RESPONSIBILITIES

The Engineering Manager forms part of the Residential Leadership team and supports the HUB Director of Engineering with the daily operation and maintenance of the residential property. This role combines hands-on facilities management with supervisory responsibilities, including team leadership, vendor coordination, budget oversight, and resident service support. The Engineering Manager helps ensure building systems operate efficiently while maintaining the highest standards of safety, service, and resident satisfaction.

TASKS

Serve as the on-site lead for daily building operations, managing electrical, plumbing, HVAC, fire and life safety systems, painting, carpentry, and general maintenance, while leveraging HUB support, guidance, and resources to optimize performance and efficiency.

Respond to resident maintenance requests in a timely, professional, and courteous manner. Participate in routine inspections and walkthroughs of common areas and residential spaces to identify maintenance needs and support preventative maintenance efforts. Coordinate and track work orders through the Service Request Management system, ensuring timely completion and follow-up. Scheduling maintenance work and coordinating with third-party vendors and contractors. Maintain records related to maintenance activities, equipment, inspections, and preventative maintenance schedules. Support the upkeep of building equipment inventories, maintenance logs, and asset records. Monitor utility readings and report unusual consumption patterns or operational concerns. Assist with maintaining compliance with life safety, fire safety, and building operating standards. Support energy conservation and sustainability initiatives throughout the property. Communicate professionally with residents, homeowners, vendors, and internal departments regarding maintenance activities and service requests. Takes the lead in coordinating vendor services, including landscaping, window washing, elevator maintenance, and other contracted services. Participate in emergency response situations and support building operational readiness. Maintain a clean, safe, and organized work environment, ensuring tools and equipment are properly maintained. Support special projects and other duties as assigned.

ADDITIONAL RESPONSIBILITIES

Assist in the recruitment, onboarding, training, scheduling, and development of maintenance team members. Support performance management processes, including coaching, conducting performance reviews, and addressing performance concerns in partnership with the Director of Engineering and Human Resources. Assist with employee disciplinary processes, ensuring compliance with company policies and procedures. Provide daily leadership and direction to maintenance team members, ensuring tasks are completed safely, efficiently, and to established standards. Help foster a positive team culture focused on accountability, teamwork, and exceptional resident service. Assist in preparing and monitoring departmental operating budgets and capital improvement projects. Track expenses, manage purchase requisitions, and help ensure departmental spending remains within approved budgets. Support vendor selection, contract administration, and invoice review for maintenance-related services. Work closely with Security, Finance, and Residential Operations teams to ensure a positive resident experience. Support employee engagement initiatives and sustainability programs, including co-leading the Four Seasons for Good Committee. Maintain departmental records, reports, and documentation. Demonstrate a hands-on leadership style by assisting team members with maintenance activities and resident requests as needed. Promote and maintain a safe working environment for residents, employees, contractors, and visitors.

SKILLS AND QUALIFICATIONS

High school diploma or equivalent required; technical, vocational, or trade school education preferred. 3-5 years of experience in building maintenance, facilities operations, hospitality engineering, residential operations, or a related field. Previous supervisory, lead technician, or team leadership experience preferred. Basic understanding of budget management, purchasing, and expense tracking. Working knowledge of building systems, including HVAC, plumbing, electrical, and life safety systems. Strong customer service and communication skills. Ability to prioritize work, manage multiple projects, and meet deadlines. Experience coordinating contractors and vendors preferred. Strong organizational, problem-solving, and decision-making skills. Proficiency with Microsoft Office and computerized maintenance management systems (CMMS) preferred. Demonstrates professionalism, integrity, and accountability. Strong commitment to resident satisfaction and team development. Ability to read, write, and communicate effectively in English. Flexible schedule with the ability to work weekends, holidays, and occasional evenings as business needs require.
