Your Responsibilities 

• Manage all building services and preventative maintenance programs to the best of industries practices, the Scion’s Standard Operating Procedures, and in compliance with the State/Federal Govt./OSHA’s Codes/regulations.
• Manage the day-to-day operations including but not limited to heating, ventilating, air conditioning (HVAC), plumbing and piping, fire protection, and general building maintenance and troubleshooting, building automation systems and building maintenance
• Monitor systems and provides diagnostics, preventative maintenance, annual testing, permitting, certification for all major building systems including, but not limited to: chilled water systems with fan coil units, air handling units with outside condensers including roof top units (RTU), building stationary boilers, hot & cold water distribution systems (plumbing, pressure/pneumatic/storage tanks, variable frequency drive (and pumps & motors), domestic hot water heaters, building automation systems (BAS), electrical distribution systems, switchgears and controls, generators, uninterrupted Power supply (UPS), elevators and lifts, parking structures (ventilation/drainage Systems, T-Joints), entrance & exit Gates and overhead doors, shingled/tarred roof, TPO membrane roofing system, EIFS, brick, vinyl, & cementitious sideboard, ACP, curtain walls, insulated glass units (IGUs).

The Porter is responsible for the general cleanliness and upkeep of common areas, indoor and outdoor. This position may also be required to assist with general maintenance needs, cleaning and moving services.

• Maintain and repair exterior lighting by replacing burned out bulbs and reporting inventory to supervisor.
• Mow all lawn areas, remove clippings as scheduled, trim all planting beds, rake and remove leaves and other debris from landscaped areas.
• Apply weed and feed to lawn areas as scheduled; top seed and water areas as needed.
• Install seasonal plantings, replacement shrubs and trees, decorative rock and water features.
• Trim and prune trees and shrubs as directed.
• Maintain, adjust and repair irrigation system and fountains as needed.
• Clean pool and spa in accordance with manufacturer specifications and code compliance.
• Perform routine maintenance and repairs to pool equipment, as directed.
• Know the emergency procedures for the property, including the location and how to engage water and gas shutoff valves and access to sewer cleanouts and fuse panels.

• Performs routine maintenance and repairs to pool equipment, as directed.
• Knows the emergency procedures for the property, including the location and how to engage water and gas shutoff valves and access to sewer cleanouts and fuse panels.
• Promotes safety awareness to limit property loss and damage or injury to residents and visitors to the property.
• Adheres to all property policies and procedures.
• Keeps drainage grills on grounds clear of leaves.
• Pressure washes sidewalks, buildings, pool decks etc.
• Assists in snow removal at property, as required.
• Maintains required property uniform and presents a professional appearance and attitude.

Qualifications

• High School/GED or Trade School diploma and one year of full-time experience in some aspect of lawn/grounds maintenance, or an equivalent combination of education and experience.
• Efficient in reading instructions and documenting labor and materials.
• Certified Pool Operator (CPO) preferred.
• Record of punctuality and dependability, ability to work with under pressure of deadlines, schedule flexibility to accommodate after hour and weekend emergencies
• Demonstrates a sensitivity and understanding of the diverse population of residents and employees. Follows the company’s non-harassment and inclusion policies.   
• Possession of a valid driver’s license.
