LotusWorks is seeking a detail-oriented Operations and Maintenance Technician to support the daily operation, maintenance, and preservation of mechanical facility systems within a high-tech semiconductor manufacturing facility. This role is essential in ensuring critical facility infrastructure and utility systems remain reliable, safe, and compliant with operational standards. The ideal candidate will have a strong mechanical aptitude, an interest in facilities operations, and the ability to collaborate closely with engineers and vendors in a fast-paced mission-critical environment.

Responsibilities:

  • Perform preventive and corrective maintenance on mechanical facility systems and central utility infrastructure in accordance with client maintenance programs and operational procedures.
  • Support the daily operation of mechanical facility systems that provide critical utilities for semiconductor manufacturing.
  • Conduct preservation activities on non-operating mechanical facility systems to maintain equipment readiness and integrity during construction and commissioning.
  • Complete safe state verification and signoff for non-operating facility systems prior to preservation or maintenance activities.
  • Perform routine inspections, rounds, and operational readings on mechanical facility equipment and utility systems to verify proper performance and identify potential issues.
  • Respond to facility system alarms, equipment shutdowns, and operational issues, troubleshooting and escalating concerns to facilities engineering teams as required.
  • Create and maintain documentation for facility assets, maintenance activities, and equipment records within the client's maintenance management system.
  • Collaborate with facilities engineers, operations personnel, and vendors to support maintenance planning, equipment preservation, and system reliability.
  • Escalate vendor-required preservation activities to Facilities Construction Engineering (FCE) and Facilities Field Operations (FFO) teams as required.
  • Any other duties or responsibilities that may be assigned to you in your role.

Skills Required:

  • Entry-level candidates with internship, co-op, or hands-on experience in mechanical facilities operations, facilities maintenance, or central utility systems are encouraged to apply.
  • Knowledge of mechanical facility infrastructure such as HVAC, chilled water systems, cooling water, pumps, compressed air, vacuum systems, and other building and process utility systems.
  • Familiarity with preventive maintenance, corrective maintenance, equipment preservation, and the operation of critical facility systems supporting semiconductor manufacturing.
  • Ability to perform routine inspections, equipment rounds, operational readings, and basic troubleshooting of mechanical facility systems.
  • Ability to interpret technical procedures, maintenance documentation, and operational guidelines.
  • Experience documenting maintenance activities and updating work orders within a computerized maintenance management system (CMMS) or similar maintenance platform is preferred.
  • Strong problem-solving, communication, and teamwork skills with the ability to collaborate effectively with facilities engineers, operations personnel, and vendors.
  • Experience working within a semiconductor or other mission-critical facility is preferred.

Education / Licenses / Certifications:

  • High School Diploma or equivalent, required.
  • Associate's or Bachelor's degree in Mechanical Engineering, Facilities Engineering, Engineering Technology, or a related field preferred.
  • Relevant technical certifications (HVAC, electrical, or mechanical systems) are an advantage.
  • Proof of education, licenses, and certifications will be required where applicable.

Schedule: 06:00AM - 6:30PM, Thursday through Saturday and every other Wednesday
