Regional Manager | Position Summary 

The Regional Manager is responsible for the overall financial, operational, and cultural performance of an assigned portfolio of apartment communities. This role partners closely with Community Managers, corporate leadership, and ownership groups to ensure strong occupancy, revenue growth, expense control, compliance, and team development. 

The Regional Manager sets the tone for leadership across the portfolio by modeling accountability, clarity, professionalism, and a commitment to Hawthorne’s Live It culture. 

Regional Manager | Job Functions 

Portfolio Leadership and Operational Oversight 

• Oversee performance of assigned communities across financial, operational, and service metrics
  • Conduct regular site visits to evaluate operations, apartment home presentation, team effectiveness, and compliance
  • Establish clear expectations for Community Managers and hold teams accountable to company standards 
  • Support communities during staffing transitions, acquisitions, performance challenges, and growth initiatives 
  • Reinforce Hawthorne policies, procedures, and operational consistency across the portfolio 

Financial Strategy and Performance Management 

• Review monthly financial statements, budgets, and variance reports
  • Partner with Community Managers to develop strategies that improve occupancy, rental income, and expense control
  • Lead annual budget preparation and forecasting 
  • Monitor capital improvements and renovation projects 
  • Participate in ownership reporting, financial reviews, and strategic planning discussions 

Talent Development and Leadership Coaching 

• Recruit, mentor, and develop Community Managers and onsite leaders
• Conduct performance evaluations and provide structured feedback
• Identify high potential team members and support succession planning
• Promote leadership growth aligned with Hawthorne’s Career Path Program 

Compliance and Risk Management 

• Ensure adherence to company policies, management agreements, and regulatory requirements
• Maintain discretion and confidentiality regarding personnel matters, financial data, and ownership communications
• Support crisis management and emergency response planning 

Resident Experience and Brand Stewardship 

• Maintain high standards for apartment home presentation and customer service
• Support reputation management through review monitoring and resident engagement
• Champion Hawthorne’s Live It culture across the portfolio 

Regional Manager | Education, Experience, and License Qualifications 

Education:

• High School Diploma or GED required
• Bachelor’s degree in Business, Management, or related field preferred 

Experience:

• Three to five years of successful experience as a Regional Manager required
• Multi site or portfolio oversight experience preferred
• Proven success driving occupancy, NOI growth, and expense management
• Experience leading, coaching, and developing onsite leadership teams
• Industry software experience in Yardi Voyager and Microsoft Office required 

Licenses and Certifications:

• Valid Driver’s License required
• CAM, CAPS, ARM, or other industry certifications preferred

Community Manager | Job Overview

As a Community Manager, you lead the way—serving as the team’s coach, Live it! culture ambassador, and business strategist. In this role, you’ll oversee all aspects of community operations, including financial performance, leasing success, vendor partnerships, and resident satisfaction. You’ll guide your team through development, and daily support to ensure consistent performance, strong occupancy, and a thriving community environment. 

Community Manager| Education, Experience, and License Qualifications 

Education: 

• High School or GED equivalent. 

Experience: 

• Two years of property management experience; this should include Leasing Consultant and Assistant Community Manager experience.  
• Six months of community manager experience in multi-family, Highly Preferred 
• Industry Software Experience: YARDI, Knock, and Microsoft, Highly Preferred 

Licenses & Certifications: 

• Valid Driver's License.  
• CAM, CAPS, Real Estate license, and/or Property Management License preferred 

Community Manager | Job Functions 

Financial & Administrative Oversight 

• Manage budgets, rent collection, and community financial reporting
• Oversee move-outs, deposit accounting, and delinquency tracking
• Maintain accurate records using platforms like Yardi and Knock 
• Ensure compliance with company policies and legal standards 

Property Performance & Operational Excellence 

• Conduct regular inspections to maintain curb appeal and quality 
• Drive leasing, renewals, and pricing strategies to meet occupancy goals • Partner with maintenance on work orders and preventative care 
• Oversee vendor services and ensure quality, safety, and timeliness 

Team & Community Leadership

Leasing & Occupancy 

• Support leasing efforts by conducting tours, responding to leads, and guiding prospects through the leasing process

• Ensure lease applications, renewals, and related documents are completed accurately and on time 
• Meet occupancy goals through strong leasing performance and resident retention
• Create and manage content for the community’s social media platforms, highlighting resident events and promoting engagement 
• Maintain a clean, welcoming environment by ensuring the office, amenities, and common areas are immaculately presented

Work Schedule: 

Our leasing office is open Monday–Friday, 9:00 AM–6:00 PM, and Saturdays, 10:00 AM–4:00  PM. One weekday off is provided each week to maintain a 40-hour schedule.

