About this Associate – Asset Management (Residential/Commercial) role at Aldar

JOB PURPOSE
Support residential/commercial asset performance through analysis, reporting and execution support.
Monitor NOI, occupancy, leasing and asset performance against approved targets.
Support asset enhancement, commercialization and value-creation initiatives.
Leverage AI, analytics and market insights to strengthen asset-level analysis and decision support.
ROLES AND RESPONSIBILITIES
Asset Performance & Analysis
Monitor asset performance across NOI, occupancy, rental growth and key operational KPIs.
Prepare asset performance reports, dashboards and variance analysis to support management decisions.
Identify performance gaps and provide analysis to support corrective and value-enhancement actions.
Maintain accurate asset-level financial, operational and performance data.
Leasing & Commercial Support
Track leasing activity, renewals, expiries, occupancy, pricing and tenant/customer trends.
Conduct market research and benchmarking on rents, occupancy, supply, pricing and competitor performance.
Support analysis of commercialization and ancillary revenue opportunities.
Provide analytical inputs to leasing, pricing and retention decisions.
Asset Enhancement & Value Creation
Support enhancement and repositioning initiatives, tracking delivery, CAPEX and performance against business cases.
Assist in preparing financial and commercial analysis for enhancement and value-creation initiatives.
Monitor realized outcomes against approved investment assumptions and targets.
Support analysis for hold, enhance, reposition or exit recommendations.
Operational & Partner Coordination
Monitor property/facility managers and external operators against agreed performance and service KPIs.
Support coordination of operational issues, asset requirements and performance improvement actions.
Assist with JV, governance and relevant asset documentation and reporting.
Support compliance, ESG and sustainability data requirements across assigned assets.
Analytics, AI & Decision Support
Use AI and advanced analytics to enhance asset analysis, reporting, forecasting and market intelligence.
Develop asset-level insights and recommendations for the Director/Associate Director – Asset Management.
Support benchmarking and trend analysis to identify risks and value-creation opportunities.
Collaborate with Investment & Capital Planning and Portfolio Performance & Intelligence on data and reporting.
RELATED YEARS OF EXPERIENCE
Min. 2+ years in real estate, property management, investment banking or a related analytical role.
FIELD OF EXPERIENCE
Real estate, property management, investment analysis.
TECHNICAL AND INTERPERSONAL SKILLS
Strong analytical and quantitative skills; advanced Excel.
PowerPoint proficiency for executive presentations.
Financial modeling fundamentals.
Research, data compilation and benchmarking skills.
Strong written and verbal communication.
Ability to coordinate across multiple internal teams.
Application of AI and analytics to asset performance, forecasting and decision support.
QUALIFICATION
Bachelor's in Engineering, Finance, Economics, Real Estate or related. MBA or CFA progress advantageous.
