House Buyers of America is looking for a 100% remote Valuations Analyst (VA) who will be responsible for valuing prospective deals and determining a scope of work for properties we acquire.  The VA must be able to determine a reliable estimate of market value for prospective deals to be used by House Buyers of America in determining whether to acquire a residential property.  In addition to acquisitions, the VA must also be able to determine a reliable pricing strategy to sell properties that have been acquired by House Buyers.  

What you will be doing:

• You will be responsible for determining the pricing strategy to maximize ROI for all of the properties that we acquire and determining the turnaround times for dispositions
• You will partner with the Sales and Construction Departments regarding pricing decisions, budget and the scope of work for the overall construction strategy
• You will be responsible for valuing properties across the entire US and ensuring the accuracy of all valuations
• You will be responsible for meeting the turnaround objectives for all valuations and ensuring that properties do not sit too long on the market
• You will handle multiple priorities and deadlines
• You will do anything else necessary to help the company meet its goals

About You:

• You have 3 years minimum experience required in residential property valuations/underwriting
• You have an appraisal license or you have completed all appraisal coursework (preferred)
• You have a Bachelor’s degree (preferred)

The Real Estate Acquisition Consultant is responsible for buying homes for House Buyers of America. This person will follow up on leads, value houses, estimate repairs and close deals in addition to performing extensive due diligence on all acquisitions. This position is a remote role (does not report to an office everyday) however you will be responsible for conducting in person meetings with prospects/clients on a regular basis.

What you will do:

• Follow up on leads, value properties, analyze comps and acquire new homes
• Negotiate acquisitions and dispositions of properties
• Perform extensive due diligence on all acquisitions and prepare contracts for ratification
• Estimate repairs and determine ARV and As-Is value of properties
• Meet with homeowners to present offers on their properties
• Work with realtors, buyers, lenders and title during the closing process

About You:

• You have 4+ years of sales experience
• You have been consistently ranked within the top 10% of sales staff in previous roles
• You have great communication skills and computer skills (including Microsoft Office)
• You have proven experience in achieving and exceeding quotas through phone sales

What you will do:

• Ensure acquisitions are processed in a timely manner to ensure properties get on market quickly
• Act as a dedicated representative to customers throughout the settlement process
• Review and enter contracts/settlement statements and ensure they are entered into our CRM properly
• Manage relationships with title companies and ensure that all settlements are being processed timely
• Assist with property marketing including ordering professional pictures, generating online listings, and staging properties
• Partner with the construction department to ensure all projects are completed prior to listing

• Sign closing documents

Looking for a talented, high-energy Recruiter to assist in recruiting high-quality talent for our growing company. This is a part time role that is 100% remote!

What you will do:   

The Corporate Recruiter will primarily recruit the best talent in the market through multiple means including networking, screening resumes, cold calling, etc.  At times this role may involve managing outside agencies and additional HR responsibilities such as assisting with corporate training and employee development.

• Recruit candidates directly through multiple means: cold calling, networking, advertisements, job fairs, college campuses, and any other creative method to hire top talent. Continuous recruiting will be necessary at all times to ensure a continual pipeline of candidates in all departments to support future growth.
• Screen all candidates through HR system and maintain system daily to keep it up to date.
• Hire and manage search firms to recruit the best talent.
• Train all managers and executives on how to network for and recruit the best talent.
• Additional consulting responsibilities may include assisting in selection of new HR technology, corporate training and employee development, and compensation planning.
• Assist with updating HR policy.

 About you:

• Minimum 3-5 years of recruiting experience with a solid performance track record
• Strong preference for candidates with a mix of agency and in-house (corporate) recruiting experience.

House Buyers of America is looking for a Purchasing Manager who will be responsible for bidding, managing and negotiating all contracts for our home renovations. This person will oversee all aspects of purchasing including developing detailed scopes of work and recruiting new contractors/ vendors. This is a 100% remote role.

What you will do:

• Bid out and manage all contracts, submit invoices, track project budgets and work with Field Managers to ensure contractors are performing work per the contract
• Negotiate the lowest cost possible (national production builder pricing) and creatively source newer products to help lower costs and improve quality/ aesthetic appeal of our renovations
• Partner with senior management to determine spec levels
• Develop detailed scopes of work and budgets for each renovation job
• Manage, train and fire General contractors and subcontractors.
• Constantly recruit new contractors and vendor relationships through networking and cold calls. Ensure contractors are properly registered prior to starting jobs.

About you:

• You have 5+ years of purchasing experience with a major home builder and remodeling company
• You have excellent computer skills (including Microsoft Office)
• You have a Bachelor’s Degree or higher
• You understand and can speak some Spanish (nice to have)
