We have partnered with a privately owned Sydney property group that owns, operates, and manages a portfolio of retail and industrial assets for the long term. Their portfolio spans an established retail centre and a growing industrial estate across Sydney, and the business is in an active growth phase. New stages are coming online, and the team is growing to match.

The role

This is a genuine end-to-end property management role across two assets, not one slice of a much larger portfolio. You will own the day-to-day performance of an established retail centre and a growing industrial estate, reporting directly to the Head of Asset Management rather than into a layer of management above you.

Systems and process are still maturing, including a live reporting and finance system migration. You will not be stepping into a finished machine, and the right person will help build how the portfolio is run rather than simply operate what already exists.

What you'll do

  • Own budgeting, forecasting, and financial performance across a retail centre and an industrial estate

  • Steer leasing alongside the asset team, working closely with agents and tenant representatives

  • Manage the day-to-day presentation and performance of both assets

  • Act as the direct link between the centre team and senior management, including input into development meetings and recommendations that go to the directors

  • Drive cost mitigation and process improvement, including a live systems migration and new reporting structures

  • Build genuine relationships with tenants, leasing agents, and other stakeholders across a growing portfolio

What you'll bring

  • Several years of property management experience, ideally across retail and industrial assets

  • A genuine track record in budgeting, forecasting, and driving financial performance, not just monitoring it

  • Comfort working directly with leasing agents, tenant representatives, and other external stakeholders

  • The ability to work well with people above and below you, without needing a fixed hierarchy to feel comfortable

  • A builder mentality, someone who is comfortable improving systems and process that are still maturing, rather than expecting a finished playbook

Who this role is for

You are several years into a property management career and ready to own a portfolio directly, rather than administer someone else's decisions. You are motivated by scope and access, not by a bigger title on a business card. You want real exposure to the people making decisions about the business, and you are comfortable building a process where it does not yet exist.

This role is not for you if:

  • You are coming from a large, process-heavy institutional landlord and expect a fully mature system to step into

  • Title matters more to you than the actual scope and ownership on offer

  • You are looking for a stepping stone, or a lever to use elsewhere

  • You expect to be handed a finished playbook rather than help build one

  • You are early in your property career and still building your fundamentals
