THE OPPORTUNITY

The Partner reports directly to the CEO and is responsible for one outcome: raising $50M–$100M of accredited investor equity annually.

This is an end-to-end ownership role. From sourcing and relationship development through closed capital and reinvestment, you'll build the engine and own the results. Our leadership is available and will engage at key moments, but the pipeline, the process, and the performance are yours.

WHAT YOU'LL DO

• Build, manage, and expand a capital raising engine from your own network and relationships
• Independently source capital through HNWIs, family offices, and accredited investor referral networks
• Provide feedback on offering structure, investor objections, and messaging to sharpen conversion
• Steward full authority for the lifecycle of your talent. You are responsible for the "Who" aspect of your high-performance capital formation unit.
• Drive conversion from first conversation through closed commitment and reinvestment
• Engage as a trusted peer and advisor (not a salesperson)
• Maintain a forward-looking pipeline in HubSpot with forecasting rigor
• Partner with IR, Legal, Marketing, and the CEO on Reg D offering execution

• Demonstrated track record of raising $50M–$100M+ annually from accredited investors
• 7–10+ years in capital raising, private placement, or investor relations
• Existing network of HNWIs, family offices, and sophisticated investors
• Deep fluency in Reg D structures and private real estate or alternative assets
• History of operating with full revenue accountability
• Highly self-directed; thrives with a high degree of responsibility and minimal oversight

COMPENSATION

Performance-based and uncapped. It includes attainment-based incentives, long-term carried interest equity, and a base salary.

Remote-eligible. Pittsburgh presence required a few times per quarter. Travel as needed for relationship development.

Job Summary

At Birgo Capital, we are a mission-driven, vertically integrated private equity real estate firm managing over $300 million in assets. We are seeking a Senior Associate of Asset Management to take ownership of our 3,500-unit multifamily portfolio. With a lean team and 60+ vintage assets spanning four states, this role requires a professional ready to get in the weeds and manage multiple priorities simultaneously.

Founded in 2012, Birgo has experienced significant momentum, tripling in size since 2020. Our track record includes successfully raising and allocating four funds, alongside various JV deals and syndications. Our footprint continues to expand into the Midwest.

Core Responsibilities

• Translate Investment Thesis to Operations: You are the connective tissue between Acquisitions and Property Management. You’ll take the underwriting assumptions and turn them into actionable operating plans, ensuring the original investment thesis holds up in day-to-day operations.

• Own the Financial Roadmap: Lead the annual budgeting and monthly re-forecasting process. You'll stress-test fund-level cash flow models and provide a clear narrative on IRR and DSCR performance to Leadership.

• Build Property Manager Rapport to Drive Performance: Success in this role depends on your ability to be humble and build trust with the Property Management team. You will support their financial literacy by helping them use variance analysis and market comps to optimize rents and control expenses.

• Direct the Team: You will oversee the workflow of high-skill offshore analysts, ensuring the accuracy of their REO schedules, data compilation, and reporting, while providing consistent mentorship and guidance.

• Compliance Oversight: Manage the potential friction of the capital stack. This includes maintaining lender relationships, ensuring covenant compliance, and prepping data for refinances or dispositions.

• Metrics: Use and develop our AI tools to track occupancy, net effective rent, and capex ROI. Provide data-backed recommendations when a property drifts from its business plan.

Successful Candidate Profile

Knowledge and Experience

• 3-5 years of asset management experience
• In-depth knowledge of real estate investing and operations
• Bachelor’s degree in finance, accounting, or related degree

Skills

• Strong financial modeling and Excel skills
• Excellent written and verbal communication skills
• Strong prioritization and planning skills with the ability to multitask
• Proficient in making decisions in a rapidly changing environment
• Fluent with technology, including AI, and willing to implement new solutions

Other Requirements

• Work From Home: Eligible, with the expectation of attending in-person meetings in Pittsburgh as needed.
• Travel: This role requires approximately 25% travel to visit sites monthly.
• Ability to use a computer for a full workday
