Requirements

A Snapshot 

As the Treasury Manager Japan based in Tokyo, you will report to the Associate Director, Japan (based in Tokyo). You will also work closely with the rest of the Tokyo team and global Treasury team, making your mark in a number of ways: 

• You will take a lead role in post-closing deal management 
• You will proactively contribute to the execution of new project financing loans 
• You will independently interface with banks and debt investors, supporting the ongoing management of lender relationships 

Your Day to Day 

• Project finance execution: take an active role in the execution of new financing transactions, working closely with Associate Director, Japan and other key stakeholders. Responsibilities include preparation of bank presentation materials, review and negotiation of finance documents (including debt term sheet), financial model analysis, coordination of various third-party due diligence workstreams, engagement with external advisors (including legal and tax), and supporting the end-to-end financial close process including KYC, loan syndication, satisfaction of conditions precedent and settlement. 
• Post-closing deal management: independently manage existing loan facilities on an ongoing basis, including coordination of amendments, waivers and notices in compliance with finance documents, engagement with external legal advisors, negotiation with banks, and close collaboration with internal financial modeler. 
• Bank/Investor relationship management: act as a key point of contact for local and offshore banks and debt investors, leveraging understanding of market practice and local  customs to support the ongoing management of the business and contribute to expansion of available liquidity to the business. 
• Operational support: provide hands-on support broader treasury activities as required, including cash management, risk management, and covenants management, contributing to the robustness and scalability of the treasury function in Japan. 

Requirements 

• 6-8 years previous corporate treasury experience or corporate banking experience, with demonstrated exposure to project finance 
• Strong understanding of loan documentation and financing processes, either on a lender side or a borrower side 
• Fluency in Japanese and English, with the ability to operate independently in a bilingual, international business environment 
• Proven ability to work autonomously at manager level, exercising sound judgement and communicating effectively with internal stakeholders, banks and external advisors 
• Knowledge of loan syndication market will be highly valued

• The role is responsible for the management of contracts within Property Operations covering Kanto, Kansai, and future regions throughout Japan. 

Your Day to Day  

• Negotiating contracts at the highest levels of the business across throughout, including the development and management of all contractual documentation  
• Providing leadership, guidance, and advice to support the Data Centre Operations teams in all aspects of commercial and contract issues across the entire lifecycle of our data centres  
• Ongoing management of vendors including contract variations, quarterly and monthly vendor reviews, performance management and dispute resolution

As the Services & Commissioning Manager, based in our Tokyo HQ (Roppongi Hills) you will be reporting to our Senior Services and Commissioning Manager, based in the same location, you will work closely with our development team, making an impact in a number of ways: 

• Commissioning lead on numerous projects in Japan managing through to successful completion and handing over to the operations team and customers 
• Working closely with internal and external teams including general contractors, suppliers, commissioning agents and customers to meet all AirTrunk requirements within the testing and handover process 
• Collaborating with AirTrunk's APAC development and design teams to drive the safety and quality standards and global benchmarking to meet AirTrunk requirements across Japanese projects. 

***This role is predominantly based in our data centres in Tokyo, but the role will require you to travel to Osaka and overseas, occasionally*** 

Your Day to Day 

• Manage the commissioning and handover process for AirTrunk's new data centers in Tokyo (support in other regions may be required) 
• Provide leadership support and guidance to commissioning and construction teams to manage risks and ensure project requirements are executed safely and to AirTrunk quality requirements.  
• Oversee and manage numerous projects at different stages at any one time and provide leadership to Commissioning Managers assigned to the project(s) 
• Ensure all commissioning procedures follow required safety and environmental policies and practices.  
• Drive consultant, general contractor, supplier and commissioning agent activities prior to and during commissioning to enable efficient and successful handover.  
• Coordinate and resolve technical issues leading up to and during commissioning.

