WHAT YOU'LL DO

• Review rental applications to ensure applicants are qualified in accordance with company policy, Fair Housing requirements and local laws
• Ensure consistency by monitoring screening standards across the portfolio
• Review quarterly reports to spot trends, opportunity and compliance adherence
• Partner with Ops and Leadership to turn data into insights to make our application process smooth and smart.
• Troubleshoot, guide and solve problems for property management system users, turning tech frustrations into smooth workflows.
• Take charge of support requests and work to resolve or escalate to the right experts to keep everything moving forward.
• Analyze trends to identify recurring roadblocks and training gaps
• Conduct routine system audits and assist with system updates
• Build a library of reports, job aids and resources to encourage problem solving and consistency
• Assist in the development, documentation, and maintenance of standard operating procedures (SOPs).
• Monitor legislative and regulatory changes impacting operations and communicate updates.
• Support relationships with legal partners and collection agencies, including documentation and coordination as needed.
• Support and track 3rd party vendor partnerships to keep operations running smoothly.
• Audit property-level write-offs to ensure compliance, uncovering risks and searching for process improvements.
• Participate in quarterly property audits, spotting trends and mapping out corrective actions to keep us at the top of our game.
• Assist with special projects, acquisitions/dispositions, administrative tasks, and operational initiatives, including support for internal events and trainings.
• Provide additional support to property operations teams and RedPeak residents, as needed, to ensure a high level of service.

WHAT WE'RE LOOKING FOR

• Associate's degree required (or equivalent experience).
• 1- 2 years of experience in property management, operations, or system support preferred.
• Strong analytical, organizational, and communication skills.
• Customer-service oriented and collaborative.
• Proficient in Microsoft Office; Excel preferred.
• Experience with property management systems (Yardi preferred).

POSITION DETAILS

• Schedule: Monday - Friday, 8am-5pm, 1 day a week remote
• Pay: $55,000 - $65,000 with bonus potential

POSITION SUMMARY 

As a RedPeak Leasing Professional, you’re a brand ambassador and the main point of contact with customers – whether they call your apartment property, visit online, or visit in person.  Your role is an important one: to lease apartments by discovering and exceeding the client’s expectations.  Your ultimate goal is to help people get what they want through attentive listening, strategic sales skills, and consistent follow-through.   

KEY ACCOUNTABILITIES AND RESPONSIBILITIES:

Improving Occupancy Levels (20%) – Maximize lease and traffic ratios to maintain a 95% or better occupancy level.  Ensure a smooth move-in process by managing the lease flow paperwork and conducting make-ready walked prior to move-in. 

• Increase and maintain occupancy with a high close rate for signed leases.  Strive to reach weekly/monthly sales goals. 

• Prepare and complete all reservation and lease paperwork with future residents. 

• Work directly with the Sales Manager to help establish and execute community marketing initiatives. 

• Run all required checks (credit, background, references, etc.) to confirm the applicant meets Company and other requirements. 

• Keep leasing, LTS, and Yardi software updated with accurate prospect, resident, and lease information. 
• Scan, organize, and store all documentation related to residents and leasing of the Company’s properties under management. 

Lead Development (35%) – Use a thorough and personalized approach to manage leads by the client’s sense of urgency.  Utilize extensive product knowledge to deliver creative client presentations that create a unique and welcoming experience and lead to high conversions that meet or exceed set goals. 

• Answer calls and respond to online/email leads in the required timeframe. 

• Discover resident wants and needs to determine which properties or units are the best potential fit. 

• Actively work to set appointments for tours and build value through phone and email interactions.  Coordinate accordingly with the office team. 

• Stay knowledgeable about availability, amenities, and neighborhoods to competently answer all prospective resident questions and/or concerns. 

• Highlight features during showings that build value and meet the residents’ needs identified in the pre-screening process. 

• Consistently follow up after showings to stay in contact with prospective residents. 

• Conduct regular zone walks and quality control spot checks. 

• Keep informed of current market conditions/trends. 
• Compile comp surveys weekly and shop comps bi-annually or as directed by Sales Manager. 

Resident Retention (15%) – Maximize resident satisfaction levels by meeting and exceeding expected quality and service levels.  Use proactive and timely response and follow through, generate insight, resolve resident conflicts, and encourage a sense of community through interaction and outreach. 

• Walk apartments and prepare move-in gifts to ensure readiness for future residents; prepare keys and change locks for future move-ins. 

• Maintain a positive living environment for community residents by providing excellent customer service, resolving issues promptly and effectively, and consistently following up on resident requests. 
• Actively work to secure resident renewals. 

Teamwork (10%) – Collaborate with your team using problem-solving abilities by understanding and managing resident and team expectations through ongoing and effective communication.  Utilize flexibility when responding to daily demands as well as in sales efforts. 

