About this Rental Operations Specialist role at Square One
We are looking for:
A detail-oriented and experienced Rental Operations Specialist to manage the tenant and leasing side of our property portfolio. You will serve as the main point of contact for tenants, manage lease agreements from start to finish, and ensure timely rent collection while delivering an excellent tenant experience.
What will you do:
- Tenant Relations: Serve as the primary point of contact for tenants, handling inquiries, concerns, and requests.
- Leasing Cycle: Manage the full leasing cycle: advertising vacancies, screening tenants, negotiating terms, and preparing lease agreements.
- Lease Compliance & Rent Collection: Monitor and manage lease agreements, ensuring compliance and timely rent collection.
- Move-In / Move-Out: Handle tenant onboarding and off-boarding, including move-in/move-out inspections and documentation.
- Renewals Tracking: Track lease renewals, expirations, and rent adjustments.
- Communications: Manage tenant communications regarding rent, lease terms, and property policies.
- Regulatory Compliance: Ensure compliance with local leasing and tenancy regulations.
- Cross-Team Collaboration: Collaborate with internal teams (Property Management, sales, accounting, and legal) to ensure smooth leasing operations and hand off maintenance requests appropriately.
Requirements
Must Have's:
- Relevant Experience: Prior experience in leasing, rental operations, real estate, or a related field.
- Regulatory Knowledge: Solid understanding of leasing procedures, tenancy regulations, and rent collection practices.
- Communication & Negotiation: Strong communication and negotiation skills.
- Portfolio Management: Ability to manage multiple leases and tenant relationships in a dynamic environment.
- Software Proficiency: Proficiency in property management software and Microsoft Office.
- Language Skills: Fluent in English and Greek.
- Mobility: Valid driver's license and flexibility to travel between sites.
