At LondonEnergy, we’re proud of our vital role in managing North London’s waste and protecting the environment. As part of the team, you’ll already know that we handle and process 750,000 tonnes of waste each year, making us the second largest waste contract in the UK.
By processing household waste at our facility, we produce enough waste from energy to power 80,000 homes every year and recycle 70% of items through our Reuse and Recycling Centres.
About the role
The Real Estates Manager provides strategic and operational leadership for LondonEnergy’s Facilities and Estates function across all operational sites.
The role is responsible for ensuring that facilities, infrastructure, grounds and associated services are safe, compliant, well maintained and capable of supporting current and future operational requirements.
The postholder leads the development and delivery of the Facilities and Estates strategy, manages estate-related contracts and supplier performance, oversees compliance and governance activities, supports major organisational projects and provides leadership to the Facilities and Estates team.
The role works closely with Operations, Asset Management, HSQE, Procurement, Finance, HR, contractors and other key stakeholders to ensure services are delivered effectively, sustainably and in line with business objectives.
Responsibilities
Strategic Leadership
- Develop and deliver the Facilities and Estates strategy in support of LondonEnergy’s corporate objectives.
- Provide advice and recommendations to senior management on estate, facilities and workplace matters.
- Support business planning, asset lifecycle planning and future operational readiness requirements.
- Identify opportunities to improve service delivery, efficiency, resilience and value for money.
- Support major organisational projects and transition activity, including new facility developments and operational readiness work.
Facilities and Estate Management
- Be accountable for the safe, efficient and compliant operation of LondonEnergy’s estate and facilities portfolio.
- Ensure all facilities, grounds, buildings and associated infrastructure are maintained to an agreed standard.
- Develop and monitor preventative maintenance programmes through D365 and supporting systems.
- Ensure building fabric, landscaping, site infrastructure and welfare facilities are effectively maintained.
- Respond to emergency situations, incidents and urgent operational issues affecting facilities or estate operations.
- Support business continuity and emergency preparedness arrangements across Facilities and Estates.
Contract Management and Supplier Governance
- Lead the management, procurement support and performance monitoring of Facilities and Estates service contracts.
- Ensure supplier performance is measured through agreed KPIs, service reviews and contractual obligations.
- Chair contractor performance meetings and ensure actions are tracked through to completion.
- Work with Procurement and Legal to ensure compliance with procurement requirements and contractual governance.
- Ensure appropriate contract documentation, service records, RAMS, training records and statutory documentation are maintained.
- Identify opportunities for service improvements and cost efficiencies while maintaining operational standards.
Compliance, Risk and Governance
- Ensure Facilities and Estates activities comply with relevant legislation, standards and internal procedures.
- Oversee contractor compliance processes including inductions, permits, RAMS and competency verification.
- Maintain and regularly review the Facilities and Estates risk register.
- Support Management of Change (MOC) and Project Approval Workflow System (PAWS) processes where required.
- Ensure audits, inspections and assurance activities are completed and any findings are addressed.
- Lead or support investigations relating to Facilities and Estates incidents and ensure lessons learned are captured and implemented.
- Promote a positive safety culture and ensure compliance remains a key priority within the team.
Asset Management and D365
- Ensure Facilities and Estates activities support LondonEnergy’s wider asset management objectives.
- Promote effective use of D365 and associated digital systems.
- Monitor and improve data quality relating to maintenance activities, work orders and contractor performance.
- Review performance metrics including planned maintenance, corrective maintenance, work order data quality, RAMS compliance, labour records and contractor performance.
- Use data and reporting tools to identify trends, highlight risks and drive continuous improvement.
Leadership and People Management
- Lead, manage and develop the Facilities and Estates team.
- Provide coaching, mentoring and development opportunities to supervisors, contract support staff and operatives.
- Ensure appropriate succession planning and workforce development is in place.
- Support recruitment, onboarding, probation reviews and performance management activities.Foster a culture aligned with LondonEnergy’s behaviours, including accountability, helpfulness and a questioning approach.
- Ensure high standards of communication, ownership and customer service are maintained throughout the team.
Stakeholder Management and Reporting
- Build effective working relationships with operational departments, senior leaders, contractors and external partners.
- Act as the primary point of contact for strategic Facilities and Estates matters across the business.
- Collaborate with Asset Management, HSQE, EC Operations, Procurement, Finance and HR to deliver organisational objectives.
- Produce and present monthly performance, compliance and operational reports.
- Provide updates to leadership teams and Board-level reporting forums where required.
- Monitor Facilities and Estates KPIs and implement corrective actions where required.
- Ensure appropriate records and documentation are maintained for audit purposes.
Requirements
- IOSH Managing Safely or NEBOSH General Certificate, or equivalent experience.
- IWFM qualification or relevant Facilities, Estates, Property or Management qualification is desirable.
- Proven experience in facilities management, estates management, contract management or a related operational environment.
- Experience leading in-house teams and managing contractors across multiple workstreams.
- Experience managing supplier performance, KPIs, service reviews and contract documentation.
- Good understanding of health and safety, compliance, RAMS, permits, risk assessments and audit requirements.
- Ability to manage budgets, review costs and support value-for-money decisions.
- Strong communication and stakeholder management skills, with the ability to work across all levels of the organisation.
- Strong problem-solving skills, attention to detail and ability to manage competing priorities.
- Proficiency in D365 or similar CAFM/EAM systems, Microsoft Office and reporting tools.
- Experience supporting major projects, transition programmes or industrial operational environments is desirable.