Personal Competencies

POSITION SUMMARY

The Maintenance Technician I position is responsible for the maintenance and general condition of RedPeak’s properties.  Key responsibilities include property maintenance, preventative maintenance, maintenance service requests, property safety, and security systems, monitoring the work of outside contractors, on-call, grounds work, and assisting with other maintenance tasks when needed. 

KEY ACCOUNTABILITIES AND RESPONSIBILITES 

Quality of Maintenance Work

• Accurately diagnoses and solves problems with cost-effective, long-term solutions.
• Performs maintenance work on the property, which may include electrical, HVAC, plumbing, and other related tasks; assists with grounds work when required.
• Coordinates and monitors the quality of maintenance work being performed by outside contractors.
• Adheres to community on-call rotation requirements for emergency repairs or maintenance issues.

Schedules & Assignments

• Ensures prompt response to all service requests, including emergency situations.
• Identifies the most efficient way to handle maintenance requests; effectively manages busy periods with high volumes of requests.
• Works consistently and remains engaged throughout the entire work shift.
• Assists with daily inspections of community grounds and interior. Immediately address deficiencies to ensure the community is safe, clean, and comfortable for residents, team members, and guests.
• Complete all required training, meetings, and programs.

Maintenance Customer Service

• Makes all residents feel important and comfortable during their interactions.
• Interacts well with residents from all age groups and cultural backgrounds.
• Effectively manages issues/ problems, so all residents are satisfied and have a good experience.

Professionalism

• Maintains standards for staff uniforms, dress codes, hygiene, and appearance for property staff.
• Shows up on time and is ready to work all shifts.
• Provides advanced notice when an absence is needed.
• Demonstrates professionalism in all forms of communication, including but not limited to email, phone calls, video calls, and text messaging.

Property Security

• Installs, maintains, and monitors security camera systems; installs property locks, keys, and security access for residents and property staff. Monitors vendor key checkout.
• Conducts regular inspections of property including vacant space; reports and addresses suspicious activity or potential security issues.
  
  

Safety & Organization

• Maintains building safety systems, ensuring compliance with all Company, local, city, state, and federal guidelines.
• Keeps accurate, detailed, and timely maintenance records for all activities.

The Manager, Talent and Culture plays a critical role in fueling engagement by ensuring effective onboarding, enabling managers, supporting operational change, and building leadership capacity across the organization.

Key Responsibilities

Onboarding & Team Member Experience

• Own the design and delivery of a consistent, high-impact and ongoing onboarding experience aligned to company culture and values
• Serve as a key support resource for new hires during their first 90 days, ensuring a smooth transition and strong manager handoff
• Identify onboarding gaps and continuously improve early-stage employee experience and retention

Manager Enablement & Leadership Development

• Coach front-line managers through 1:1 and cohort-based learning to strengthen accountability, feedback, and team development
• Provide clear frameworks and tools to help managers onboard, mentor, and grow their teams effectively
• Build leadership capability in a practical, accessible way that fits the scale of the organization

Learning & Development Programs

• Design and deliver engaging learning experiences (workshops, cohorts, and e-learning) aligned to business needs
• Manage and optimize the Learning Management System to ensure content is relevant, accessible, and role-specific
• Increase adoption and consistent use of learning tools and resources across the organization
• Partner with external providers and local institutions to expand development opportunities

Performance & Talent Development

• Support performance management processes by equipping managers to set goals, conduct check-ins, and deliver meaningful feedback
• Partner with leaders to define career pathways and role-based competencies
• Conduct needs assessments to identify skill gaps and recommend targeted development solutions
• Track and report on key metrics to evaluate program effectiveness and impact

Business Partnership & Talent Consulting

• Serve as a trusted advisor to Portfolio Directors and business leaders, providing insight into team capability, onboarding effectiveness, and talent risks
• Diagnose performance challenges and determine root causes (skill, behavior, or process), recommending actionable solutions
• Ensure talent initiatives are consistently executed at the site level and aligned with operational realities

Change Enablement & Operational Support

• Act as a liaison during rollouts of new systems, processes, and tools
• Translate complex changes into clear, actionable guidance for front-line teams
• Identify adoption challenges, skill gaps, friction points, and partner with leadership to address them

Culture & Continuous Improvement

• Promote a culture of professionalism, accountability, and continuous learning
• Contribute to employee engagement and recognition efforts
• Continuously evaluate and improve programs with a “make it better” mindset

What We're Looking For

• Bachelor’s degree preferred or equivalent progressive experience in Learning & Development or Talent Management
• Experience supporting development in a multi-site or operational environment preferred
• Property Management Experience
• Strong facilitation, coaching, and communication skills
• Proficiency in LMS platforms and virtual learning tools
• Advanced skills in PowerPoint and Microsoft Office
• Ability to manage multiple priorities and shift based on business needs
• Strong written communication skills
