What you need:

• Industry-related work experience with prior management experience in fire protection, life safety or a related field.
• Bachelor’s degree in business, Construction Management, or a related field preferred.
• Strong knowledge of fire protection systems, building codes, and regulatory requirements
• Demonstrated success in P&L management, strategic planning, contract negotiation, and operational oversight.
• Ability to train, coach, and develop managers and employees.
• Strong interpersonal, organizational, and problem-solving skills, with the ability to manage multiple priorities.
• Proficiency in Microsoft Office Suite (Outlook, Word, Excel, PowerPoint) and business management software.
• NICET III or IV certification preferred.
• Valid driver’s license and ability to travel within the assigned region.

The Manager of Transaction Management oversees all real estate transactions for House Buyers of America, managing both acquisition and disposition deals from contract through closing. This is a hands-on, player/coach role responsible for leading the transaction team while managing a personal pipeline in a fast-paced, high-volume environment. This role requires strong ownership, assertiveness, and the ability to solve complex transaction problems. The ideal candidate thrives under pressure, holds others accountable, and is willing to do what it takes to get deals closed.

What you will do

• Manage acquisition and disposition transactions from contract ratification through settlement
• Supervise, train, and performance-manage Transaction Coordinators / Settlement Processors
• Establish, track, and manage KPIs for all team members
• Hire, supervise, train and mentor Transaction Coordinators
• Develop and update all policies and procedures, including creating video and written training documents
• Ensure all policies and procedures are being followed
• Personally manage a portfolio of transactions while reviewing teamwork for accuracy and timelines
• Review contracts, addenda, and HUD / Closing Disclosure statements for accuracy
• Request loans for new acquisitions and coordinate with lenders
• Manage construction loan draw requests in partnership with the Construction team
• Oversee all property listings, including procuring professional photography and virtual staging
• Ensure high quality, accuracy, and completeness of all listings across MLS and other platforms
• Ensure the company CRM is updated consistently and accurately for all transactions
• Serve as the escalation point for transaction issues; push back and escalate with title companies, lenders, or other parties when needed to get results
• Solve complex transaction problems involving title defects, surveys, utilities, seller challenges, or other complications
• Coordinate closely with Sales and Construction teams to ensure smooth handoffs and timely closings
• Assist with market expansion efforts, including sourcing and managing title company relationships and 3rd party brokers
• Maintain a high level of customer service for buyers, sellers, and partners
• Assist with hiring and managing 3rd party property managers to manage our rental portfolio

Total Compensation Range: $80,000-$130,00/ year inclusive of base plus bonus

Job Description: 

The Project Manager provides comprehensive direction and leadership for either an entire project or a segment of a larger, more intricate project, collaborating closely with the Superintendent. They fully oversee and manage the operation and administration of the project, fostering lasting relationships with clients, design teams, and subcontractors. Acting as the primary liaison between Lingo, owner representatives, major subcontractors, architects, and engineers, they offer valuable input rooted in construction expertise to enhance project outcomes. Responsible for managing project personnel and ensuring compliance with Lingo standards, they also oversee resource allocation and client satisfaction. Project Managers supervise project teams to ensure successful project delivery. With a focus on overall project direction, completion, and financial outcomes, this role demands strong business acumen, leadership, organizational prowess, and effective communication and client service skills.  

Responsibilities: 

• Collaborate with the Superintendent to create and maintain the master project schedule, conducting monthly updates as needed. 
• Conduct constructability reviews and collaborate with Estimators on various construction means and methods, site logistics, hoisting systems, and staffing needs. 
• Attend preconstruction meetings with Owners/Architects to monitor document design and development, establish project milestones, and ensure project feasibility within budget and schedule constraints. 
• Procure trade packages as directed by the Project Director and review and approve subcontract drafts prior to issuance.
• Ensure all contracts are fully executed with required bonds and insurance before project commencement.
• Staff projects appropriately, assigning team responsibilities and ensuring compliance with company processes and technology utilization.
• Manage project accounting functions and budgets, including preparing schedules of values, implementing billing processes, and expediting Owner payments to maintain positive cash flow.
• Review and approve subcontractor and vendor invoices, ensuring timely payments.
• Handle owner Change Order Requests, review Owner Change Orders, and update Job Cost Budgets accordingly.
• Ensure accurate cost coding and quantity reporting for self-performed work and submit detailed monthly Project Status Reports.
• Proactively identify and manage project risks and opportunities, developing mitigation and capture strategies.
• Regularly monitor construction progress, hold status meetings with subcontractors, and manage delays and associated cost or time impacts.
• Support company marketing and business development efforts and inform management of potential project opportunities.
• Prepare detailed as-built cost breakdowns for input into the historic cost database. 

Qualifications: 

• Bachelor's degree in Construction Management, Engineering, or related field. 
• Minimum of 5 years of experience in construction project management, with a proven track record of successfully delivering complex projects on time and within budget. 
• Strong leadership and interpersonal skills, with the ability to motivate teams, resolve conflicts, and build positive relationships with clients and stakeholders. 
• Excellent communication and negotiation skills, both verbal and written, with the ability to effectively convey technical information to diverse audiences. 
• Solid understanding of construction principles, practices, and techniques, with knowledge of relevant codes, regulations, and safety standards. 
• Proficiency in project management software and tools, such as Procore, or Microsoft Project, as well as Microsoft Office Suite.

Strong leadership, organizational, time management, communication, and client service skills are essential for success in this role.   

Responsibilities: 

• Collaborate with the Project Manager to develop project schedules and budgets, ensuring alignment with project objectives. 
• Thoroughly familiarize oneself with project plans, specifications, contracts, and all relevant documents. 
• Select appropriate methods and acquire necessary equipment for project execution. 
• Enforce company safety policies, organizing safety meetings, and ensuring compliance among employees and supervisors. 
• Manage workforce by hiring or terminating workers as necessary to maintain safety, efficiency, and timeliness. 
• Ensure accurate completion of all documentation, including safety reports, payroll, and labor unit reports. 
• Conduct meetings with subordinates, subcontractors, and other stakeholders to communicate, coordinate, and direct work effectively. 
• Approve or reject invoices and expenses, verifying coding accuracy on all financial documents. 
• Provide guidance to supervisors on job direction and company policies. 
• Inspect work performed by employees and subcontractors to ensure compliance with contract requirements and maintain high-quality standards.

Qualifications: 

• Bachelor's degree in Construction Management, Engineering, or related field preferred. 
• Minimum of 5 years of experience in construction supervision, with a proven track record of successfully managing commercial construction projects. 
• Strong leadership and communication skills, with the ability to effectively manage onsite teams and communicate with project stakeholders. 
• Thorough understanding of construction processes, safety regulations, and quality standards. 
• Proficiency in construction management software and tools, such as Procore or Microsoft Project.
• OSHA 30-Hour certification preferred.
• Willingness to travel to project sites and work flexible hours as needed.
