We are seeking an experienced Estimator, Program Lead for our Rye Brook, NY office in Westchester County. Estimators are responsible for accurately determining the total costs associated with a construction project by executing a detailed line-item budget for each trade. The ideal candidate must have an acute attention to detail and demonstrated ability to work well in a fast-paced environment with fixed deadlines.

Responsibilities:

• Prepare detailed conceptual budgets and estimating from pre-construction, concept design, schematic design and design development documents
• Execute detailed take-offs of all trades. Initiate and manage entire bid process (construction management and general contractor) inclusive of preparation of detailed bid package
• Ensure accurate and proper submissions & proposals by all subcontractors
• National, regional, and local subcontractor acquisition and prequalification for projects in new markets throughout the Northeast
• Facilitate review and presentation of bids to internal project management partners and clients
• Partnership with other Estimators and Estimating Coordinators supporting the Programs team to ensure accuracy and consistency of all bids
• Collaboration with Project Managers to develop scope sheets and leveling sheets
• Development of relationships with clients, subcontractors, and internal partners
• Collaborate with engineers, architects, clients, and subcontractors
• Work collaboratively with field team to communicate deliverables and procurement schedules
• Level subcontractor bid proposals for accuracy and scope gaps
• Prepare scope of work documentation by division
• Attend and lead subcontractor calls and meetings as needed
• Conduct on-site walk-throughs as needed 

Qualifications and Experience:

• 6+ years of experience in budgeting and Estimating for commercial construction projects.  
• Experience with open store remodels and store expansions for national big box retailers along with knowledge of multi-shift schedules
• Experience with GMAX and/or GMP bidding strategies
• Comprehensive subcontractor qualification and leveling
• Proven ability to compile complete estimates and hard bid packages with trade breakdowns 
• Procurement and MS Project scheduling experience
• Strong presentation skills and ability to lead or participate in meetings with subcontractors, clients, owners, and architects as needed
• Ability to prioritize, multi-task, and deliver on deadlines for multiple concurrent projects 
• Excellent time management and organizational skills
• Demonstrated proficiency in reading commercial construction plans and specifications
• Ability to value-engineer a project
• College degree preferred or comparable professional experience
• High proficiency in Microsoft Excel
• Strong knowledge of MS Project, Word, PowerPoint, and Outlook 
• Procore, On-Screen Takeoff, and Building Connected experience preferred

We are currently seeking a Project Engineer for our Rye Brook, NY office in Westchester County. This position works closely with the Project Management team and provides support for the entire life-cycle of a construction project.  Project Engineers must demonstrate a solid knowledge in construction practices and provides coordination and administrative support to their assigned project teams. This position is intended for individuals to gain the experience and knowledge required to develop into a future Project Manager.  

Key Responsibilities

• Project start-up: complete new project updates in Procore system, distribute initial drawings and plans to all required team members, assist Project Manager with insurance and permits as needed, send Superintendent Field team toolkits
• Schedule calls and meetings with internal and external project team members to ensure consistent communication flow throughout the duration of a project
• Assists with buyout process
• Review, process, and distribute submittals via Procore
• Create and distribute weekly reports as requested by Project Manager
• Process and maintain RFIs in Procore or similar system
• Prepare, process, and distribute subcontract agreements, purchase orders, and change orders
• Assist in preparation of closeout package process:  collect documentation from subcontractors, vendors, architects, clients, and members of the internal project team
• Other job responsibilities as assigned
• Occasional travel to project site as needed

We are seeking a Project Accountant for our Rye Brook, NY location. This is a fully in-office role reporting directly to the Finance Manager.  The Project Accountant’s primary responsibility is to support the project team regarding contract billings, payments, timely reports, closeout compliance, and any other duties related to assigned projects. 

Key Responsibilities:

• Act as a central point of communication between clients and internal team members
• Accounts Receivable - ensure that client billings are managed and processed in an efficient and timely manner
• Accounts Payable - ensure that subcontractor invoices are received, approved by necessary parties, and any discrepancies are identified and resolved
• Collect and track compliance documents
• Process payables with an accurate understanding of the sales-tax and use-tax requirements for the project
• Generate monthly reporting and data analysis relating to client projects
• Execute a proactive approach to project closeout
• Other duties as assigned

Qualifications:

• Must have a minimum of 7 years of experience in a Project Accountant role 
• Must have experience working for a General Contractor or Subcontractor
• Bachelor’s degree in Accounting or comparable professional experience 
• Advanced Microsoft Excel knowledge and comfortable with other MS Office products
• Excellent written and verbal communication skills to build relationships with internal and external clients
• Ability to problem-solve and work independently to identify potential discrepancies
• Able to multitask, prioritize, and manage their time well on tight deadlines
• High level of professionalism, responsiveness, and confidentiality
• Team-player and ability to build relationships well across the organization and team
• Experience in the construction industry preferred

We are currently seeking a Project Manager for our Rye Brook, NY office location to support our retail and restauraunt projects. The Project Manager leads the successful execution of construction projects, facilitates planning and coordination of construction activities, and ensures that all project objectives are achieved.

Responsibilities

• Take an active role in guiding jobs and project teams in each phase including pre-construction, construction, closeout, and post-construction services
• Maintain a big picture view of strategy, risk assessment, and profitability and continuously communicates with all clients and partners throughout the duration of projects
• Identify and focus on critical issues related to constructability including associated costs and logistical challenges
• Lead and manage multiple and/or larger, more complex projects with limited Project Executive involvement
• Ensure timely and accurate completion of all Schimenti financial processes, project controls, and reporting. For example: internal budgets, costs to complete, billings, collections, subcontractor payments, change order preparation and resolution, and contracts
• Develop, nurture, and maintain ongoing client, architect, subcontractor, and industry relationships
• Prioritize client service, satisfaction, and future retention of work
• Promote positive subcontractor and vendor relationships by operating professionally and fairly and reinforce this philosophy within the internal team
• Partner collaboratively with Field Operations team members, and oversee Assistant Project Managers, Project Engineers, or other internal team members assigned to projects
• Review subcontractor and vendor invoices throughout the lifecycle of the project and approve for payment or negotiate appropriate changes
• Oversee change orders and RFIs, prepare as needed
• Proactively communicate with clients to share project progress and budget-related matters
• Respond to work delays, emergencies, and other problems as needed
• Partner with Superintendents to ensure punch list completion

Qualifications And Experience

• Must have 4+ years of Construction Project Management experience
• Must have Retail or Restaurant construction experience
• Must have experience managing projects with high-intensity and short-term duration of 16-20 weeks
• Experience as the sole Project Management lead
• Buyout proficiency and strong experience with leveling trades
• Experience with creating and processing RFI's using Procore or similar technology
• Scheduling proficiency
• Strong verbal presentation skills and ability to lead effective meetings
• College degree in Construction, Engineering, or Architecture preferred
• Travel to assigned projects as required

Technical Skills

• Must have experience with MS Word, Excel, PowerPoint, Outlook skills
• Must have experience with Procore or with a similar software
• Timberline/Sage experience a plus

The range listed is just one component of Schimenti’s total compensation package for employees. Pay Range: $110,000 - $150,000 salary per year.
