Performance Manager

The Performance Manager plays a pivotal role in enhancing employee performance and driving organizational success through comprehensive training, coaching, and performance management initiatives. This position is responsible for developing and executing effective learning programs, coaching individuals and teams, and fostering a culture of continuous improvement and professional growth. This position works directly with Affordable communities, site teams, regional leadership, and cross-functional partners to develop and execute learning programs that support Affordable housing operations, compliance expectations, leasing performance, customer service, onboarding, and overall property performance.

Essential Duties & Responsibilities

Communication

• Actively participate in organizational change initiatives, collaborating with various departments to ensure training initiatives support broader strategic objectives.
• Collaborate with other trainers or subject matter experts to enhance training content.
• Communicate effectively with stakeholders, providing updates on training outcomes and addressing any concerns.

Customer/End User Service

• Ensure learning solutions are engaging, effective, and tailored to meet the needs of various employee groups.
• Establish a continuous feedback loop with program participants to gather insights for refining and customizing learning programs.

Business Acumen

• Effectively use training technologies, such as Learning Management Systems (LMS) and multimedia tools.
• Apply knowledge of Affordable housing operations, leasing expectations, compliance requirements, and property performance metrics to support meaningful coaching and training outcomes.

Team Effectiveness (Training)

• Execute a comprehensive regional coaching plan each month driven by KPI results and global organizational objectives.
• Assist with delivering diverse learning programs, including leadership development, technical skills training, and onboarding.
• Support the implementation and utilization of learning management systems (LMS) and other relevant platforms.
• Deliver coaching sessions with clarity, ensuring participants understand the content.

People Development (Global)

Problem-Solving

• Monitor Key Performance Indicators (KPIs) to measure the impact and effectiveness of learning and performance initiatives.
• Cultivate strong relationships with external vendors, consultants, and subject matter experts.
• Monitor Key Performance Indicators, compliance trends, leasing performance, employee performance, and other relevant data to measure the impact and effectiveness of learning and performance initiatives.

Education & Experience

• Proven experience in employee training, coaching, and performance management, preferably in a field-based environment.
• Strong understanding of learning and development principles and best practices.
• Excellent presentation, facilitation, and communication skills.
• Affordable housing experience required, with strong working knowledge of Affordable housing programs, site-level operations, and compliance-driven property performance.
• Experience with LIHTC, HUD, Section 8, layered Affordable programs, recertifications, file processes, or compliance-related operations strongly preferred.
• Ability to work effectively in a fast-paced, dynamic environment and manage multiple priorities simultaneously.
• Familiar with Asset Living’s primary property management software systems (Entrata, RealPage, and Yardi).
• Certification in training and development (e.g., CPLP, CPTM) is a plus.

Regional Manager, Affordable Housing

The Regional Manager, Affordable Housing is responsible for overseeing the entire operations of a housing community portfolio. As a Regional Manager specializing in affordable housing you will manage all phases of the operations, including personnel, leasing, maintenance, financial, administration & risk management. As an offsite leader, you will supervise all aspects of the property and staff to ensure compliance with Asset’s company policies and procedures, safety and fair housing guidelines, and liability concerns.

Essential Duties & Responsibilities

Affordable Housing

• Ensure compliance with all Equal Housing Opportunity/Affirmative Fair Housing laws.
• Ensure proper LIHTC and/or Section 8 policies and procedures are followed. 
• Monitor LIHTC Application and Annual Recertification processes. 
• Regulatory Compliance – Ensures compliance with regulatory and funding requirements, contracts, and reporting 
• Conduct files reviews, physical inspections, and interacts with regulatory agencies. 
• Conduct semi-annual inspections as required. 

Personnel Management

• Use consistent techniques & company directives to screen, hire, train, coach, and develop on-site staff
• Ensure effectiveness of staff through ongoing training, coaching, counseling, and guidance in compliance with Asset training benchmarks
• Deal effectively and consistently with performance problems; document adequately, communicate with direct supervisor and HR and terminate appropriately when necessary
• Prepare request for a salary increase for Community Manager and assist with other team members if necessary; sign off on all requests from the site
• Ensure all counseling statements, written evaluations, and salary requests are provided for review to the Regional & Senior Vice President and delivered to the Human Resource department
• Approve all timesheets and ensure hours indicated are correct, vacation and sick time reported, and signatures available
• Deal effectively and consistently with performance problems; document adequately, communicate with Regional & Senior Vice President and HR and terminate appropriately when necessary
• Promote harmony and quality job performance of staff through support and effective leadership
• Ensure staff compliance and consistency with Company policies and procedures

Financial Management

• Achieve the highest possible net operating income through the implementation of effective cost control and revenue & leasing improvement; identify trends and recommend strategies and adjustments
• Develop yearly operating budgets/forecasts
• Provide monthly written evaluation of income and expense line items that are significantly over budget
• Provide Capital improvement suggestions for the future of the site
• Monitor all proposals and contracts for large projects at sites and check work in progress
• Monitor & maintain the timely receipt and reconciliation of deposits, rent collections, and charges to ensure submitted on a timely basis
• Monitor & approve the timely receipt, reconciliation, and coding of all vendor invoices
• Ensure property closeout is completed on time and ownership financial reports are accurate

