In this role, you will provide dedicated engineering expertise focused on asset performance analysis, reliability improvement, and lifecycle planning across our 12-country European real estate portfolio. You will monitor asset condition and performance, identify reliability risks and improvement opportunities, coordinate the Forward Maintenance Register (FMR), and develop data-driven technical proposals for maintenance strategy enhancements. You will serve as a trusted technical advisor for asset-related queries and technical challenges, and work closely with the projects team to ensure asset replacements and upgrades are strategically aligned with reliability data. This role requires analytical independence to provide objective, evidence-based recommendations that balance long-term asset health with operational realities.
 

What your day-to-day will look like:
 

Asset Performance Monitoring and Analysis

  • Monitor asset condition, performance trends, and reliability metrics across the portfolio spanning 12 countries.
  • Analyse failure patterns, breakdown frequencies, and asset degradation trends to identify assets with declining performance or approaching end-of-life.
  • Track reliability KPIs including MTBF, MTTR, and equipment availability.  


Asset Condition Assessment Program

  • Develop and maintain asset criticality classification to prioritise condition surveys across approximately 20,000 portfolio assets.
  • Create standardised condition survey checklists for medium-criticality assets executed by local facility teams.
  • Conduct detailed technical condition surveys of high-criticality assets personally.
  • Assess remaining useful life and Beyond Economical Repair (BER) status for critical equipment.
  • Train local teams on proper survey execution and ensure accurate condition data capture in asset register.


Reliability Risk Identification and Analysis

  • Identify assets at high risk of failure based on condition and performance data.
  • Conduct Failure Mode and Effects Analysis (FMEA) for critical assets and facilitate structured Root Cause Failure Analysis (RCFA) for recurring failures, ensuring systematic investigation, corrective actions, and follow-up verification.
  • Evaluate technical failure risks and associated equipment costs.
  • Prioritize assets for potential replacement based on technical risk assessment. 


Maintenance Strategy Improvement

  • Evaluate whether planned maintenance activities are achieving intended reliability outcomes.
  • Identify maintenance tasks that appear ineffective or insufficient based on failure data and asset performance.
  • Conduct comparative cost-benefit analysis of alternative maintenance approaches to support evidence-based strategy recommendations.
  • Develop technical justifications for maintenance strategy changes or enhanced programs such as condition monitoring or predictive maintenance.
  • Complete periodic maintenance maturity assessment across portfolio sites to evaluate program effectiveness, identify improvement opportunities, and track progress toward reliability objectives.


Forward Maintenance Register (FMR) Coordination

  • Review and update the portfolio-wide Strategic Asset Management Plan (SAMP) annually, ensuring alignment with evolving lifecycle management priorities and reliability objectives across all posts.
  • Develop and maintain site-specific Asset Management Plans (AMPs) in coordination with local teams, translating SAMP objectives into actionable asset management strategies that inform FMR development.
  • Coordinate inputs for the Forward Maintenance Register (FMR) by collecting and consolidating asset condition data, operational feedback from Engineering Manager, and priorities from local teams to develop a prioritized proposal with asset replacement recommendations, technical justifications, and business case for Engineering & Compliance Lead review.
  • Collaborate closely with the projects team to translate FMR recommendations into practical capital projects
  • Work with projects team to develop technically sound, cost-effective replacement solutions that enhance asset reliability and estate performance


Technical Expertise and Reporting

  • Provide specialized technical expertise and problem-solving support on asset reliability and performance issues, coordinating through the Engineering Manager.
  • Conduct detailed root cause analysis and failure investigations.
  • Develop reliability performance reports and dashboards showing portfolio-wide asset health, performance trends, and emerging risks.
  • Maintain analytical independence to provide objective recommendations unbiased by short-term operational pressures.
  • Support knowledge sharing between operations and projects to ensure reliability insights inform future asset specifications and installations.


Experience

  • Bachelor’s degree in engineering (Mechanical, Electrical, or related discipline)
  • Certified Maintenance and Reliability Professional (CMRP) preferred
  • IAM Certificate or Diploma in Asset Management preferred
  • Minimum 5 years of experience in reliability engineering, condition assessment, or asset performance analysis within facilities management or real estate
  • Strong understanding of reliability-centred maintenance principles, failure analysis, and condition-based monitoring techniques
  • Demonstrated experience conducting asset condition assessments and developing lifecycle strategies
  • Proficiency in data analysis and asset management software/CMMS platforms (Corrigo or similar)
  • Proven ability to develop technical proposals and present complex information to senior stakeholders and clients
  • Excellent analytical skills with ability to identify patterns and trends in large datasets
  • Strong coordination skills with ability to manage multiple priorities and stakeholders
  • Experience working effectively across multi-site or international portfolios with diverse teams and cultures required
  • Willingness to travel across Europe as required