The Product Development Manager – Owner Supplied Equipment will report to the Senior Product Development Manager based in Tokyo and work closely with the rest of the Customer Design and Innovation team, making your mark in a number of ways: 

• Drive the strategic direction for the product development of Owner Supplied Equipment (OSE) in alignment with key business goals 
• Examine existing, investigate new and developing technologies and drive product innovation across the company with a particular focus on clean energy technologies and energy storage systems 
• Research and explore the addition of new products to the OSE categories and collaborate with the master planning and design teams to future-proof AirTrunk’s product offering, to fulfil customer requirements in a functional and innovative way 

Your Day to Day 

• Manage and expand a team to deliver critical initiatives & support project delivery efforts 
• Manage the processes, reporting and documentation repository related with the technical specification, approval, procurement, commissioning and continuous improvement of the OSE products, ensuring alignment and collaboration with internal teams

As the Senior Cost Manager based in Tokyo, you will be work with the Associate Vice President of Cost and working closely with the rest of the Development team, you will make your mark in a number of ways: 

• Responsible for implementing the strategic direction for the Construction Cost Management program whilst contributing to the process, improvement and standardization across multiple global geographies 
• Manage and overview the following Construction Cost Control Operations across multiple sites in conjunction with the appointed cost control teams (where applicable) and Vendor QS firms 

Your Day to Day 

• Pre-contract cost estimation and benchmarking 
• Value Engineering and Cost/Function optimization workshops, from design inception through to project close out 
• Challenge and probe proposed design solution in order to drive best value 
• Contract Procurement and Award – Assist Construction & Procurement Department in issuing, reviewing and analyzing the Contractor bid returns

As Site Selection Strategy & Acquisition, Associate Director, you will report to the Senior Director, Real Estate and be part of a dynamic team driving AirTrunk’s rapid expansion.

In this role, you will lead the identification, origination, and acquisition of strategic data centre sites across Japan, working across both established and emerging markets. You will engage with key stakeholders including landowners, property developers, government agencies, and real estate brokers to source, structure, and advance high-potential development opportunities, including proprietary transactions and developer conversion opportunities.

You will receive mentorship from the Senior Director, Real Estate, while collaborating with a wide range of internal teams and external partners across the AirTrunk platform. 

Your Day to Day 

Site Selection and Acquisitions, Business Development, Market Analysis and Opportunity Mapping 

• Originate and execute multiple real estate transactions simultaneously, taking ownership of assigned markets and transactions with limited day-to-day oversight. 
• Build and maintain relationships with landowners, developers, brokers, and government agencies to source and evaluate potential sites, including identifying off-market and proprietary opportunities. 
• Proactively identify and cultivate proprietary development opportunities, including converting developer-led projects and landowner opportunities into strategic AirTrunk expansion sites. 
• Conduct market research and opportunity mapping to identify strategic expansion opportunities across Japan, collaborating with the Data Strategy team to assess priority locations. 

Due Diligence, Feasibility & Internal Approvals 

• Partner with multidisciplinary teams - including engineers, consultants, and real estate professionals—to conduct due diligence and feasibility assessments. 
• Support the structuring and advancement of development opportunities, working with internal teams to evaluate technical, commercial, and regulatory considerations. 
• Manage the due diligence budget for relevant site selection activities, ensuring cost control and transparency. 
• Collaborate with internal teams in preparing materials for investment approvals, including budgets and investment memos. 

Legal & Documentation 

• Lead negotiations of all key legal documents such as NDAs, LOIs / MOUs, lease agreements, and sale and purchase agreements. 
• Coordinate with internal and external legal teams to ensure alignment with deal terms and integration of due diligence findings. 
• Facilitate and track the execution of contracts and related documentation to ensure timely completion and compliance. 

Reporting & Coordination 

• Prepare clear and concise presentation materials and updates for internal stakeholders, highlighting progress, risks, and key milestones in the site acquisition process. 
• Collaborate with cross-functional teams to maintain alignment and momentum across real estate initiatives. 

Requirements 

• 8+ years of experience in the real estate sector, with exposure to site selection, acquisitions, or related business development activities. 
• Experience in industrial real estate, data centres, energy or infrastructure sectors is advantageous but not mandatory. 
• Fluency in Japanese (JLPT N1 or equivalent) and at least intermediate English communication skills. 
• Demonstrated ability to work effectively in collaborative team environments.