Strategic Leasing Management

• Develop yearly marketing plan and utilize marketing strategies & systems
• Provide marketing strategy to generate rentals or for rent increases
• Ensure staff leasing techniques are effective in obtaining closure, follow up procedures met, signing/documentation of leases, and reporting systems are accurate and up to date
• Deal with resident complaints, concerns, and requests to ensure resident satisfaction
• Develop and implement resident retention programs (i.e., resident functions, special promotions, monthly newsletter, etc.) 
• Effectively show, lease, and move in prospective residents

Administrative & Maintenance Management

• Ensure all administrative & leasing reporting is accurate, complete, and submitted on a timely basis
• Assist with the emergency team for the property; ensures proper response and handling of all property emergencies with staff, residents, buildings, etc. within company guidelines to minimize liability
• Manage excellent customer service and monitor service request turnaround and responsiveness of maintenance staff
• Maintain property appearance and ensure repairs are noted and completed on a timely basis (this requires regular property inspections and tours)
• Plan for and utilize property resources, equipment and supplies economically (i.e., obtaining bids/pricing from vendors, suppliers, and contractors, dealing with inadequate service, etc.)
• Give direction to and monitor maintenance, construction, and rehabilitation activities to ensure quality and expediency (i.e., “walk” units to ensure make-ready and work orders are completed)

Travel

• This position entails travel, estimated at 25-50% of work time annually. Travel may be required for property visits, conferences, training sessions, or other business-related activities.

Education & Experience

• Affordable housing experience which includes LIHTC
• Prior experience as a Regional Manager
• High School Diploma or Equivalent; Bachelor’s degree preferred or four years experience in the housing industry; or one to two years related experience and/or training; or equivalent combination of education and experience
• Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred
• Ability to understand and perform all on-site software functions; basic computer skills required
• Must have basic knowledge of Fair Housing Laws and OSHA requirements

The Regional Vice President (RVP) of Affordable Housing Operations oversees a portfolio of residential properties by leading and supporting Regional Managers and their teams. • Affordable Housing Accreditation (e.g., HCCP, HCP-E, COS, BOS, TCS, CPO) or other applicable designations in affordable programs is preferred, but not required
• Bachelor’s degree preferred; relevant experience in property management operations will be considered in place of formal education.
• Experience working as a Regional Manager in Multifamily Affordable Housing operations required, with a strong understanding of site-level operations, client engagement, and regional leadership.

Marketing Manager

As the Marketing Manager, you will play a pivotal role in providing unparalleled strategic marketing support and insight to a portfolio of properties, serving both our operational leadership team and our valued clients. In this role, you will collaborate closely with operational leadership to establish and execute effective marketing efforts and leverage your expertise to develop and implement innovative marketing plans, while continuously analyzing performance data to ensure efficiency and success. 

This is a remote role with on-site property travel estimated up to 30%.

Essential Duties & Responsibilities

• Works closely with operational leadership on maintaining successful property marketing efforts that supports overall leasing efforts of assigned portfolio.
• Responsible for leveraging centralized marketing team support, individual expertise, and preferred vendor partner services to develop and execute marketing plans and strategy for assigned portfolio.
• Responsible for analyzing ongoing leasing and marketing performance, as well as preparing and providing performance data reporting to operational leadership and clients.
• Responsible for recommending and overseeing the execution of long-term and short-term goals with timelines, benchmarks, and KPIs using data to drive decision making and recommendations.

• Creates additional marketing ideas and campaigns for prospects, resident referrals, resident events, etc. to increase social media presence and drive qualified traffic to the communities.
• Creates 30-60-90-day marketing action plans for properties not meeting occupancy goals.
• Confidence in presenting recommendations, ideas and strategies to operations and ownership in a way that illustrates pros, cons, risk, and reward.
  
• Travel Requirement: This position entails travel, estimated at 30% of work time annually. Travel may be required for property visits, conferences, training sessions, or other business-related activities.

Education & Experience

• Bachelor's degree in marketing, communications, or a related field preferred.
• Proven experience in marketing support or a similar role within multifamily property management.
• Strong written and verbal communication skills required.
• Knowledge of consumer/user digital experience required.
• Familiarity with online digital marketing platforms required.
• Proven organizational skills with the ability to multitask and prioritize effectively.
• Proven creative mindset with a keen eye for detail.
• Strong analytical and problem-solving abilities required.
• Ability to work independently as well as collaboratively in a team environment required.

Preferred

• 3+ years marketing experience within multifamily property management that directly supports marketing manager responsibilities; paid digital media, marketing strategy, data-driven decision making. 
• Experience with Property Management Software – Yardi, Onesite, Entrata.
• Experience with industry-related CRMs – Rent Dynamics, Knock.
