Truehold is seeking a Sales Operations & Enablement Manager to establish and lead the infrastructure that drives sales effectiveness and consistency across both entities.

This is a foundational role, not one embedded within an established GTM organization. Reporting to the VP of Sales Strategy & Operations, you will partner closely with sales leadership to design and execute the core programs, tools, and content that enable rep performance - including onboarding, CRM administration, playbooks, training, and reporting.

The role offers high visibility, meaningful ownership, and individual contributor scope. Candidates who have built or transformed sales enablement functions and are comfortable operating without a predefined roadmap will thrive.

What You'll Own

• Design and manage structured onboarding programs across Truehold and Truehold Financial sales roles, including role-specific ramp plans, product training, and clear 30/60/90 milestones
• Build and maintain the core enablement library—playbooks, talk tracks, battlecards, and product materials—grounded in how deals are actually won
• Deliver ongoing enablement through targeted training, micro-learning, and workshops aligned to product updates, methodology, and performance gaps
• Diagnose skill and knowledge gaps using data and field insight, and design solutions that drive measurable improvements in productivity, pipeline, and revenue
• Define and track enablement KPIs (e.g., time-to-productivity, win rates, quota attainment, content adoption) and iterate programs based on results
• Document and standardize the end-to-end sales motion, maintaining SOPs and owning the sales knowledge base (Notion) for accuracy and accessibility
• Partner cross-functionally with Sales, RevOps, Marketing, and Product to support GTM initiatives, product launches, and process changes with strong field readiness
• Evaluate, implement, and drive adoption of sales tools and CRM workflows, translating operational changes into clear, actionable enablement
• Build a coaching and continuous learning ecosystem in partnership with sales leadership, incorporating manager feedback, peer learning, and performance insights
• Monitor market trends and leverage emerging tools (including AI) to continuously improve enablement speed, quality, and impact

Who You Are

• You've done this before — at a SaaS company, a financial services firm, or somewhere in between. 
• You're a builder who's energized by an empty page, operator-brained enough to notice when the CRM doesn't match how deals actually move, and commercially aware enough to know which enablement investments reps will actually use. 
• You manage your own priorities, communicate proactively, and don't need daily check-ins.

Qualifications

Required:

• 3–6 years in sales ops, sales enablement, or GTM-adjacent ops (ideally at a 20–100 person sales org). Demonstrated experience building or significantly overhauling an enablement function. 
• Salesforce experience is a big plus
• Track record of creating content reps actually adopt. Strong analytical and written communication skills.

Preferred:

•  Financial services, real estate, or consultative sales background. 
• Notion power user. 
• Familiarity with LMS or sales readiness platforms. 
• Experience supporting a team through a new product launch or go-to-market change.

Key Responsibilities:

• Process DSCR and investor mortgage loans from initial disclosure through closing
• Review, verify, and organize borrower, property, and third-party documentation to ensure complete loan files
• Calculate and validate DSCR metrics, rental income, and cash-flow inputs in accordance with lender guidelines
• Submit loan files to underwriting and manage underwriting conditions through final approval and clear-to-close
• Collaborate closely with loan officers, wholesale account executives, underwriters, borrowers, title/escrow, appraisers, and other third-party vendors
• Track loan milestones, follow up on outstanding conditions, and proactively resolve issues to keep loans moving
• Maintain accurate loan notes, document tracking, and status updates in the loan origination system and lender portals
• Ensure compliance with investor requirements, internal policies, and applicable regulatory standards

Required Qualifications: 

• 2+ years of mortgage loan processing experience
• Strong understanding of mortgage documentation, underwriting conditions, and closing requirements
• Demonstrated proficiency with wholesale broker portals
• Comfort with investor documentation, rental income, and cash-flow analysis
• High attention to detail and strong organizational skills with the ability to manage several loans simultaneously
• Professional written and verbal communication skills

Preferred Qualifications:

• Experience with DSCR and real estate investor loan products
• Experience with non-agency or non-QM investor lending
• Experience working in a high-volume and/or scaling mortgage operation

We are seeking an experienced Underwriting Manager to build, lead, and scale a high-performing underwriting organization. This role will own credit policy, underwriting quality, and decisioning speed, ensuring we balance risk management with aggressive growth targets.

Responsibilities

• Team Leadership and Management: Build, lead, and manage a non-QM underwriting team across DSCR, RTL, and consumer products. Establish clear performance expectations and hold the team accountable to SLAs, quality standards, and productivity metrics.
• Credit Policy Ownership: Develop, refine, and enforce underwriting guidelines across all products. Continuously evolve credit policy based on performance data, market conditions, and investor requirements.  Present guidelines and metrics to Investors and Sr Management.
• Underwriting: Review files prior to submission to Correspondent Lenders.  Be able to articulate positions to ensure proper loan conditions and approvals. 
  
  
• Underwriting Operations: Own end-to-end underwriting workflows, including file review, conditions, exception handling, and final credit decisions. Ensure consistent, high-quality decisioning across the portfolio.
  
  
• Loan Delivery: Ensure loans are structured, underwritten, and delivered in line with credit policy and investor requirements. Manage conditions, exceptions, and file quality to drive clean submissions and efficient execution.
  
  
• Turn Time & Throughput Management: Drive underwriting speed and efficiency by managing pipelines, setting SLAs, and removing bottlenecks to support origination volume.
  
  
• Risk & Credit Oversight: Monitor portfolio performance, identify emerging risks, and implement adjustments to credit policy and underwriting standards to protect loan performance.
  
  
• Quality Control: Establish and enforce QC processes to ensure accuracy, consistency, and compliance across all underwriting decisions.
• Exception Management: Define and manage exception frameworks, ensuring disciplined approvals with appropriate documentation and risk controls.
  
  
• Reporting & Analytics: Track and report on key underwriting metrics, including turn times, approval rates, exception rates, and loan performance. Provide actionable insights to leadership.
  
  
• Compliance: Ensure all underwriting activity complies with applicable federal and state regulations, as well as internal policies and investor guidelines.
  
  
• Cross-Functional Collaboration: Partner closely with sales, capital markets, and operations to align credit policy with growth objectives while maintaining disciplined risk management.

• 10+ years of mortgage underwriting leadership experience.
• Deep experience with non-QM products, including DSCR, bridge/RTL, and investor lending.
• Strong understanding of credit risk, loan structuring, and income/asset analysis across complex borrower profiles.
• Experience building or scaling underwriting teams and processes in a high-growth environment.
• Strong familiarity with LOS systems and underwriting workflows.
• Ability to balance speed and risk in a production-driven environment.
