The Director of Maintenance (DOM) is responsible for overseeing and maintaining the upkeep of the building facilities and amenities according to brand standards while also contributing to resident satisfaction. The DOM leads a team of Maintenance Technicians and Porters while working side by side with the property management team to schedule unit turnovers, building inspections, work orders and all other maintenance needs.

This is a live-in position; the selected candidate will be required to reside on-site.

Responsibilities

Compliance

• Ensuring the facilities meets safety codes according to municipality and state requirements including but not limited to fire protection systems, waste, and recycling removal
• Elevators - manage and ensure third party vendor is maintaining systems per contractual requirements

Management

• Oversee porters & maintenance teams + schedules and ensure all job tasks and responsibilities are being completed up to expectations and timelines
• Process, track, and effectively submit department payroll on a biweekly basis
• Conduct regular building walk throughs and inspections with management, including all grounds and MEP equipment rooms
• Development a full understanding of the building blueprints and schematics
• Utilize asset tracking system, Entrata, to ensure maintenance team is completing work orders and maintenance requests timely to help drive resident satisfaction.
• Accurately utilize Make Ready Board in Entrata including schedules of pre-move out inspections and scheduled dates of work to be completed
• Ensure all move-in procedures including make ready and inspections are up to brand standards and expectations of resident experience
• Maintain all public spaces/amenity areas + back of house areas per Urby standards
• Ensure all maintenance service agreements are being scheduled accordingly with contractors (Landscaping, Generator, HVAC, etc.)
• Oversee all preparations for reopening and closing of pool including vendor contracts and FFE
• Acts as a liaison to ensure all commercial retail is abiding to all community guidelines related to repairs + maintenance
• On call availability in the event of all building related emergencies

Financial

• Ability to understand monthly finance reporting compared to budget and keep expenses in line with budget
• Work directly with General Manager and Area Director of Maintenance in managing capital expenditures
• Look for areas of opportunity to reduce expenses and supplies to increase efficiency of spends

Position Summary: 

The Field Engineer will serve as engineering support for our sales team assisting with construction management and after-sales field support. This role will require frequent travel to job sites throughout a specific territory but will be based at our sales office in Bala Cynwyd, PA. The position will include both field and office work.

Position will involve extensive formalized training plus work under a mentor, developing skills and gaining an understanding of CaptiveAire products, troubleshooting, and application engineering processes etc.

A Day in the Life: 

This position will encompass a wide variety of tasks where one day does not look exactly like the next. The projects our team handles are high in volume and unique from one another, spanning throughout the whole course of design, procurement, coordination, and post-sale support. 

Typical tasks include: 

• Estimated 50% to 75% of time spent in the field on job sites   
• Supporting installations and equipment start ups to ensure high quality outcomes and adherence to engineering principles
• Handling complex troubleshooting issues
• Customer service and coordination with all parties – CaptiveAire team, contractors, engineers, installers, CaptiveAire Service

Primary Job Responsibilities: 

• A combination of being in the field working on job sites and data analysis and remote troubleshooting using building management system (travel required)
• Product Support - Troubleshoot issues with existing and newly installed equipment in the field and provide immediate solutions
• Maintain expert level knowledge of all CaptiveAire products
• Work closely with engineering team, service team, local sales team and customers to help find best outcomes on installed jobs
• On site for construction trade coordination meetings and startups to ensure a good outcome
• Review and analyze data gathered from installed equipment in order to make product improvements, utilizing our CASLink remote monitoring system
• Use mechanical building design knowledge to review applications for customers and suggest improvements in operation
• Perform 3^rd party training for outside contractors on CaptiveAire products
• Provide reports to Regional Manager as well as other teams on customer feedback/challenges, quality, product improvements/issues

Required skills: 

• 0-5 yrs experience 
• 4 year technical degree in a mechanical, electrical, construction or science-oriented curriculum preferred 
• Hands on, technical internship/co-op experience is preferred 
• Must enjoy hands on product exposure
• HVAC and/or electrical experience strongly preferred
• Multi-tasking, problem solving and strong communication skills a must
• If not already completed, expectation of FE Exam completion in area of study for engineering graduates within 6 months of employment with CaptiveAire
• MUST BE A “GO GETTER”!
• Must be able to travel for training

$70k-$100k base, negotiable dependent on experience, with additional monthly bonus based on productivity and profits.
