief engineer functions in his or her absence.
• Coordination of vendors to schedule work to be completed in the building.
• Coordinates the authorization of vendors and tenants for any approved after-hours word to be completed in the building.
• Performs building inspections as required.

EDUCATION and EXPERIENCE:

Minimum three years building maintenance experience. 

Minimum high school diploma or GED equivalent. 

Extensive knowledge of standard commercial buildings equipment and machinery, especially HVAC systems/chillers.

COMPUTER SKILLS:

Microsoft Outlook and office package and EMS/BAS Software a plus.

OTHER:

• May require shift work and/or on call duties.
• Successful completion of background screening.
