The Regional Manager represents the property owners to both the residents and the public and is accountable to protect, maintain, and enhance the value of real estate assets to maximize the owner’s financial return. This is accomplished by direction and coordination of our property’s operation activities, leasing, and marketing.

• Provides support for all properties within a defined portfolio and acts as key troubleshooter when issues arise.
• Hires, onboards, trains, develops and manages site teams. Works closely with other leaders and the HR team to address any employee relations issues, coaching, counseling and terminations. Performs initial 90-day and annual performance evaluations on assigned property managers.
• Recognizes, solves, and prevents property issues from rising to a level requiring the owner’s involvement. Solves daily issues that arise and makes command decisions. Acts as point of contact for resident relations, including resolution of complaint calls.
• Participates in the budget preparation process and in the analysis of monthly revenue statements compared to budget numbers. Reviews monthly numbers with each assigned property so as to ensure understanding.  Monitors assigned property expenses each month.
• Prepares, reviews and submits required reports per properties assigned.
• Audits and reviews all assigned property bills and invoices to ensure accuracy. Audits petty cash at each assigned property.
• Works closely with appropriate leaders with regard to capital improvement projects, major capital expenditures. Ensures an accurate inventory of site assets is maintained. Recommends maintenance and capital improvements for each assigned property and continually act in a manner so as to maintain and enhance the value of the assets under his/her supervision.
• Ensures proper calculation and accounting of monthly bonuses, commissions; approves/validates timecards and monitors overtime.
• Ensures satisfactory completion of assigned training for all assigned team members. 
• Reviews service contracts for each assigned property on a monthly basis.
• Works closely with marketing team to ensure maximum return on marketing investments.
• Implements cost savings wherever possible.
• Makes routine inspections of assigned properties at least once a month to ensure compliance with company policy and to review operations.  Inspections are to include complete walk-through of buildings, common areas and all vacant units.
• Conducts random spot checks of the assigned properties and ensure any deficiencies are rapidly addressed. Ensures curb appeal of all assigned properties remains high and attractive.
• Communicates information between assigned properties and legal counsel appropriately, so as to avoid negative legal consequences.
• Assists with the due diligence for property acquisitions. Leads the takeover team for new acquisitions and property dispositions.
• Conducts weekly meetings with assigned property management staff.
• Assists manager and/or staff of assigned properties, as needed.
• Strives to constantly improve operations and aesthetics of all assigned properties.

Essential Needs:

• Minimum 3 Years of multifamily Regional Manager experience
• Luxury A-Class experience strongly preferred

The Retail Store Manager of Sunnyside* is responsible for day-to-day team leadership and delivering a profitable business which supports Cresco Labs’ mission to normalize, professionalize and revolutionize the cannabis industry. You will ensure the dispensary achieves or exceeds all key metrics and goals across all aspects of the dispensary including customer acquisition and loyalty, merchandising, operations, and talent development. This role will serve as the link between the Sunnyside* brand vision of providing access to consistent high-quality cannabis and cannabis knowledge and the operations of the store.

CORE JOB DUTIES 

People Management: 

• Build and sustain a high-performing team through employee selection, onboarding, coaching and clear accountability for results. 
• Conduct at least monthly 1:1 quality conversations with each assistant manager and quarterly 1:1s with each store employee.  
• Assess team performance, skill gaps, and career aspirations of employees; solicit or provide resources, trainings or procedures to support team needs.  
• Analyze and determine effective headcount requirements and labor schedules that account for store sales trends, department objectives and labor laws.  
• Motivate and inspire dispensary team to exceed revenue targets and KPIs, with an emphasis on selling and cross-selling techniques. 
• Partner with Human Resources to resolve employee relations issues. 
• Ensure employees are knowledgeable and coached to navigate any regulatory changes.

Sales & Operational Excellence: 

• Provide regular updates, feedback, and solutions to corporate retail leadership across all areas of dispensary operations.

• Bachelor’s degree in business or comparable experience 
• 5-7 years of retail management experience required; Cannabis knowledge or dispensary leadership experience a plus 
• Experience managing teams of 10 or more with layers of leadership, preferably in a high-volume location with a focus on team development. 
• Demonstrated ability to learn, apply and teach others technical, product-related information in a professional consultative manner. 
• Experience working closely with HR teams and processes. 
• A high level of integrity, personal motivation, and sense of urgency 
• Proficient in MS Office, Highly Proficient in MS Excel with experience in data entry and data management

• Weekend and holiday availability

Car wash experience is a plus, but not required—we’ll train the right person!

RESPONSIBILITIES

The Certified Personal Trainer will be responsible for providing one-on-one and couples personalized fitness instruction in person to clients at their home, apartment gym or outside while encouraging them to reach their fitness goals. Responsibilities are as follows:

• Customize client workout programs developed from the Initial Assessment
• Utilize the Svetness Fitness App for all client sessions, including programming & session notes
• Demonstrate each exercise and ensure client is performing correctly with or without modifications
• Conduct client Reassessments every 4-6 weeks
• Maintain client session appointments through Svetness scheduling software
• Able to provide a flexible schedule to accommodate client appointments
• Able to commute to and from client sessions up to 45 minutes

QUALIFICATIONS

• Certified Personal Trainer: Accredited by NCCA, DEAC, or NBFE.
• CPR/AED Certification: Ensure clients' safety with up-to-date CPR/AED training.
• Education and experience: High school diploma or GED equivalent and 1-3 years of personal training experience.
• Strong communication skills: Effectively communicate verbally, in writing, and technically.
• Knowledgeable in nutrition: Possess a basic understanding of nutrition and healthy living practices.
• Fitness expertise: Familiarity with a variety of exercise equipment and personal training methods.
• Physical ability: Capable of lifting, pushing, pulling up to 50 lbs. and performing athletic calisthenics duties.
• Requirements for this position include the possession of personal basic training equipment to effectively assist clients in achieving their goals. It is important to note that clients may not always have access to the necessary equipment.
