Regional Manager

The Regional Manager is responsible for overseeing the entire operations of a housing community portfolio. As a Regional Manager, you will manage all phases of the operations, including personnel, leasing, maintenance, financial, administration & risk management. As an offsite leader, you will supervise all aspects of the property and staff to ensure compliance with Asset’s company policies and procedures, safety and fair housing guidelines, and liability concerns.

Essential Duties & Responsibilities

Personnel Management

• Use consistent techniques & company directives to screen, hire, train, coach, and develop on-site staff
• Ensure effectiveness of staff through ongoing training, coaching, counseling, and guidance in compliance with Asset training benchmarks
• Deal effectively and consistently with performance problems; document adequately, communicate with direct supervisor and HR and terminate appropriately when necessary
• Prepare request for a salary increase for Community Manager and assist with other team members if necessary; sign off on all requests from the site
• Ensure all counseling statements, written evaluations, and salary requests are provided for review to the Regional & Senior Vice President and delivered to the Human Resource department
• Approve all timesheets and ensure hours indicated are correct, vacation and sick time reported, and signatures available
• Deal effectively and consistently with performance problems; document adequately, communicate with Regional & Senior Vice President and HR and terminate appropriately when necessary
• Promote harmony and quality job performance of staff through support and effective leadership
• Ensure staff compliance and consistency with Company policies and procedures

Financial Management

• Achieve the highest possible net operating income through the implementation of effective cost control and revenue & leasing improvement; identify trends and recommend strategies and adjustments
• Develop yearly operating budgets/forecasts
• Provide monthly written evaluation of income and expense line items that are significantly over budget
• Provide Capital improvement suggestions for the future of the site
• Monitor all proposals and contracts for large projects at sites and check work in progress
• Monitor & maintain the timely receipt and reconciliation of deposits, rent collections, and charges to ensure submitted on a timely basis
• Monitor & approve the timely receipt, reconciliation, and coding of all vendor invoices
• Ensure property closeout is completed on time and ownership financial reports are accurate

Strategic Leasing Management

• Develop yearly marketing plan and utilize marketing strategies & systems
• Provide marketing strategy to generate rentals or for rent increases
• Ensure staff leasing techniques are effective in obtaining closure, follow up procedures met, signing/documentation of leases, and reporting systems are accurate and up to date
• Deal with resident complaints, concerns, and requests to ensure resident satisfaction
• Develop and implement resident retention programs (i.e., resident functions, special promotions, monthly newsletter, etc.) 
• Effectively show, lease, and move in prospective residents

Administrative & Maintenance Management

• Ensure all administrative & leasing reporting is accurate, complete, and submitted on a timely basis
• Assist with the emergency team for the property; ensures proper response and handling of all property emergencies with staff, residents, buildings, etc. within company guidelines to minimize liability
• Manage excellent customer service and monitor service request turnaround and responsiveness of maintenance staff
• Maintain property appearance and ensure repairs are noted and completed on a timely basis (this requires regular property inspections and tours)
• Plan for and utilize property resources, equipment and supplies economically (i.e., obtaining bids/pricing from vendors, suppliers, and contractors, dealing with inadequate service, etc.)
• Give direction to and monitor maintenance, construction, and rehabilitation activities to ensure quality and expediency (i.e., “walk” units to ensure make-ready and work orders are completed)

Travel

• This position entails travel, estimated at 25-50% of work time annually. Travel may be required for property visits, conferences, training sessions, or other business-related activities.

Education & Experience

• High School Diploma or Equivalent; Bachelor’s degree preferred or four years experience in the housing industry; or one to two years related experience and/or training; or equivalent combination of education and experience 
• Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred 
• Ability to understand and perform all on-site software functions; basic computer skills required 
• Must have basic knowledge of Fair Housing Laws and OSHA requirements

Job Summary 

As a part-time Closer at Homestead Title Agency, the affiliated title company of Fischer Homes, you will manage residential real estate closing ceremonies in our Indianapolis, Indiana office. The most rewarding part of this role is working directly with customers at the final step of their home-buying journey, ensuring a smooth, enjoyable customer experience. 

