Who you are
Metropolis is seeking a strategic and dynamic Director, Business Development to join our fast-growing team. As a key individual contributor, you will own a regional territory, driving net-new business and negotiating deals. This is an exciting opportunity to play a pivotal role in expanding Metropolis's presence as we revolutionize parking and beyond with cutting-edge AI and computer vision technology. You'll leverage your relationship-building skills and network to drive growth and impact.
What you'll do
- Own the full sales cycle in your assigned regional territory (Minneapolis) from prospecting and relationship development to negotiation and close
- Identify and develop net new business opportunities through multiple lead generation channels including cold outreach and networking events
- Use a consultative approach to uncover pain points and translate them into customized, solution-oriented proposals
- Lead client presentations, including discovery sessions and proposal delivery
- Build upon and create new relationships across key stakeholder groups
- Work cross functionally with teams on underwriting and financial modeling
- Collaborate with cross-functional teams such as marketing, operations, and legal to align efforts to overall business goals
- Monitor and manage pipeline development and sales performance metrics in CRM to drive continuous improvement
- Stay up to date on industry trends and emerging technologies to inform business development strategies and initiatives
- Travel regionally to support clients and prospecting as needed
What we're looking for
- 8+ years in B2B business development, sales, or related roles
- Experience selling into asset managers, ownership groups, or other real estate partners
- Demonstrated ability to create new relationships and leverage existing ones to generate opportunities and accelerate deal velocity
- Strong understanding of P&L and creative deal structuring
- Proven track record of meeting or exceeding quota in net-new, greenfield territories
- Skilled in managing complex, multi-threaded deals with strong negotiation and closing capabilities
- Apply a creative approach to communicating value propositions across diverse audiences
- Data-literate with experience in pipeline management and forecasting
- Proficient in sales tools and CRM platforms, such as Salesforce
- Ability to travel regionally
While not required, these are a plus:
- Experience selling within the proptech, mobility, or related industries

The anticipated base salary for this position is $145,000.00 USD to $165,000.00 USD annually. The actual base salary offered is determined by a number of variables, including, as appropriate, the applicant's qualifications for the position, years of relevant experience, distinctive skills, level of education attained, certifications or other professional licenses held, and the location of residence and/or place of employment. Base salary is one component of Metropolis' total compensation package, which may also include access to or eligibility for healthcare benefits, a 401(k) plan, short-term and long-term disability coverage, basic life insurance, a lucrative stock option plan, bonus plans and more. #LI-AW1 #LI-Onsite

Who you are
Metropolis is seeking a highly motivated, results-oriented professional to join our team as a Regional Manager. This role is crucial in overseeing the financial health and operational success of our locations within an assigned region. You'll be responsible for developing and achieving regional budgets and financial goals, ensuring our locations are profitable, and maintaining high levels of client satisfaction. You'll play a key role in business development, from lead generation to contract negotiation to onboarding new clients.
What you'll do
- Oversee the development and attainment of regional operating plans, budgets, and reforecasts
- Participate in the development of regional financial and operational goals and achieve the determined goals
- Monitor regional financial and operational results to ensure the profitability of existing locations within the assigned region
- Build and maintain strong client relationships by ensuring open communication and mutual benefit
- Proactively address client needs and concerns, including managing budget discrepancies, maximizing revenue opportunities, and ensuring contract compliance
- Lead initiatives to improve client satisfaction and retention, including developing and acting on feedback from surveys, addressing deficiencies found in facility audits, and creating retention plans for at-risk locations
- Drive new business growth by managing the full sales cycle, from lead generation and opportunity qualification to closing deals and onboarding new clients
- Negotiate and finalize contracts with new clients
- Grow existing accounts by identifying opportunities to sell additional products and services
- Foster a culture of professional growth by mentoring subordinates, implementing development plans, addressing performance issues, and creating a fair environment for talent advancement
What we're looking for
- 5+ years of managing multiple locations, stores, and properties
- Proven track record of successfully meeting or exceeding budget expectations, developing new business, and building strong client relationships
- Ability to convey complex financial information and strategies clearly to both clients and internal teams, with excellent verbal and written communication skills
- Strong understanding of financial analysis, including the ability to manage budgets and understand key performance indicators, along with a strong familiarity with contract structures and terms
- Experience in negotiating effectively to secure new contracts, retain existing business, and resolve potential disputes
- Proficiency with Microsoft Office Suite, Google Workspace, and Slack
- Experience leveraging AI tools to transform static workflows into responsive, high-output processes
- Must possess a valid state-issued driver's license with a current address and acceptable driving record
While not required, these are a plus
- Bachelor's Degree
- Prior parking industry experience a plus
- Experience with budgeting software, Salesforce, and P&L Review systems