Evening and weekend availability may be required for resident events or based on the unique needs of the community.

JOB DESCRIPTION - Regional Support Manager 

As a Regional Support Manager, you lead the way - serving as the team’s Community Manager Support, Live it! culture ambassador, and on-site leader. In this role, you’ll oversee all aspects of community operations, including financial performance, leasing success, vendor partnerships, and resident satisfaction. You’ll guide the team through support to ensure consistent performance, strong occupancy, and a thriving community environment.   

The Regional Support Manager role is a traveling support position responsible for maintaining and increasing operational performance, reinforcing leadership, and supporting performance across assigned apartment communities. This role partners closely with Regional Managers and corporate leadership to provide hands on support during transitions, staffing changes, and periods requiring additional operational focus. 

The Regional Support Manager is a visible and engaged leader who steps in where support is needed most, providing coaching, guidance, and stability while modeling Hawthorne standards for service excellence, financial responsibility, and team development. 

Regional Support Manager | Education, Experience, and License Qualifications 

Education: 

• High School Diploma or GED required 

• College coursework or related business experience preferred 

Experience: 

• Minimum of two years of experience as a Community Manager with satisfactory performance 

• For internal candidates: one year of experience as a Hawthorne Community Manager is required, two years is preferred 

• Demonstrated success managing multifamily apartment communities 

• Experience supporting multiple communities or high-complexity assets preferred 

• Industry Software Experience: Yardi Voyager and Microsoft Office preferred 

Licenses & Certifications: 

• Valid Driver’s License required 

• ARM, CAM, CAPS, or similar industry certifications preferred 

Regional Support Manager | Core Responsibilities 

Operational & Leadership Support 

• Provide onsite operational support through regular site visits and interim coverage for vacant leadership positions 

• Support community performance by reinforcing Hawthorne standards, procedures, and expectations 

• Schedule, supervise, and direct daily activities of onsite associates as needed 

• Prioritize service requests, make-ready timelines, and renovation or construction projects 

• Conduct training, coaching, performance feedback, and corrective action in alignment with company policy 

• Promote a culture of accountability, professionalism, teamwork, and service excellence 

Financial Oversight & Performance Support 

• Support adherence to approved operating budgets 

• Assist with budget preparation and annual property inspections 

• Review interim and monthly financial statements and identify variances 

• Monitor expenses and purchasing activity to support budget compliance 

• Partner with vendors and contractors to ensure quality service and cost effectiveness 

• Participate in owner meetings, financial reviews, and site visits as requested 

Compliance & Risk Management 

• Ensure compliance with company policies, operational procedures, and management agreements 

• Stay current on policy updates and support consistent execution across communities 

• Respond to property emergencies and coordinate appropriate communication and reporting 

• Ensure timely completion and submission of required operational reports 

Property, Resident, and Leasing Support 

• Conduct regular inspections to ensure apartment homes and common areas meet Hawthorne presentation standards 

• Support resident relations and assist with escalated concerns as needed 

• Ensure resident files and records are accurate, organized, and up to date 

• Support leasing and occupancy efforts, including tours and application support when required 

• Assist with rent collection, account reconciliation, and daily bank deposits as needed 

Marketing, Retention, and Engagement 

• Support community-level marketing initiatives and outreach efforts 

• Conduct market surveys and competitive analysis 

• Partner with Regional Managers to assess market trends and leasing performance 

• Support resident retention initiatives, renewal outreach, and annual apartment home inspections

Work Schedule & Expectations 

This role requires flexibility based on operational needs. While standard business hours generally fall Monday–Friday, evening, weekend, and on-call availability is required for emergencies or critical support. This is not a traditional 40-hour workweek.

• Reliable transportation, valid driver’s license, and proof of insurance required 

• Ability to walk apartment communities, climb stairs, conduct inspections, and lift up to 60 pounds