This position is 100% onsite in our Indianapolis office. Part-time hours will be 20-30 hours per week.

These skills will be used to:  

• Coordinate, schedule, and manage all aspects of customer closings through mail, email, and phone, ensuring seamless communication and execution. 
• Create and maintain customer files using title company software, ensuring data accuracy and completeness. 
• Ensure accurate and timely closings across all lender types, managing customer touchpoints, closing ceremonies, and post-closing processes to achieve high customer satisfaction. 
• Provide outstanding customer service by proactively addressing inquiries and concerns, ensuring all parties feel confident and informed throughout the closing process. 
• Review and adhere to lender closing instructions to ensure compliance with requirements and timelines. 
• Confirm receipt of proper funds and verify the accurate execution of closing packages. 
• Collaborate to execute Title and Processing Team functions as needed, including title examinations, title reports, title commitments, title documents, recordings, title policies, loan documents, closing documents, and closing files. 
• Ensure compliance with all applicable laws, underwriting standards, industry guidelines, and company policies, best practices, and Homestead policies when making decisions and performing duties. 
• Participate in process improvement initiatives, training, and the adoption of new technologies to enhance efficiency and service quality. 

Preferred Qualifications:  

• Proven experience conducting residential real estate closings, including managing customer-facing interactions. 
• Knowledge of real estate closings, the title insurance industry, and/or a related field. 
• Familiarity with the lending industry and lender closing requirements. 
• Experience with Qualia or similar title, escrow, and closing software. 
• Preferred: Notary Public certification; Required: Must obtain Notary Public certification after hire. 
• Preferred: Title insurance license; Required: May be required to obtain a title insurance license after hire. 

Physical Demands and Work Environment:  

• Must have use of sensory skills to effectively communicate and interact with other employees and the public through telephone and face-to-face contact. 
• Have the capability to effectively use and operate various items of office-related equipment such as but not limited to a computer, calculator, copier, printer, scanner, and fax machine. 
• Be able to sit for long periods of time with low periods of reaching and standing. 
• Be able to lift and carry approximately 20-25 lbs unassisted.

The Manager of Transaction Management oversees all real estate transactions for House Buyers of America, managing both acquisition and disposition deals from contract through closing. This is a hands-on, player/coach role responsible for leading the transaction team while managing a personal pipeline in a fast-paced, high-volume environment. This role requires strong ownership, assertiveness, and the ability to solve complex transaction problems. The ideal candidate thrives under pressure, holds others accountable, and is willing to do what it takes to get deals closed.

What you will do

• Manage acquisition and disposition transactions from contract ratification through settlement
• Supervise, train, and performance-manage Transaction Coordinators / Settlement Processors
• Establish, track, and manage KPIs for all team members
• Hire, supervise, train and mentor Transaction Coordinators
• Develop and update all policies and procedures, including creating video and written training documents
• Ensure all policies and procedures are being followed
• Personally manage a portfolio of transactions while reviewing teamwork for accuracy and timelines
• Review contracts, addenda, and HUD / Closing Disclosure statements for accuracy
• Request loans for new acquisitions and coordinate with lenders
• Manage construction loan draw requests in partnership with the Construction team
• Oversee all property listings, including procuring professional photography and virtual staging
• Ensure high quality, accuracy, and completeness of all listings across MLS and other platforms
• Ensure the company CRM is updated consistently and accurately for all transactions
• Serve as the escalation point for transaction issues; push back and escalate with title companies, lenders, or other parties when needed to get results
• Solve complex transaction problems involving title defects, surveys, utilities, seller challenges, or other complications
• Coordinate closely with Sales and Construction teams to ensure smooth handoffs and timely closings
• Assist with market expansion efforts, including sourcing and managing title company relationships and 3rd party brokers
• Maintain a high level of customer service for buyers, sellers, and partners
• Assist with hiring and managing 3rd party property managers to manage our rental portfolio
• Thrive in a fast-paced environment; availability may include evenings and weekends as needed

Total Compensation Range: $80,000-$130,00/ year inclusive of base plus bonus
